I am writing to inform you of some repair work that needs to be carried out at the property
above, which I am currently renting from you.

The radiator in the living room is broken, and the room is now so cold we can't use it.
A water pipe in the shower is leaking and running into the kitchen below and tripping the
lights.
The handrail on the stairs is coming loose and we can no longer safely use it.
The cooker oven is not heating up and there is only one ring working which means we can’t
cook and are spending a lot of our money having to buy take away food.
Not only is this inconvenient but I am concerned that the disrepair may cause more
damage to the property if it is not fixed immediately.

I am also worried that the problem may have an adverse effect on my health and/or the
health of my flatmates. [You may want to go into more detail here, for example:]

I would therefore be most grateful if you could get in touch within the next 48 hours to agree
a time for the repairs to be carried out.

Request for information about the protection of my tenancy deposit
I am writing concerning the deposit I paid for <address of property> on <date>, which you let
to me on <date>.
I am informed that, within 28 days of a landlord receiving a deposit, tenancy deposits starting
or renewed after 6 April 2013 should be protected with a government-backed scheme.
Tenants should also be provided with details of the scheme used along with certain other
information which is known as the ‘Prescribed Information’.
Please would you confirm if you have protected my deposit with a scheme, the date you
protected it and which scheme has been used and which type i.e. custodial or insurance.
If you have not yet protected my deposit, please would you do so within 14 days, informing
me of the scheme you use and send me the ‘Prescribed Information’.
