RULES AND REGULATIONS

The purpose of these Rules and Regulations are for the safety
and enjoyment of all residents and their guests.
By-Law Enforcement
The Board has the authority to enforce the by-laws when complaints are raised.
The first infraction of a by-law will result in a written warning specifying the
infraction. Fines may be imposed for further infractions of the same by-law.
Watering
The park operates on a well and all water is treated.
Watering lawns is permitted between the hours of 8:00 P.M. to 8:00 A.M. when
needed, for a maximum of one hour per that time slot.
Excessive use of water should be avoided. The cost of treating all water pumped
from the well does impact our condo fees.
Timers to activate watering while owner is away from premises are not
permitted.
Trees
Any removal of Trees must have written approval by the Park Manager or Board.
Noise
Quiet hours are from 11:00 P.M. to 8:00 A.M. The playground is closed during
these hours.
Owners are permitted to operate power tools, perform non-emergency repairs
and undertake construction work within the hours of 9:00 A.M. – 8:00 P.M. Lawn
mowers, trimmers, etc. can also be operated between the hours of 9:00 A.M. to
8:00 P.M.
Outside Contractors
Outside Contractors must be approved by Park Management and are permitted in
the park Monday to Friday 9:00 A.M. to 6:00 P.M.
No Outside Contractors may work in the Park on weekends.

Park Curfew
All individuals under the age of 18 must be on their own lots or in the company of
their parents or guardians after 11:00 P.M.
Bicycles
Anyone under the age of 18 must be wearing a bicycle helmet while riding their
bikes within the park. Bike lights are mandatory for all bikes ridden after dusk.
Common Areas
Park management are responsible for managing the common areas.
Anyone not complying with park bylaws or rules and regulations will be requested
and required to leave these areas.
Wood Rack
Wood racks should be designed to hold 1/2 cord of wood. They should be 12
inches deep, 8 feet long and 4 feet high. They are to be made of maintenance
free materials.
Tarps
The use of Tarps is not allowed. Clear plastic may be used to protect firewood.
Emptying of Holding Tanks
Holding tanks will be emptied on Mondays and Fridays and must be booked a
minimum of one day in advance. There is no fee for this service as follows:
350 gallon tanks – 4 dumps per season - $40.00 for additional dumps
500 gallon tanks – 3 dumps per season - $40.00 for additional dumps
A $60.00 fee will be levied for emergency emptying requests.
Garbage Disposal
Only household refuge is to be disposed in the BFI Garbage bins by Joe’s Place.
Absolutely no old BBQs, TVs, Furniture, Garden Tools & Accessories are permitted
in or outside of the disposal bins. Each owner is responsible for removing this
type of garbage to the Waste Transfer Station.
Other recyclable materials must also be disposed of by the owners and should be
taken to the Sundre recycling area.
The Waste Transfer Station and Sundre Recycling locations are available at the
Store.

Speed Limit
The speed limit within the park is 15 kilometres per hour without exception.
There is to be no riding on the tailgates of vehicles within the Park.

NOTE: If a trailer is moved In or Out only and another move needs to be
scheduled for the In/Out process, this is considered 2 separate moves
and you will be charged for 2 moves.
Pets
All owners must clean up after their pets in all areas of the Park.
Pets are to be kept on leashes at all times.
In the event that a pet becomes a nuisance or is causing harm, a review will be
conducted by the Board and that pet may be banned from the park.
No dogs shall be left unattended on Owner’s lots or in Owner’s trailer if the dog
causes a disturbance.
Parking
A maximum of two vehicles including motorcycles per lot are allowed.
Visitor parking is for visitors only.
Owners are not permitted to park their own vehicles in the visitor assigned
parking.
Parking on neighbouring lots is not allowed without the permission of the
neighbours.

Utility, Boat, ATV trailers are to be left in designated parking (gravelled) next to
Joe’s Place. All trailers must be registered at the store.
No vehicles as indicated above are permitted to be parked, stored or otherwise
left on lots during the off season.
RVs
A maximum of one RV per site is permitted.
RV Storage
A limited number of RVs can be temporarily stored in a common area on the
property.
The fee for storing an RV in this location is $25.00 per month plus GST. A
minimum fee of $25.00 plus GST will apply.
Spring and Fall Leaf Pickup
One pickup per lot of bagged leafs will be provided by park management in the
spring (until the Monday after the May long weekend) and the fall (from Sept 15
– Oct 15).
Owners are responsible for removing all garbage and lawn clippings from their
property which may be disposed of in the BFI Bins
In the event that park management are required to remove garbage and lawn
clippings from individual sites (other than the times stipulated above) a minimum
charge of $50.00 plus GST will be levied to the owner.
Property Sales
Owners are required, when selling their property, to provide their copy of the
bylaws to the new owners.
In the event that park management is required to provide a copy of the bylaws to
the purchaser, a fee of $25.00 plus GST will be charged to the seller.
Trespassing
Cutting through private lots is forbidden. Roadways must be used at all times.
Fireworks
It is not permissible to set off fireworks in the park. Fireworks are also banned in
the Town of Sundre.
NSF Charges
A $50.00 fee will be charged to any owner writing an NSF cheque to the Park.
This fee is to cover bank charges and the work required by our managers to
rectify the situation.

