Profile
E.g.
110mm,brick you would select a frame with a throat size = 114mm for wrap around
140mm block work, you would select a 145mm throat size
190mm block work, you would select a 193mm throat size

Fixing
Method
Please When ordering frames for partition stud walls, you must allow for the stud
thickness and plasterboard thickness.
Note:
A stud wall with 10mm plasterboard either side and a 70mm stud would

give you a wall thickness of 90mm - You would select our N93 profile
which has a throat size of 93mm.
New masonry walls = Wire ties
E.g.
Existing masonry walls = Diabolo fixings
Stud walls = stud clips, strap fixings or Counter sunk holes. When
ordering stud clips you must specify plasterboard thickness,

Rebate
Size
The rebate size is determined by the door thickness,

Handing
When determining the door handing of a door frame, pull the door open towards you and which
ever side the hinges are on is the handing.
Hinge Type
Specify - Quantity, Type, Finish or prep only hinges by others
If unsure, refer to page 4 for diagrams of handing.

Frames are supplied standard with 2 x Zinc Plated 2.5mm Butt screw fixed hinges.
External doors, solid core doors & steel doors generally have 3 hinges or even more depending
on size and weight of the door.

Assembly
Method
Metal door frames can be supplied in 3 options:
Option 1 - Knockdown form - Slot and lugged mechanically jointed for on site assembly.
Option 2 - Welded, Dressed & Primed - Factory Welding, Dress and shop primed with grey
zinc phosphate primer or grey etch primer for galvabond frames.
Option 3 - Saw Mitred - Assembly and weld, dress & Priming by others.

Before we can commence with the manufacture of your fire doors, we will require the following information.
Note: We recommend, that all door openings are site measured prior to ordering.

FIRE DOOR INSTALLATION GUIDE
FOR ALL ENQUIRIES CONTACT US
BCA (Building Code of Australia) requires that all Fire Doors, be installed in accordance with the Australian
Standard AS/NZS 1905.1.2005
It is also a requirement in Queensland that a BSA licensed person or company installs and certifies fire door sets
Refer below for key points to ensure that doors are installed correctly:
* Fire rated door frames must be installed to tested prototype specifications.
* The sill of the opening shall be of concrete or other non-combustible material.
* Clearances between door and frame at the head and the stiles are to be generally no more than 3mm.
The clearance between the finished floor level to the bottom of the door should not exceed
10mm. If it is not practical to adhere to these tolerances please refer to your representative before proceeding.
* All door hardware (locks, closers etc.) fitted to fire doors must be tested and approved.
If in doubt check with your A.A.F.D. representative.
* A maximum of 6mm can be trimmed from all edges. If more is required a special sized door should be ordered.
* Special attention should be taken to ensure that door is hung the correct way. E Core fire doors contain reinforcing
plates specially prepared within the door to accept hinges, lock and door closer.
The doors are stamped at the top hinge stile with the words “top hinge” and the fire rating of the door.
* We recommend the use of 35mm x 4.91mm (10# gauge) self tapping screws for fixing the closer and the hinges
to the door leaf. A pilot hole of 4mm (5/32”) must be prepared in the door prior to screws being fastened.
* When using knob handles with approved locksets a minimum 127mm back set is required.
* On completion of installation, all fire door sets must have prescribed metal tags affixed & certified
to AS 1905.1 2005, Certification is not included in the sale price of fire doors.

Please note: These are minimum recommendations only for side hung hinged doors. For further information on
special doors e.g. Sliding Fire Doors, Two Way Swing Doors etc, please contact our sales team on (07) 3888 5911.
Failure to comply with the above, may result in the fire door being non-compliant and therefore certification can not
be issued, warranty may also be void.
Important Information:
State Legislation , Building Regulations and Occupational Health and Safety Regulations require building
owners to maintain the fire doors in their buildings in good operating condition.
Australian Standard AS1851:2005, sets out the minimum requirements for the regular maintenance of fire doors.
* Inspection Programs, Every 6 or 12 months from date of certification by a licensed QBSA company or individual.
AS 1851.2005 stipulates that the fire doors must be regularly inspected and the log book & schedule of evidence
must be kept up to date and that prior to the commencement of each inspection the owner or
occupier shall furnish the inspector with the log book / schedule of evidence.
The building owner has a duty of care to ensure that the lives of the building occupants and the property within the
building is protected. Failure to maintain safety equipment is a breach of duty of care and the law in Queensland.

assist building owners meet the requirements of the various regulations.

