Our charity, Newground Together, is
providing grant funding for initiatives
which help improve communities
and the lives of our residents.
Successful projects showing what
can be achieved are frequently
featured in your magazine.
If you have a project you would like to get off the ground and need
help to apply for Newground’s funding, we’re running a training
course to show you how (see page 13 for more details).
Also in this edition you can find out more about the new Credit
Union Development Workers. These workers can help you with any
debt problems and to find low cost loans. Joining a Credit Union
can also be a good way to manage your money.

‘STAR’ Survey
Over the last month, you may have received a STAR survey (Survey
of Tenants and Residents) from a market research company called
MEL Research who are conducting research with you on our behalf.
This is a special survey that housing associations carry out to
compare performance with each other. It’s important for us to find
out what you like or don’t like about what we do, so that we can offer
brilliant services – and the survey helps us with that.
We also use the information to develop your neighbourhood plans
that allow us to improve where you live.
We really want to hear from you, so please fill in your survey
straight away and you will be entered into a prize draw to be in
with a chance to win a cash prize.

The young carpenter, who

out the news following a talent
spotting match earlier this year.
The Barlow family have
produced several rugby league
stars including Uncles Mark,
who plays for Wakefield Trinity
Wildcats, and Peter, of Batley
Bulldogs - and Brett is hoping
to follow in their footsteps.
He added: “The game runs in
my family so it’s my dream
to turn professional one day.

Improving our
services together
Our involved residents
are helping to change
and improve the way we
work and the services we
deliver... for the better.

number of projects, one of which
looked at our preferred suppliers
and agreed a new improved menu
of products we use across the
Group when carrying out general
repairs and improvement work in
your homes. They tried and tested
a variety of products including
types of boilers, bathroom suites,
kitchens and light fittings and
decided on a standard range of
products.
• 2 bed house or flat - £400
This now means that we can buy
them in larger quantities and get
them for a competitive price. It will
also speed up the repairs process.
The new range of products will be
reviewed every 6 months to make
sure they are proving to be a hit
and they can be changed if not.
Decoration allowance
Another important project our
residents have helped us with is the
review of the decoration allowance,
which has resulted in a change
to the amount of money you may
be entitled to following major

The new allowance amounts are
up to:
• 3 bed house or flat - £450
• 1 bed house or flat - £350
(A reduction of £50 is made where
the property has no stairs)
All payments of the decoration
allowance will be made by BACS
into your bank or credit union
account. If only one or two rooms
need decorating, you may be
offered an allowance of £60 per
room following approval by your
Tenant Liaison Officer or Surveyor.
Residents who claim the state
pension or high rate disability
allowance will be offered a full
decorating service instead of an
allowance.

the both of these projects.
Tougher approach for
tenants who cause damage
A rechargeable repair is where
we have to carry out a repair due
to damage caused by you or
another person at your property,
whether this is caused deliberately
or accidentally due to misuse
or abuse, it is something you
will have to pay for. We will also
recharge you if you have carried
out improvements or modifications
to your home without getting our
permission first. If we have to
recharge for any wilful damage or
neglect, this will stay on your file
and could affect you being able to
get another home from us in the
future.
You will also be charged for
unnecessary costs such as legal
costs, for example, where we have
to go to Court due to not being
allowed access to your home to
complete repairs or to carry out an
annual gas service.
REMEMBER
We may need to call you about
your repair appointment and to let
you know when one of our team is
on the way. If you do change your
phone number, please call your
Customer Service Centre who will
make sure your contact details are
up-to-date.

found in hot and cold
water systems, and ponds:

• Store the hot water at
between 50ºC to 60ºC.

are away from your home for
over a week, you should run
the hot water for ten minutes
before using it.

• Make sure you flush out
the hose and head at arm’s
length on the hottest setting
available, making as little spray
as possible.
• Keep your shower head clean
and disinfect the hose every 3

Outdoor taps
• Run outdoor taps for at least
two minutes before using.

Key Facts
What is Universal Credit?
Universal Credit (UC) provides
both in and out of work support
for working-age people. It was
introduced to simplify the benefit
system and increase work
incentives for those who are
unemployed, working part-time or
on a low income.
What will be included in
the payment?
You will receive one monthly lump
sum payment direct to you, and
this will include:
• the standard allowance
(Income Support, Jobseeker’s
Allowance, Employment and
Support Allowance, Working
Tax Credit)
• an amount for responsibility
for children and young people
(Child Tax Credit)
• an amount for housing
(Housing Benefit)
• an amount for other particular
needs and circumstances
(Disability Living Allowance/
Personal Independence
Payment)
If you claim UC you may also be
entitled to budgeting advances,
free prescriptions and dental