Requests to the Board
All Board Members privacy and personal space must be respected, therefore
all inquiries, suggestions, recommendations, letters, etc. must be in writing and
addressed to the Board via email to [email protected], dropped off at
the Store or mailed to Box 210 Sundre, AB T0M 1X0.
Security Gate Hours
Summer hours are 6:00 A.M. – 11:30 P.M. Winter hours will be established in
September.
Open Dates
The camping season dates are the first of May through to the fifteenth of
October.
The water will be turned off the first Monday in October, and the power will be
turned off October 15th.
Services are available during this period on a “weather permitting” basis.
Rental of Joe’s Place (Tall Timber Community Centre)
Rental rates for Joe’s Place are $50.00 per time slot. More information is
available at the store.
Overnight Camping Rates and Cancellation Policy (Subject to Change)
Tents are not permitted in the overnight camping area. Overnight camping rates

Pool Access for Owners
Poll access for owners is free with the purchase a pool pass (bracelet). A bracelet
to a maximum of 5 bracelets per lot at a onetime cost of $5.00 each can be
purchased. Each owner can determine how many bracelets they require up to this
maximum.
A Lost bracelet can be replaced at a cost of $25.00
Space Heaters
Space heaters are not permitted.
Best Practices
Turn the water tap on the white post off prior to packing up at the end of each
visit to your RV. A burst water line while you are not in residence can severely
damage your RV. Close the valves on your propane tanks prior to leaving. A
leak in the gas line could result in your trailer filling with dangerous gases.
Please do not leave the air conditioner in your trailer on if you are not in your
trailer and if only using your screen door. The cool air quickly leaves the trailer
giving no benefit for the energy used.
Upon leaving your unit after your stay, all exterior lights must be turned off
except for solar lights.
Propane is extremely flammable. Do not store propane tanks or any flammables
in your trailer or in your shed.
When winterizing your trailer, disconnect the electrical cord from the outlet on
the white power pole located on each lot. Be sure to disconnect the water.
A set of keys to your RV can be left at the store in order to access your RV in the
case of an emergency.
Grandfathering Clause
1.
Pursuant to Section 60(a)(xxv) of the by-Laws of the Owners: Condominium Plan
No. 9913345 as such by-laws may be amended from time to time (the “By-Laws”),
the following rules shall apply to all “grandfathered” structures as such are
established pursuant to sections 60(a)(v)(G), 60(a)(v)(J), 60(a)(vi)(d), 60(a)(vi)(g),
60(a)(xiv), 60(a)(xxiii), 60(g)(viii) and 60(h)(i)(D) of the by-Laws and any other
such structures as the Board may determine to be “grandfathered” (collectively the
“Grandfathered Structures”):
(a)

An owner shall not, nor permit any other person to repair, alter or
improve a Grandfathered Structure or any portion thereof, on his/her unit,
without the prior written approval of the Board.
(b)
A written submission from an owner to the Board requesting approval of a
proposed repair, alteration or improvement to a Grandfathered Structure
on his/her unit shall include:
(i) A detailed description of the proposed repair, alteration or improvement to
be performed;
(ii) A detailed list of materials to be used in the proposed repair, alteration or
improvement;
(iii)Fully detailed plans or drawings of the proposed repair, alteration or
improvement; (the “Submission”).

(c)
The Board shall, in its sole and arbitrary discretion, having reviewed and
considered the Submission in conjunction with the By-Laws, these Rules,
Regulations and Controls and any other relevant information, provide the
owner with its decision within a reasonable period of time, which decision
may require the replacement of the entire Grandfathered Structure in
compliance with the architectural standards established pursuant to the
By-Laws.
(d)
Notwithstanding the foregoing paragraphs of this section, in the case of an
emergency, an owner may take such immediate measures (including
notice to the Board if reasonably possible), at his/her own expense, to
temporarily repair or alter a Grandfathered Structure or any portion
thereof, on his/her unit, to prevent imminent danger or damage. The
owner shall, as soon as possible thereafter, submit to the Board a
Submission relating to such temporary repair or alteration and any further
proposed repair, alteration or improvement.
(e)
In any event, the Corporation shall not be responsible for any costs or
expenses related to a Submission or any repair, alteration or improvement
of any Grandfathered Structure.
(f)
Failure to comply with this section of the Rules, Regulations and Controls
will require the removal of the Grandfathered Structure in its entirety and
compliance with the standard architectural standards established pursuant
to the By-Laws, at the owner’s expense.
Subject to the provisions hereof and notwithstanding anything to the contrary in
the By-Laws, the Grandfathered Structures shall only be permitted to remain for
as long as the unit is not transferred, assigned or otherwise conveyed. For
clarity, an owner shall, prior to the transfer, assignment or other conveyance of
his/her unit use his/her best reasonable efforts to take all necessary action to
repair, alter, improve or replace all Grandfathered Structures on his/her unit to
ensure full compliance with the standard provisions of the By-Laws, failing which,
such owner shall obtain an undertaking and covenant from the purchaser of
his/her unit to do so as soon as reasonably possible after taking possession of the
unit.