Description
Australian Architectural Fire Doors Lift Motor Room Hatch systems are designed to provide flexibility and
strength while also providing a fire rating of up to two hours.
Australian Architectural Fire Doors Lift Motor Room Hatches consist of a steel frame supporting a hinged
load bearing, steel chequer plate. Safety gates and bar to hold open cover plates are provided.
To fire rate the hatch, a ply-faced 75mm E-Core panel (fitted with handles) is laid into steel frame work.
Application
The Australian Architectural Fire Doors Lift Motor Room Hatch system is suitable for installation in new
and existing buildings where access to lift motor is required.
Specification
Lift motor room hatches shall be fire protected using Australian Architectural Fire Doors fire rated lift motor
room hatch system. The system is to be approved to AS 1530.4 and will meet BCA requirements.
Installation
The Lift Motor Room Hatch system is complete ready to drop into slab with all frame work, gates and rails

About the Sliding Fire Door
Resistance to spread of fire by compartmentisation of buildings is a long established international
practice and appropriate methods are extensively prescribed in Australian Building Regulations.
a commitment toward research and development and sensitivity to market demands has resulted
in an extensive range of sliding door test approvals and sliding door styles. Sliding fire doors
have been approved to AS 1530 Part 4 to suit the maximum Fire Resistance Level requirements of the
Australian Building Regulations.
AAFD Sliding Fire Doors are designed to be used where maximum opening sizes are required for the
movement of plant or equipment, or where the use of conventional side hung doors is impractical due
to limited space. The internal Core board construction gives sliding fire doors new slim line and light
weight qualities that have never before been seen in such fire door constructions. AAFD Horizontally
Sliding Fire Doors are specified for a large range of industrial and commercial buildings. Sliding fire doors
are generally specified for applications in factories, warehouses, car parks, shopping complexes,
hospitals, schools and institutions. AAFD fire doors are produced from natural and environmentally
friendly materials resulting in a one piece Core that is asbestos and mineral fibre free.
Sliding Doorset Selection
An AAFD sliding door system selected for the application at hand is dependent on the size of the opening to be
covered and the available side room around the opening.
The different sliding door configurations available are listed below:

Fire rated window systems
The Glaze is a 5 mm thick clear glass that is used for fire and smoke protection of windows in buildings.
Based on the standard fire resistant test, the Glaze can retain integrity for more than 240 minutes to
temperatures up to 1100 degrees Celsius, therefore effectively stopping fire and smoke spreading,
enabling occupants enough time to evacuate the building.
It also offers protection for fire fighters carrying out search and rescue and fire fighting operations.

Safety Classification
The Glaze can be upgraded to a safety classification of Grade A to conform to AS/NZS 2208:1996 for safety
glazing materials in buildings meeting DTS provisions of BCA96 for glazed assemblies.
This provides increased protection from flying glass and better protection from windstorms and blasts.
Other benefits include blocking of harmful UV light, reduction in glare and fading of interior
furnishings and it also deters smash and grab burglaries.
Maintenance
The Glaze fire-rated glass and window systems should be inspected routinely to ensure there are no cracks,
foreign materials such as stickers, notices, etc affixed to the glass or frame and the frame is not under any
undue stress.

WARRANTY
METAL DOOR FRAME WARRANTY
All frames supplied by Australian Architectural Fire Doors( AAFD), shall be supplied upon the following terms and conditions that are to be read in conjunction with AAFD’s standard
terms and conditions. No subsequent order, contract, correspondence or communication will vary these Terms & Conditions unless such variations are acknowledged in writing by
Australian Architectural Fire Doors .
Australian Architectural Fire Doors Warrants:
1. Those goods specified in the Schedule, for a period of one (1) year as from the date of transfer of risk, to be free from defects in material and workmanship which would render
them unserviceable or unfit for normal use or for any use specified by the purchaser as a condition of its order prior to manufacture.
2. To the extent permitted by the law or the express provision of any statute or otherwise hereby expressly excluded and in respect warranties that cannot be so excluded, these
terms and conditions shall be read such that those statutory warranties are read as being in additional to the warranties hereby given.
3. Subject to Clause 2, the warranty in Clause 1 shall be read subject to the following matters being excluded as defects:
3.1 frames not accorded reasonable treatment by the customer.
3.2 damage or defects arising out of, or in connection with, shipment or storage after frames leave the control of Australian Architectural Fire Doors Queensland (i.e.
delivered to site or handed over to a carrier). Frames must be inspected by the customer for visible defects immediately upon delivery.
3.3 Claims for non conforming deliveries (incomplete defective or incorrectly supplied) will only be considered if made within 3 working days of receipt or delivery of
frames. All delivery checks are the responsibility of the customer
3.4 Under NO Circumstance will AAFD be liable if frames are installed before checking that they are supplied correctly and free from defects.
3.5 Factory priming is only to protect frames in transport and general handling it is the responsibility of the customer to immediately on delivery of all frames apply 2
coats of Compatible sealing priming to ensure corrosion or the like does not occur.
3.6 It is the responsibility of the builder to ensure that the frames are installed plumb and square and suitably anchored using fixing plates or fixing clips where provided.
3.7 The storage and security of frames either in a storage area or storage facility is the responsibility of the builder.
3.8 Stainless steel hinges are required to be maintained every 2 months to ensure prevention of tarnishing and corrosion. If not carried out warranty will not be

