SAN SEBASTIAN
San Sebastian is the newest Davenport project that has been submitted to the Central Planning Authority for
approval. The proposed project is a private residential community on South Sound Rd. San Sebastian will be a fully
gated community with complete security system on twelve-acre site with some homes having ocean views.
The aim is to create a residential community that will be upscale, offering luxurious amenities and excellent value.
Nearby amenities include, Grand Harbour Shopping Centre, sports complex, tennis club, rugby club and medical
facilities. And the close proximity to schools and George Town make this a most desirable location.
BUILDING PLAN
First Floor is at least 9 ft above sea level. The structures are built using
insulated concrete form (ICF) exterior walls placed on an engineering
pier and beam foundation system. All party walls are poured ICF solid
concrete and shall add greatly to the structural integrity and insulation of
the building. The second and third floors have a Vulcraft flooring system.
This is an engineered steel and concrete system that adds greatly to the
strength of the structure. The exterior walls are finished using a synthetic wall finish sealed with mold inhibitor paint for long durability. The ICF
walls afford at minimal R-22 energy rating. The windows are heavy-duty
aluminum, double glazed, and hurricane rated impact by Windguard
PGT. The roof is a 6" poured concrete slab that will give maximum
strength and protection to the building.
SITE PLAN
The private entrance will be gated and the entire site will be covered
with lush landscaping. Each apartment has a minimum of two parking
spaces per unit. A two-way road system will encircle the entire site keeping cars away from the pool, BBQ and communal areas. There will be
three phases each designed around a central garden area with stunning fountains and water features, elaborate resort-style pools, lush
landscaping, sea views and beach access. These are just a few amenities this property will feature.
