Alexandra Cottage Panbride Road Carnoustie Angus DD7 6JJ Dear Sir/Madam, I strongly support the Angus Council Planning decision made on the 18th December 2014, to approve the business park and future housing at Pitskelly instead of Carlogie. The Pitskelly location for future development in the town, is clearly the BEST and preferred option for Carnoustie. The road layout and link road is already there, ‐ without any need for 'realignment', thus, heavy industrial and business traffic would be less likely to cause traffic problems throughout the town. Furthermore, there is overwhelming support from residents and businesses for the Pitskelly option INSTEAD of Carlogie, as the work would be undertaken by a local company employing local people. Once the existing companies at the Panmure Industrial Estate move to Pitskelly, this would then create more 'Brownfield' sites at the Panmure Industrial Estate and the old Maltings site for even more housing for Carnoustie, which would fulfill the housing requirement. Therefore, there would be NO NEED for Angus Council to include the highly productive greenbelt farmland North of Panbride Road, in the emerging Local Development Plan for Carnoustie. The Carlogie planning application is simply NOT SUSTAINABLE at this location. There is a total lack of support for 'Angus Estates' 'stand alone' planning application. Carnoustie does NOT NEED two business facilities, it is NOT A CITY. As a resident of Panbride Road for over 26 years, I and other residents are astonished to learn that the prime highly productive working farmland around us at Panbride has appeared in the MIR report! This will result in OVER DEVELOPMENT. Some years ago at a Public Consultation regarding a previous Carnoustie Local Plan, the Scottish Reporter stated that any future development would be to the WEST of Carlogie Road and North from the town centre of Carnoustie ‐ NOT TO THE EAST of the town (Panbride Area). It was also stated that the Greenbelt Agricultural land at Panbride, would be 'specifically excluded' from future development and be retained as agricultural working farmland, as it is a conservation area. ‐ So, when and why is this Grade 'A' prime highly productive agricultural farmland, even considered to be in the local plan for possible development? There are plenty Brownfield sites in and around Carnoustie that should be developed first, without the need to develop yet more Greenbelt. We strongly OPPOSE ANY development of ANY kind on this greenbelt WILDLIFE rich area of Carnoustie. Now that the Pitskelly planning application has been approved, surely this would mean that the Panbride area could and should, be removed from the Local Plan for future development, as brownfield sites should be developed first, before any more Greenbelt is even considered for yet more development. Carlogie road does NOT need to be 'realigned'. The structure of Carlogie Road at the moment encourages traffic flow to slow down before entering into the beginning of the town. To realign this road layout would cause permanent chaos for everyone, and encourage speeding traffic day and night therefore, completely ruining this quiet, much loved area. This would also be disastrous for Carnoustie High Street and the local economy, this idea should also be REMOVED from the emerging local plan.