3.1 Variations in geometry of doors, unless not in accordance with AS26881984 for squareness and flatness.
3.2 Natural variations in the colour and texture of timber.
3.3 Variations in veneered plywood finishes, unless not in accordance with
AS2270-1979 or AS2271-1979
3.4 Normal show through of internal and core components (Note: it is not
recommended to use high gloss finishes on doors where reflected light
may exaggerate show through.)
3.5 Doors not accorded reasonable treatment by the customer, including
failure by customer to store flat or hang in dry buildings including moist
or freshly plastered areas where the moisture content of the door skins
and door components may increase abnormally and cause warping.
3.6 Failure by the customer to ensure that the doors:
A. Immediately after fitting and prior to hanging (including top and bottom
edges) have received two (2) coats of paint, varnish or sealer so as to
prevent absorption of moisture and damage to doors.
B. Have been painted with a preparation suitable to eliminate damage
caused by exposure to natural or induced elements.
C. Have received proper exterior finishes for exterior doors and
depending on the degree of exposure and additional protection by
flashing and weather-stripping on the top and bottom edges.
D. Where doors are exposed to direct sunlight the door surface has been
finished with light reflective colours.
E. Claims for non conforming deliveries (incomplete defective or
incorrectly supplied) will only be considered if made within 3 working
days of receipt or delivery of doors. All delivery checks are the
responsibility of the customer
F. Under NO Circumstance will Australian Architectural Fire Doors be
liable if doors are installed before checking that doors are supplied
correctly and free from defects.
3.7 Experience has demonstrated that when warp occurs after delivery, it
is usually due to improper storage or adverse moisture conditions prior
to or after hanging, not due to faulty manufacture. Australian
Architectural Fire Doors will accept no responsibility for
The development of warp if:
A. The moisture content of the door falls below 12% or exceeds 18%
B. Doors with face veneers of differing materials or timber species
C. Doors that are improperly installed or which do not swing freely
D. External doors painted with dark colours
E. Doors installed in air conditioned areas or with abnormal
temperature differentials from one face to the other
F. Doors that have been leant against walls prior to hanging
G. Doors that are fitted with bolection mouldings that have been
installed by others or differ from the tested prototype
H. Doors installed in frame out of square or untrue
I. Wedging of doors
3.8 Australian Architectural Fire Doors does not extend any guarantee
against warping for 35 & 40mm thick doors which are greater in height
than 2100mm or wider than 900mm.
3.9 Due to moisture characteristics of M.D.F. it is recommended that the
additional care be taken in the storage and handling of these doors to
prevent moisture damage to the face of the M.D.F., or warping. The
doors should be stored flat on at least three timbers in a dry room.
4.0 Whilst our price may include external edge strips, this type of door
construction has inherent issues beyond the control of the
manufacturer i.e. cracking at the edge strip. For this reason, should
cracking occur AAFD will not be held responsible.
4.1 Damage or defects arising out of or in connection with the shipment or
storage, after doors leave the control of Australian Architectural Fire
Doors (i.e. delivered to site or handed over to the carrier). Doors must
be inspected by the customer for visible defects immediately upon
transfer of risk.
4.2 Fire doors must be installed in accordance with AS1905.1-1997., and
maintained in accordance with AS1851.7-1994.
4.3 Unless otherwise indicated all fire doors are supplied un-primed. No
allowance made for signage with the BSA Page D-27 Amendment
D2.23 for fire doors.
4.4 Australian Architectural Fire Doors does not accept responsibility for
the protection of doors nor will AAFD be responsible for the protection
of doors once installed into frames.
4.5 Door installations are to be signed of using the Australian Architectural
Fire Doors QA door installation sign off sheet as completed and
accepted. Returning to an installation will constitute a variation.
GENERAL PRODUCTS WARRANTY
All Products supplied by Australian Architectural Fire Doors Queensland, shall be supplied upon the following terms and conditions that are to be read in conjunction with AAFD's
standard terms and conditions. No subsequent order, contract, correspondence or communication will vary these Terms & Conditions unless such variations are acknowledged in
writing by Australian Architectural Fire Doors.
1.0 To the extent permitted by the law or the express provision of any statute or otherwise hereby expressly excluded and in respect warranties that cannot be so excluded,
these terms and conditions shall be read such that those statutory warranties are read as being in additional to the warranties hereby given.

