ha / 4.5 acres and with outline planning consent for a new detached dwelling. The site is located
in a convenient position, on the edge of the village of Perranwell Station some 5 miles from Truro
and 7 miles from Falmouth. The land currently comprises existing paddocks with an existing
agricultural barn and stables. Outline planning consent was approved in August 2016 allowing for
a new property to be built in replacement of a static caravan – the proposed dwelling is shown
on submitted plans to take the form of a single storey property with three bedrooms and a gross
internal floor area of approximately 115sqm (1238sqft). It is however, the opinion of the vendor and
their architect that should a purchaser wish to amend the design to create a dormer style property
or indeed a two storey dwelling then this would likely be feasible, subject to all requisite consents –

The plot is accessed via a lane (owned by the plot) from the public highway, which leads past a

PERRANWELL STATION
Perranwell Station can be found to the south of Truro city and has a range of every day facilities
including a local post office/general stores, public house/restaurant, primary school and railway
station with services to either the colourful harbourside Town of Falmouth, or the County town
and administrative centre of Truro to the north with rail services to London Paddington. There is
pedestrian access from the plot to the railway station, and also access to the Bissoe Trail and the
village of Devoran with its popular pub and school and views over the creek. Neither of these paths
cross a road so are an enjoyable walk. There is also a regular bus service which stops at the railway
station and at the bottom of the road below the entrance to the site.
Truro is the administrative and cultural centre of Cornwall and offers a choice of primary and
secondary schools, daily facilities including banks, building societies, shops, public houses and
mainline railway station. Falmouth has the deepest natural harbour in Western Europe and is a
major maritime and tourist centre. The nearby village of Mylor Bridge offers a range of facilities
including a doctors’ surgery, post office, general store, newsagent and pub. The sailing waters of
the Carrick Roads and River Fal are a short drive away together with golf courses and numerous
other sports clubs.
The plot is set just away from the centre of the village approached via a tarmacadam lane and offers
a private setting.
PLANNING
Cornwall Council granted outline planning consent (Ref. PA15/11580) on the 23rd August 2016
for “Outlline application with some matters reserved. Construction of a replacement dwelling, to
replace existing static caravan benefitting from a lawful residentail use”. Copies of the plans and
planning permission is available from the Agents upon request. Interested parties may note that
there are no S106 or CIL contributions attributed with the above consent.
