ROB SELLER
DIRECTOR - STRUCTURES
[email protected]
Rob leads the Structures unit within MLM
and is responsible for the delivery of
several major consulting frameworks in
the education sector.
He has a passion for engineering design
and ensures a “hands on” involvement
on all projects. He has a specialism
in design and construct work and has
developed strong relationships in this
sector. His success, in part, is due to his
unique approach to risk and opportunity
management and value engineering. It is
also attributed to his general approach to
creating simple, elegant and cost-effective
solutions to complex structural problems.

DIRECTOR - BUILDING
CONTROL
[email protected]
Michael, a chartered building control
surveyor, has extensive experience
within the education sector. This
includes schools, both new build and
existing, academies and universities, and
traditional to framework contracts.
He creatively and actively seeks
to minimise the impact of building
regulations on the client’s design, while
ensuring that all statutory requirements
are met. He believes that his early
involvement and ongoing liaison at
design and construction stages assists a
smoother, more flexible route to building
regulation compliance.

BUILDING SERVICES
EDUCATIONAL SECTOR LEADER
[email protected]
Matthew has specialised in the delivery of
projects within the education sector.
With over 20 years’ experience in the
delivery of sustainable design solutions,
Matthew has led engineering teams from
project inception to completion and has
a broad knowledge of all aspects of the
design, delivery and handover process.
Page 10
Capability
We have extensive experience in all forms of construction projects, from new build to
refurbishment, fast track to modular. Our knowledge gained in the education sector is
conveyed through our design delivery to satisfy our clients’ individual requirements,
providing a building which looks towards our future expectations.
We believe sustainability should be at the heart of the design and construction process,
and this ethos is embodied within our design work to provide buildings which optimises
efficiencies and meet our client’s aspirations.
Whether it is the experience of the student or the client, at MLM we acknowledge these
are buildings which are used by a diverse number and cross section of people. Integrating
their requirements into the design of the building with facilities which meet both the end
user and the sustainability aspirations is a key principle in achieving a successful project.
Page 11
Environment Planning and Development
At MLM we specialise in offering a fresh and forward thinking approach in the provision of early
advice to clients and planning professionals.
Educational facilities are often located on brownfield land, either redeveloping existing land or by
conversion of existing facilities. As such, they often require a co-ordinated approach to feasibility
studies, due diligence reports, planning reports and applications, and obtaining various statutory
body approvals.
We aim to contribute effectively to the early stages of planning and development to maximise
site potential. We offer a proactive, fully co-ordinated approach to due diligence, feasibility and
planning to capitalise on site development potential. We understand the process of due diligence,
acquisition and divestiture of a site and have an “eye” for commercial viability.
We can provide expert advice on relevant acts, legislation and other regulatory, advisory and
good practice guidelines affecting educational developments. We have extensive understanding
and experience of development constraints, including land quality, flood risk, site access,
transportation, environmental impact, ecological mitigation and sustainability.

Buildings and Infrastructure
Our expertise in the education sector is diverse and built on many years of experience, covering
projects of varying sizes and complexity. Our multidisciplinary or single engineering discipline
teams work in all parts of the education sector. They provide comprehensive support throughout
education projects, from initial design support at concept stage, through planning and tender
processes, detailed design and throughout construction, right up to completion.
We adopt a commercial and innovative approach to delivering buildings and infrastructure, using
BIM and advanced modelling technology to resolve increasingly complex planning and design
issues.
Our expertise covers the full project life cycle of the building from inception to completion, and
includes all of the technical engineering disciplines required to deliver a successful project.
We specialise in both traditional and modern methods of construction to suit the client and
project requirements. Our knowledge of delivering low-carbon solutions and navigating the team
through the legislative and practical implications of design have successfully provided cost and
value benefits to our clients.
Page 15
Compliance
Our approach to compliance is to listen to and engage with the client, the design team and all
stakeholders in the education environment.
Our involvement at the early stages, particularly from MLM Building Control, will ensure
compliance issues are understood and effectively risk managed to provide planning, design,
delivery and cost certainty.
We adopt a flexible approach that is both proactive and commercially aware. We offer expert
advice on all associated acts, legislation and other regulatory, advisory and good practice
guidelines affecting education projects.

Sustainability
We believe that sustainability within the built and natural environment, together with social and
economic sustainability, should run through every aspect of development.
We provide clients and stakeholders with practical and commercial advice, design and solutions.
These include renewable energy studies, sustainability statements, ecological and environmental
mitigation, materials reuse assessments, and sustainable building, infrastructure and transportation
design.
We provide strategic and technical advice to allow the team to navigate through the competing
legislative requirements and aspirational drivers for projects. Buildings and infrastructure have a
significant impact on the environment, through the emission of greenhouse gases, the production
of waste and the consumption of water and construction materials. Innovation plays a large part
in delivering real value cost effectively, and our approach is to understand the client brief and then
deliver solutions which meet and exceed those needs.
Our responsible approach to sustainable design and practice is at the heart of our business and
embedded in the way we deliver our technical advice.

Building Control
The £9.25m, 4-storey faculty building houses the Faculty of
Science and Technology, Arts, Law and Social Sciences. The
building completed the Rivermead campus site, leaving the old
town centre campus empty and due for re-development. The
state-of-the-art building was designed to accommodate 1,300
students and staff and incorporates interactive whiteboards in
all teaching rooms, a mock court room, laboratories and a 150seat lecture theatre.
The building is a concrete structure with two concrete cores
and shear walls supported on CFA piled foundations. The
super structure is a 300mm flat slab construction supported
on a combination of walls and columns typically 400mm and
500mm in diameter. The external finish is a modern palette of
render, zinc and timber cladding to blend in with the existing
buildings on campus.

We were appointed for BREEAM consultancy and assessment
for the University of Bedfordshire’s Luton campus. The primary
purpose of the development is to create a modern, high quality
building for post-graduate teaching and learning.
A key objective was to develop the building with best-in-class
environmental performance that is BREEAM ‘Excellent’.

Experience
University of East Anglia,
Ziggurats Refurbishment
The Ziggurats at the UEA campus were designed by Denys
Lasdun in the mid 1960s and received critical acclaim at the
time. The buildings have become an icon of mid-twentieth
century design and were given Grade I listing in 2001, together
with listing of much of the rest of the original campus buildings
at lower grades.
The project comprised the complete internal refurbishment of
the buildings to include all fitted furniture and facilities.

One of our key roles was to review the development proposals,
to ensure that the effects on the listed structure were assessed
and to advise to ensure that the structure was not adversely

Page 25
Value Engineering
At MLM we are committed to delivering value
on projects, showing that best value is not just
cost cutting, rather delivering the client’s actual
requirements and business needs.
Our approach to value engineering is to optimise
costs for the project and benchmark the design to
the project brief.
Adaptability and flexibility are key attributes
at the conceptual stage of a project and our
approach promotes our involvement with design
team members, users and stakeholders at the
earliest stage.
Page 26
BIM
We utilise the latest, most efficient design and draughting packages. We have embraced using sophisticated and industry
changing Building Information Modelling (BIM) technology.
We recognise that excellent project visuals aid project understanding, but we know that BIM technology is about more than
creating a 3D building model. BIM technology allows us the tools to bring together a range of information about a project’s
physical and functional features across its lifecycle.
We also understand that BIM technology is constantly evolving and we are committed to updating our processes to fully
realise the potential of this powerful information technology.
Page 27