TERMS & CONDITIONS OF SALE
1.General
1.1 All goods supplied by Australian Architectural Fire Doors 29 Andrew
Campbell Drive Narangba Qld 4504, shall be supplied upon the following
terms and conditions.
1.2 No subsequent order or correspondence or communication will vary these
Terms and Conditions unless such variations are acknowledged in writing
by Australian Architectural Fire Doors.
2.Interpretation
2.1 For the purpose of these Terms and Conditions:
Supplier – means Australian Architectural Fire Doors, 29 Andrew
Campbell Drive Narangba Qld 4504
Purchaser - means any person, firm or corporation who requests the supply
of goods by the supplier.
Warp, Twist, or Show Through - means any allowable warp, twist or show
through for timber doors as defined in the relevant Australian Standard.
Moisture Content - means any allowable variation as defined in the relevant
Australian Standard for timber door sets.
Goods - means any frame, door or other item supplied by the supplier.
3.Orders
3.1 Subject to clause 3.2 a contract according to these Terms and Conditions
shall be created upon receipt by the Supplier of an oral, written or facsimile
order from the Purchaser.
3.2 The Supplier may in its absolute discretion refuse to supply goods where:(a) Goods are unavailable for any reason.
(b) An order has not been received by the Supplier.
(c) No satisfactory credit arrangements have been reached.
(d) The Supplier has refused credit to the Purchaser.
(e) The Purchaser has unpaid accounts owing to the Supplier.
(f) Agreed credit limits have been reached.
3.3 No cancellation of an order for the supply of goods may be made unless
agreed to in writing by Australian Architectural Fire Doors. Any incurred
costs resulting from a cancellation are the responsibility of the purchaser.
3.4 It is the absolute responsibility of the Purchaser to ensure all working
documents and specifications are correct at no charge to the Supplier.
The Supplier shall be entitled to rely on any instruction from the Purchaser.
4.Australian Standards
4.1 All goods and services supplied by the Supplier shall comply with all
relevant Australian Standards.
4.2 The builder is to ensure that all frames doors, passive products or any
product installed by purchaser, conform to Australian Standards when
installed on site.
5.Warranties and Exclusions
5.1 All expressly implied conditions and warranties representation are
expressly negatived save for those:(a) In the Terms and Conditions
(b) Implied under the Law of New South Wales or the provisions of Division
2 of Part V of the Trade Practices Act 1974.
5.2 The Supplier expressly excludes any responsibility or liability for any defect
in goods including their appearance where: (a) There is a loss or gain in the moisture content outside acceptable limits
due to the goods not being immediately sealed upon receipt by the
Purchaser pursuant to Clause 7.6 or not being stored horizontally in dry
conditions undercover or any condition outside the suppliers authority.
5.3 The Supplier shall not be liable for any damage, expense or cost due to the
non delivery of goods, or delay in their delivery or in their installation
caused by: (a) The Purchaser not fulfilling their obligations pursuant to these Terms
and Conditions.
(b) Weather
(c) Industrial action
(d) Unavailability of raw materials
(e) Any matter beyond the Supplier’s control
(f) Refusal of reasonable access to the Supplier and their contractors to
any site.
(g) Incorrect working documentation supplied by the Purchaser
(h) Painted or varnished doors or frames replaced by Warrantee are to be
repainted or varnished by the purchaser.
5.4 Back Charges cannot exceed the cost of material to the affected area.
6.Risk / Property
6.1 Risk in goods shall pass to Purchaser immediately upon delivery.
6.2 Notwithstanding the passing of risk, property in the goods delivered shall
not pass to the purchaser until all amounts payable by the Purchaser under
any order have been paid.
6.3 Where goods are delivered by Supplier to the Purchaser or delivered and
hung by the Supplier or its subcontractors without payment of the price in
full to the Supplier the Purchaser shall: (a) Hold the goods on trust for Supplier until all amounts owed by the
Purchaser to Supplier have been paid in full.
(b) Be deemed to have irrevocably appointed the Supplier its lawful attorney
to do all acts necessary to ensure the retention if title to goods to the
Supplier including the registration of any charge pursuant to the
Corporation Law.
7.Delivery
7.1 Purchaser shall give the supplier at least 14 working days notice of the
date for delivery.
7.2 Delivery of good shall be at the Suppliers premises during normal business
hours.
7.3 Where Purchaser requires delivery of goods to be on site the Purchaser

