Official Plan:
The subject lands are designated “Low Density Residential” by in-effect
OPA #210 (Thornhill Community Plan), as amended by OPA #589. The
subject lands are also designated “Low-Rise Residential” by the new City
of Vaughan Official Plan 2010, which is subject to approval from the
Ontario Municipal Board. The proposal conforms to the policies of the
Official Plan.
Comments:
In 2004, Vaughan Council directed the Development Planning
Department to review lot coverage standards in R1V Old Village
Residential Zones. Development Planning prepared a report comparing
the lot coverage standards in Vaughan with other surrounding
municipalities.
The Development Planning Department and Committee of Adjustment
have supported a maximum of 23% lot coverage for two-storey dwellings.
Exceptions where greater lot coverage have been supported is if a
covered, unenclosed porch is included in the total lot coverage
calculation.
The proposed maximum lot coverage is 26.61% (22.98% for the
proposed dwelling and 3.63% for the covered and unenclosed porches).
Therefore, the dwelling is within the maximum allowable lot coverage of
23%, and the additional lot coverage is associated with two covered and
unenclosed porches. As the dwelling meets the character and scale of
the Old Thornhill residential neighbourhood, the Development Planning
Department has no concern with the proposed coverage and building
height of 9.92 m.
Accordingly, the Development Planning Department is of the opinion that
the proposal is minor in nature, meets the intent of the Zoning By-law,
and is desirable for the appropriate development of the land.
Recommendation:
The Development Planning Department supports Minor Variance
Application A025/14.

metres.
2. If this application is approved it will be “in accordance with the sketches attached”
therefore the front elevation depicted in this application must match the subsequent
building permit application for the new structure in order for the decision to be valid.

PowerStream has received and reviewed the proposed Variance Application. This review, however, does not imply any approval of the
project or plan.
All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing
overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced.
In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing
overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible
for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the
safe limits of approach can be established.
In the event construction is completed, and the clearance between the constructed structure and the adjacent existing overhead and
underground electrical distribution system violates the any of applicable standards, acts or codes referenced, the customer will be
responsible for 100% of PowerStream’s cost for any relocation work.
