NABERS Energy Commitment Agreement Fee Structure Benefits of a Commitment Agreement The NABERS Energy Commitment Agreement allows a proponent for a new office building, refurbishment or tenancy fitout to promote and market excellent greenhouse performance of a new office development, refurbishment or fitout from the outset. The Commitment Agreement states your commitment to design, build/refurbish/fitout and commission the premises to the selected star level, with the following star levels available: 4, 4.5, 5, 5.5 and 6 stars, with 6 stars representing market leading performance. The values delivered to a proponent delivering a new building, refurbishment or fitout which achieves a high greenhouse standard include: Attract and retain tenants who value environmental performance and efficiency. Reduce base building energy costs over the life of the building in a market of rising energy costs. Enhance capital value for buildings with lower energy costs. Report accredited greenhouse performance levels to fund managers, property trusts, and financial advisers undertaking due diligence assessments prior to purchasing a building. Build a reputation as an ethical developer with a capability to deliver greenhouse proficient projects. Communicate and promote your accomplishment via a Government accredited trademark to employees, customers, shareholders and the public who are increasingly interested in environmental performance. Receive support to generate market status for your premises,. Use trademark in marketing campaign for tenants. Engage your architect, engineers and builder in a design, construct and commissioning process that places a premium on actual measured performance. Performance will be evaluted by an independent third party after 12 months of operational data is collected. All reviews and ratings conducted in conjunction with this Commitment Agreement are separately paid for by the proponent, including: An Independent Design Review undertaken during the design phase of the project. Computer simulations and energy estimations (as required) to predict the energy performance of the premises. A NABERS Energy Performance Rating undertaken following occupancy of the premises. Should the NABERS Energy Performance Rating not meet the Commitment Agreement, a review to improve the performance of the premises, and subsequent NABERS Energy Performance Rating.