7.4 Delivery of goods on site shall be on vehicle on a properly constructed
roadway along or as close as possible to the job site as conditions allow
in the absolute discretion of the Supplier or its subcontractors.
7.5 The Purchaser shall be responsible for the unloading of goods. In the
event the Purchaser is not available at the job site the Supplier has the
right to unload to goods and shall not be responsible for any damage or
expense.
7.6 The Purchaser shall immediately upon delivery store the goods in a
horizontal position in a dry area under cover and shall as soon as
practicable seal the top and bottom of doors to maintain the acceptable
moisture content limits.
7.7 A quantity, description, date time and place of delivery of goods as
indicated on the Supplier’s invoice or delivery docket shall be conclusive
evidence of the quantity, description, date, time and place of delivery of
goods.
8.Installation
8.1 Where the purchaser requests the Supplier to install the goods Purchaser
shall give the Supplier a minimum of fourteen working days notice of
such request and shall identify the site for installation.
8.2 The Supplier may in its absolute discretion appoint or engage any
subcontractor to perform any obligation to the Supplier to install or
deliver goods or any other requirements of these Terms and Conditions.
8.3 The Purchaser shall provide at its own expense full and complete access
to the site for installation and safe working conditions to the Supplier and
its subcontractors.
8.4 All installation quoted allows for hardware to be installed at time of
hanging of the doors unless qualified otherwise in our tender.
9. Price / Payment
9.1 The Supplier shall not be under any obligation to certify the goods as
complying with any applicable safety standard:(a) Unless the final contract value including any variations have been
agreed in writing by the Supplier and the Purchaser and paid in full to
the Supplier.
(b) Until the Purchaser has done all ancillary matters such as painting and
carpeting in the absolute discretion of the Supplier to enable the
Supplier to provide such certification.
(c) Unless the Purchaser has paid all outstanding monies payable to the
Supplier arising from whatever source.
9.2 The Purchaser shall not at any time be entitled to retain any money
owing to the Supplier for whatever reason including allegedly defective
goods or installation of goods.
9.3 The Purchaser shall comply with any credit terms imposed by the
Supplier otherwise all goods and installation of goods shall be paid in full
prior to delivery.
9.4 Credit Payment Terms: 7 days after end of month.
9.5 We the tendered reserve our right to negotiate an equitable adjustment to
the terms and conditions applicable to this contract (or order) and to the
prices under which the goods and services are to be provided if there is
imposed on Australian Architectural Fire Doors Pty Ltd or its input
costs the burden of any taxation change in the form of a consumption tax,
new wholesale tax or similar which is not to be fully reimbursed to
Australian Architectural Fire Doors Pty Ltd.
Upon receipt of variations advice reserves Australian Architectural Fire
Doors , the right to charge an investigation & design fee.
Australian Architectural Fire Doors reserves the right to negotiate an
equitable adjustment to the terms and conditions applicable to this tender
and to the prices under which the work is to be executed/services offered or
product supplied. If there is imposed on Australian Architectural Fire Doors,
whether directly or indirectly, the burden of any taxation change and, in
particular, by way of a goods and services tax, consumption tax or similar
(“GST”). The proposed adjustment sought will apply is not fully reimbursed,
fully off-set or otherwise fully recouped by Australian Architectural Fire Doors
from current activities.
10.Default by Purchaser
10.1 In the event that Purchaser: (a) Breaches their Terms and Conditions
(b) Fails to pay any monies owing to the Suppliers
(c) Becomes or threatens to become or is in jeopardy of being insolvent,
bankrupt or wound up, as the case may be
(d) Ceases or threatens to cease business the Supplier may in absolute
discretion without prejudice to any of its other rights
(e) Refuse delivery or installation of goods
(f) Repossess any goods delivered by the Purchaser
(g) Retain all monies paid on account by the Purchaser
10.2 Where the Purchaser breached any Terms and Conditions of this
contract the Supplier reserves the right to re-sell the goods.
Exclusions:
The following items are excluded unless specifically noted to the contrary within the
body of our tender submission.
Door, frame and installation sets noted below have not been allowed for:
- Roller Shutter.
- Joinery Doors.
- Vertical movement of doors etc.
- Distribution on site of frames (frames will be delivered to one drop off point).
- Installation of frames or grouting fire frames.
- Reed Switch, electric strike or other electrical devices.
- Electrical connections.
- Hoisting facilities by others.
