Come back in to see what you won with our No Peeking! Fermin’s Story Let me share with you a story about a friend of ours. His name is Fermin and he grew up in Launion, a small town in El Salvador. He came here to America at the age of 18 (now 36) with nothing and not speaking any English. Fermin had dreams and a strong desire to succeed in our great country. Andy and I met him when he was looking for a $10,000 invetment property. After his regular job, Fermin did handy-man work and eventually was able to pay cash. Fermin’s goal was to live in it,rehab and rent the property. We found him the right property. Even while working a full time job, Fermin purchased his second property while he was rehabing the first. We helped him to find a tenant. Using the same formula He was able to buy 5 proprties, two of them with his sister. Along the way we became good friends and have learned to appreciate Fermin’s work ethic, the quality of his work, and getting things done fast . In fact he was a big help with two Rehab properties we did in Hampden and Canton. A handsome $2,500 deck and refinishd floors – shinned like a mirror-- added $14,000 to the sales price of the one in Hampden. Then Fermin, his girl friend, and his son painted an entire 3 bedroom house in Canton in a day—beautiful ! I guess you can tell we have a special affinity for Fermin. Mainly because he is the epitome of a hard working (legal) Immigrant. If you have been getting The Nelson Team Letter for awhile you know my parents migrated here from the Ukraine and Germany. As you know I am so proud of their story. Fermin’s Journey To America El Salvador, a small country in Central America, has a tropical climate, hot all year round along the coast of the Pacific Ocean. The real difference between the seasons is found in rainfall and humidity: the rainy season, from late April to October, is definitely muggy. Rainfall occurs mainly as downpour or thunderstorm in the afternoon, so that the amount of sunshine hours, which is great in the dry months, remains acceptable even during the rainy season. In the capital San Salvador 68 inches of rain per year fall. Fermin grew up in a big family. He had a older brother & sister and also one younger brother. Fermin’s father had a strong influence on him growing up. He taught him carpentry, how to work with concrete, and most importantly the value of hard work. Often houses build in El Salvador were built with concrete walls. Salvadoran families and their homes are vulnerable to threats such as earthquakes, volcanic eruptions, hurricanes and floods. Fermin says,”My dad would love to work with me fixing houses, he was my inspiration.” However El Salvador didn't have a lot of opportunities for Fermin. El Salvador is the smallest and the most densely populated country in Central America. The housing shortage affects more than 944,000 families and continues to grow as the population increases. That statistic means that 6 out of 10 families live in inadequate housing. With approximately 31.9% of the population living in relative or extreme poverty, many families do not have access to financing to improve their homes. In addition, a 12-year civil war resulted in the loss of some 75,000 lives and the displacement of many families. Decades later, complications with land legalization limit access to adequate housing. In addition, social violence is prompting many families to leave their homes and communities. Fermin had friends that went to the United States and then shared with him great opportunities in the USA. He had dreams of making a better life for himself and in the future sending money home to his family. So, Fermin started his journey to Glenbury, Texas where he was a migrant worker . He did manual labor, nothing skilled. Then Fermin made his way to Maryland and met up with a guy named Robert Dunne. Who not only taught him American style carpentry but also the Fire Protect ion Business. More importantly Robert Dunne, after witnessing Fermin’s values, has been a mentor to Fermin—He taught him to speak English ! Fermin has a sixteen year-old son with his girl friend Marguerite whom he met here in Maryland. They both help him with the houses. Fermin started buying houses because he knew that that was the way to financial independence. Like his dad, Fermin likes to make what ever is not right—Right ! He like to see the “before and after” when he rehabs a house.He also does carpentry and small jobs on the side, like for Andy and I. Fermin came from a loving family and from a country that didn't have a whole lot of economic opportunities. As I said in the beginning of this story, Fermin came here with nothing, no English, no formal education but had a dream. What’s next ? He says,”Eventually I want to own a house in the Country, no mortgage --free and clear.” I believe he Will. Unethical Real Estate Methods Exposed Ten-year-old Emma Hemphill of Lewisville, North Carolina, packed 110 Operation Christmas Child shoebox gifts in six weeks. Emma celebrates packing 110 shoeboxes! “We are praying that every child who receives a box will come to know Jesus,” her mom, Maegan, said. Emma Hemphill, 10, is like a lot of girls her age: her favorite color is blue and she likes to ride her bike, go to the park, and swim. But like only three in a million children her age, she has Ewing’s sarcoma—a rare form of bone cancer. Diagnosed on October 3, 2016, Emma was immediately hospitalized and spent all but five days of that first month receiving chemotherapy. When friends from River Oaks Community Church in Clemmons, North Carolina, visited her in the hospital and asked what they could bring her, Emma said she wanted items to put in Operation Christmas Child shoeboxes. People brought toys, schools supplies, and hygiene items to her room on the ninth floor of Brenner Children’s Hospital in Winston-Salem so she could do just that. “It helped to pass the time,” Emma said. But that wasn’t the only reason why I did it. “I love packing them. It’s just a lot of fun for me. It makes me feel really good inside. I love helping others,” she said. She filled 110 shoebox gifts in the six weeks between Emma Hemphill hugs a sample of the donated her diagnosis and homemade teddy bears she packed in her National Collection Operation Christmas Child shoeboxes. Week, the third week in November. ‘I Just Wanted Them All to Know and Love Jesus’ The shoebox items came from friends, donation boxes set up at her sisters’ schools, and a couple trips to the store as a family. When Emma was able to be at home, their living room became shoebox-packing central.
