Let every nation know, whether it wishes us well or ill, we shall pay any price, bear any burden, meet any hardship, support any friend, oppose any foe, to assure the survival and success of liberty. - President John F. Kennedy NEWS YOU CA N USE P AGE 2 NWL CC&R Corner Excerpts of NWL Resident Handbook, Version 2 Please be aware that a complete disregard of the CC&Rs and community-wide guidelines may cause a resident unnecessary grief and fines. When in doubt of whether or not a Property Improvement Request form is required, call the ROA office at 253-964-1289. Below are fines that are set forth in the Northwest Landing Resident Handbook: Stop Work Order. Failure to immediately comply with the terms of the stop work will cause a $350.00 fine to be imposed and that for each week thereafter in which non-compliance with the stop work order takes place, a separate $350.00 will be imposed (4.B.section 8). A few examples that are subject to fines for unauthorized activity are pouring concrete to extend driveway pads-sidewalks- backyards, re-landscaping front yards, installation of sheds, etc. The“Three Step” Approach. $150.00, $250.00, and $350.00 fines. Three violations of the same restriction within twelve months of the first violation will result in tiered fines if the violation has not been cured (4.B. section 6). These are just a few examples that are subject to “three step approach” fines: non-removal of mildew and moss, exterior alteration of existing improvements (including painting), parking recreational vehicle, boats, trailers, and other watercrafts for more than 12 hours, failure to maintain yards, etc. Waste Container notices which include all types of garbage and trash containers, and those used for yard waste and recycling. Non-compliant residents will receive one courtesy reminder. Subsequent violations will be subject to a $25.00 fine per occurrence (3.C.25. and Policy #78, effective January 1, 2013). The most common violations are for storing the waste containers within sight form City streets and for leaving waste containers on the street 24 hours after pick-up. Paying Fine Does Not Cure a Violation. Paying a fine does not relieve a person from the responsibility to cure a violation.
