The portion of the Cyr-Iron Road crossing the property is recorded public right-of-way.
The property is located approximately 35 miles west of Missoula and 19 miles east of Superior on
Interstate 90. There is an additional 6.5 miles of secondary road from the I-90 Fish Creek Exit to the
property.
Encumbering Easements: There are easements for public access on the Cyr-Iron Road. There is an
easement across the property from the Cyr-Iron Road to the adjoining public ownership to the west
benefitting Montana Fish, Wildlife and Parks. The easement is written in a manner that does not allow
the public to cross Tract A to access the public ownership. The easement is for timber management and
administrative purposes only.
Electric Power: There is electric power near the north end of the ownership, approximately 600 ft.
away. A utility easement provides access from the north property line to the power pole.

There are no water rights associated with it.
Mineral Rights: There is a mineral reservation on the property that is not part of the purchase. The

understory is well stocked with seedling to pole-sized trees. Total estimated volume (including
merchantable and sub-merchantable volume) on the Tract is approximately 643 mbf (thousand board
feet). The understory is primarily pinegrass, ninebark and snowberry.
Montana Rail Link is an adjacent ownership north of the property. It has an active rail line and trains
pass several times daily.
Covenants: There are no covenant restriction on the use of the property. If the Buyer has intentions of
further subdivision, formal subdivision review at the county level will be necessary.
There are no approved well or septic sites on the property.
This is one of only a few tracts Stimson is marketing that lends itself to year-around residential
development. There is plenty of level terrain to choose a home site on and area for shops, barns or
outbuildings. The timber management aspect of the property has been handled with a light touch.
Continued attention to forest health and thinning activities will perpetuate this aspect of the property.
The close proximity to outdoor recreation and public land is a selling attribute for this property. Don’t
let this opportunity pass you by.