When will it affect you?
All new claims for people who are
looking for work will now claim UC.
If you are already claiming benefits,
you could be changed to UC as
early as 2016. You will get a letter
with instructions on how to make
your claim. You will need an up
to date rent statement to go with
your claim. If you need us to send
you a copy of your rent statement,
please let us know that it is for
your UC claim.
We need to know if there are any
changes to your circumstances,
and you will also need to tell
the Department for Work and
Pensions. Failure to do so could
lead to you having to pay any
overpayments back.
Changes in circumstances include:
• If any of your children leave
school or home.
• If anyone moves into or out of
your home, including lodgers
and subtenants.
• If your income or the income of
anyone living with you changes,
including benefits.
• If you have a child.
• If you or anyone living with you
becomes a student; starts a

Building
team spirit
Apprentices from across the Group got together
at Crowden Activity Centre in the Derbyshire Peak
District recently to work on their team building
skills as part of their training.
The three day event moved them all out of their comfort zones as
they took part in various outdoor tests such as abseiling, caving and
raft building.
Christine Eccles, Senior Skills and Enterprise Officer, said: “We
take the apprentices out of their workplace into a totally different
environment to help them develop their skills in team working. It also
means they can meet and work with other apprentices from different
areas of the business.”
Joe Hayes, Apprentice Fencer, said: “I’m up for a challenge and
was the first to fall overboard! We all had a great time and found
inner strength that we didn’t know we had.”

My day
at the
Homes for
Britain Rally
I was there as a Board member, along with fellow Board
members and Together Housing staff, and although it
was my first ‘Rally’ I felt very involved from the outset.
We were all there together, for the
same reasons – to support the
Homes for Britain Campaign and
end the housing crisis within a
generation.
I was immediately made to feel
very welcome, my input was
listened to (although somewhat
distorted by the fact that we were
going to listen to 5 politicians of
the main parties, not something
I was used to in my normal life!)
and as we walked through the
streets on our way to Central Hall,
past the Houses of Parliament
I was amazed at the feeling of
unity, no matter who we were,
from whatever walk of life we had
come from, we were there to
make a point and we did just that,
in total unison, in total strength of
numbers.
We will not know what impact
we really had on the day, we
won’t find out for sure whether
the politicians present really did

Residents from Green Vale
Homes Greenbrook House
Whitworth held a Strollathon
on 25th July to get tenants
up and active by walking or
wheeling themselves around
the block to raise money for a
local charity.
The after party included a
BBQ and various stalls selling
candles, jewellery and knitted
items.
The Colne Horticultural Society celebrated
its 100th Anniversary show at North Valley
Community Centre in Colne.
The show was a great success with competitors from all over
Yorkshire and Lancashire; refreshments were provided by North
Valley Residents Association.
Mrs Amanda Leighton of Gledstone Gardens, East Marton, and
MP for Pendle, Andrew Stephenson, presented certificates and
rosettes to the youth club children who entered the daffodil show.
Fruit Trees for Shadsworth
Twin Valley Homes has been planting fruit trees along
the main bus routes in Shadsworth. In the not too
distant future, we will have beautiful blossom and fruit
as well as vibrant reds and yellows of the witch hazel in
the winter months.
The idea came from Neighbourhood Officer, Jason Harrison, who
applied for funding for the fruit trees from our Making a Difference
Fund. He has willing team members and big plans to plant and grow
throughout the summer months.

comes true
Oswaldtwistle schoolboy
David Reid’s dream has
come true as the new
£100,000 West End play
area was officially opened.
Three years ago, David, then
11, was so appalled by the state
of the play park on Blackburn
Road that he wrote to his local
councillors to complain and all his
hard work has paid off.
The new play area, funded by
the Lancashire Environmental

Fund, Oswaldtwistle Area Council,
Newground Together and the
Windfall Fund among others,
will feature new play equipment
chosen by local children and
flowers planted by pupils from
West End Primary and St
Andrews Primary schools.
Peter Jordan, Director at

“This project was brought about
because of David’s drive and
determination and he should be
very proud of what he’s been able
to achieve.
The new play area will bring
pleasure to the children of the
town, and we’re delighted to have
played a part in this project.”

life of Michael McCabe, a Green Vale resident.

Michael, 42, who was diagnosed
with a heart murmur as a child,
underwent a heart bypass at 19
and later suffered a stroke. Stuck
at home because he was too
frightened to go out on his own,
Michael felt lonely and isolated.
He decided to give the workshop
a go as a way to “get out of the
house and meet new people” and
get fitter.
Michael said: “I
struggled at
first. My heart rate shot up but
after six weeks of gentle training,
I feel so much better - and I’ve
even lost some weight and feel
more confident. My goal now is
to complete the Manchester to
Blackpool charity bike ride.”

and recycled furniture for
less than £720 – proving

needn’t cost a fortune.
The two-bedroom apartment
in Bowland House, Larkhill
has been furnished with a
new double bed, reclaimed
two-seater sofas, six-seater
dining table, recycled bedroom
furniture set, reconditioned
electric oven and an upcycled
side board all from our ReUse
Together centre.
