Access Statement
Introduction
This self catering property is a delightful period cottage, originally built in 1635, which is tucked away off the
very popular Church Street, in the heart of the East Side of Whitby. Every endeavour has been made to
provide as much information as possible in this Access Statement to fully inform you of what the cottage has
to offer and to ensure you enjoy your visit.
Pre-arrival
Enquiries and bookings can be made through Whitby Holiday Cottages, via e-mail, telephone or the website
www.whitbyholidaycottages.net. Whitby Holiday Cottages Booking Reference is 543. The website provides
photographs of the cottage, both internally and externally, together with a mapping facility.
The nearest Train Station and the main Bus Terminal for the town to the cottage is in Whitby Town Centre,
approximately ½ km from the cottage. There are taxis available from both the Train and Bus Stations.
Arrival and Car Parking Facilities
Keys for the cottage should be collected from the Offices of Whitby Holiday Cottages. Their Office is a 5
minute walk from the Train/Bus Station and a 7/8 minute walk to/from the Cottage.
If arriving by car, it should be noted that whilst access is permitted to the end of the cobbled part Church
Street, there is no parking available on cobbled stretch of Church Street. It is permissible to unload your car,
but then parking should be found on the upper part of Church Street, which runs parallel to the upper
harbour, where there is unrestricted on-street parking, or in the Church Street pay and display car parks.
Having parked, it will be necessary to return to the cottage on foot.
The Cottage is tucked away in Kiln Yard, which is a small yard off Church Street, at the foot of the 199 steps.
Kiln Yard is on the right hand side of Church Street, between No’s 116 and 117. Three steps lead up to a
gate, which opens into a small covered pathway being 110cm wide (max). The path opens into the yard, and
Lantern Cottage is immediately on the right hand side. There is one step up of 15cm into a small inner yard,
with the front door of the Cottage being on the left hand side. Three steps, being 22cm, 24cm and 20cm
respectively, lead up to the front door. There is no hand rail. Front door - 72cm wide and 180cm high.
Ground Floor
Entrance Hall
There is restricted access on entering the property. The front door does not open fully back on itself. There
are stairs leading immediately off the entrance hall on the right to the first floor, and a door directly in front
to the living room. Brush coir matting laid.
Living Room
Door - 67cm wide and 180cm high.
Stripped floor with two rugs laid.
Two arm chairs and one 2 seat settee.
Central square coffee table and side table.
Feature fireplace with inset coal effect gas stove.
Bathroom
Small threshold of 2cm stepping up into the bathroom.
Door - 61cm wide and 180cm high.
Stripped floorboards with two bath mats.
Ceramic Belfast-style wash basin in vanity surround 82cm high
Bath 150cm x 56cm and 46cm high with shower mixer tap attached with fitting over.

Door - 61cm wide and 180cm high. Please note: the opening of this door is limited due the meter cupboard
on the wall against which it opens.

Lower Ground Floor
Leading from the Living Room, there is a staircase down to the lower ground floor.
This is a traditional cottage spiral staircase with no carpet laid. There is a handrail on the left (when
descending) for the full extent of the staircase and also a small handrail the right hand side after the right
hand turn of the stairs.
Stairs are 20cm high with a tread of 23cm.
Breakfast Kitchen
Tiled floor laid throughout
Breakfast table, circular with diameter of 92cm, floor to underside of table 74cm.
Four dining chairs, with tie-on padded cushion and no arms, seat height 50cm
Range of base units with working surface over, with sink and hob both inset, all at 92cm high.
Low level oven with drop down door, lowest shelf 42cm from floor.
Low beamed ceiling, beams at 200cm from floor.

Door - 66cm wide and 173 cm high. Step down into cupboard 33cm.
Although this is primarily used for storage, there is a door from here that leads into a concealed ‘secret’ access
passage back onto Church Street. This is not considered as a primary access but may be used in case of
emergency.
First Floor
Leading from the Entrance Hall, there is a staircase up to the first floor.
This is a traditional cottage spiral staircase with no carpet laid. There is no hand rail. Stairs are 21cm high
with a tread of 24cm with a left hand turn (when ascending). The penultimate step before the small landing
has an unusual return piece providing additional footing, before alighting to the landing

Double bed. Bed height 68cm from floor to top of mattress. Space around bed, right hand side 45cm and
left hand side 57cm.

Dressing table, small chest of drawers and double robe.
Second Floor
Leading from the small first floor landing, there is the continuation of the staircase to the second floor.
There is one step up 20cm to the attic door - 60cm and 181cm high. Spiral staircase with no carpet laid.
Rope hand rail to the right hand side (as ascending). Stairs are 21cm high with a tread of 24cm with a left
hand turn opening directly into the:

Twin beds. Bed height, both 47cm from floor to top of mattress.
Space between beds 64cm
The beds are snugly fitted beneath the slope of the roof.
Full head height only at centre of room.
Outside
The Cottage has use of a small patio garden to the left hand side of Kiln Yard.
There are four steps ascending into the garden through a small blue gate.
Steps being at 30cm, 23cm and 25cm and a further small step of 11cm.
Centrally paved with York stone paving slabs, with flower borders, a bench to the left hand side and a table
with fixed bench seating in the centre of the patio
To the right hand side, there is an additional raised terraced area, again paved. Single step up 22cm.

The cottage is designated ‘No Smoking’
1 small well behaved dog is welcome – although must be kept to the living room and kitchen – please inform
on booking.
As indicated on the Whitby Holiday Cottages website, this cottage is not ideally suited to young children, due
to the steep spiral staircases.
