The ARC has full authority to regulate the use
and appearance of the exterior of the Property.
Whenever you are going to add to your
property, change its appearance, or affect the
exterior of your home, you should first check
with the ARC. ARC's prior approval is required
for any and all construction, changes (including
color changes), alterations, additions,
reconstruction, or improvements of any nature
whatsoever on any Lot or to the exterior of a
Unit within the Property.

Cutting Down Trees
Atlantic Beach and Oceanwalk are very proud of
our trees. Under our rules, no living trees
measuring six (6) inches or more in diameter at a
point two (2) feet above the ground may be
removed without the prior written approval of the
ARC. Any Person removing trees in violation of
this covenant shall pay a stipulated liquidated
damage sum of $20. 00 per inch of diameter
measured for each tree, up to a maximum liquidated
damage sum of $2,000 for any Lot
Maintaining Your Landscape
One hallmark of a great neighborhood is a well
maintained landscape. The C&Rs specify that (1)
no weeds, underbrush or other unsightly vegetation
shall be permitted to remain on any Lot (2) no
hedges or hedge like grouping of plants exceeding
two feet in height shall be permitted without the
written approval of the ARC, and (3) no artificial
grass, plants or other artificial vegetation shall be
placed or maintained on any Lot.
Fences
No hedges, fences, walls or similar structures may
be erected on a Lot, until the location, quality, style,
color and design have been first approved in writing
by the ARC. In general, fences, walls and hedges
will not be permitted to define property lines.
Basketball Hoops
Basketball hoops or other sport equipment installed
on your property are an exterior modification and
must be approved in advance by the ARC.
Mailboxes

federal postal requirements as well. The size,
design and color of all mailboxes and the supporting

are required to maintain the mailbox in good
