M
onie Wheatcroft and Steve TenBroeck weren’t too happy that
the home they liked on Hale Street in Palo Alto had a backyard pool, but they bought the property anyway. Nine months
later, the pool is barely a memory.
“Monie fell in once when she was skimming the pool,” TenBroeck
said, laughing. “That’s the only time we ever used it.”
In the 1960s and ’70s, the middle class back-yard swimming pool
was the hallmark of quality family living, a place that drew kids from
all over the neighborhood for days of summer fun. Now it is going the
way of the stylish full-sun tan.
Because high land prices mean smaller lots, most Peninsula homeowners had to sacrifice a large part of their backyards for pools. More
and more, they are taking the plunge to fill them in so they can instead
use their precious land for gardens and backyard living.
“We put in some flagstone, a patio and sod and landscaped around
it,” TenBroeck said. “Now we have a usable yard.”
Corby Gould began working with his father in the pool business in
1964, and now runs Corby Gould Pools Inc. of Palo Alto. Requests to
fill in pools are definitely increasing, he said.
“I quoted three of them yesterday,” he said. “Pools can be filled in in
a way that you can build a house on the spot or not, and in a way that
the pool can be restored. That’s why you need a contractor, not a guy
with a wheelbarrow. Most cities require a permit.”
Pool infills, as they are called, are not difficult construction jobs but
are somewhat involved, according to Phil Cook, owner of Blue Water
Pools in Mountain View.
First, the pool is drained. Then large drain holes are drilled into the
bottom of the pool to make it permeable, so it doesn’t develop into
swampland. The exterior skeleton of the pool — the deck and edge
— are removed, and the pool walls are broken down about two feet.
All this material is thrown into the dry pool.
The pool is then filled with layers of engineered fill that are compressed at regular intervals to prevent sinking. A foot of topsoil is the
last layer.

dren who like to swim join a club instead of
building a pool.
“It’s like a sports car,” he said. “If you love
it and drive it around town with the top down,
that’s fine. But just to buy it and park it, what’s
the point?”
There has never been resale value on a backyard pool, he said, and TenBroeck even posits
that pools are such a nuisance that they are
decreasing property values.
A Realtor with Alain Pinel Realtors, TenBroeck advises his home-buying clients to
look for properties with pools because they
offer such a big discount.
“Filling in a pool costs between $10,000
and $15,000,” he said, “but it probably adds a
minimum of $100,000 in value to the home.
And that is because 90 percent of all buyers
strongly do not want a pool.”
Most prospective buyers embark on their
search with a list of properties — a list they
want to pare down, TenBroeck said. It’s easy
to eliminate a property with a pool as just
more trouble than it is worth.
“It’s just that it eats up a great portion of the
yard, typically,” he said. “People just aren’t
home as much as they used to be so it’s an
ongoing maintenance and liability nightmare
for people with their small children and other
people’s small children.”
The flip side of the middle class pool debate
is that large, elaborate pools are skyrocketing
in popularity for spacious backyards of expensive properties. Infinity-edged pools, hot tubs,
waterfalls, tile surfaces, large simulated rocks
and even caves are very hot right now.
“People who can afford it are putting in
more exotic stuff,” Gould said. “Pools are part
of the whole list of I wants.” ■

The most difficult part of the job, Gould
said, is maneuvering heavy equipment through
small openings in gates and around tiny back
yards. His company specializes in the tightaccess tear out.
Adrian Kutch is a contractor who recently
filled in a pool in his own backyard in Los
Altos. He is also completing the landscaping
on a pool removal he performed as part of
a Stanford campus remodel. There are many
good reasons for infill, in addition to greater
use of the land, he said.
“The rising costs of fuel, energy — pools
have very expensive upkeep and a lot of people are taking them out,” he said. “I’ve heard
more than one tell me the kids have grown up
and gone and nobody uses the pool anymore
— it’s just a black hole every month.”
With chemicals, treatments, regular cleaning and energy for the heater or pumps, pools
cost on average $400-$500 a month to maintain, Kutch said. “Plus, a lot of people are getting rid of them because of liability issues,” he
added. In this litigious society, an accident at
a pool or a broken gate could mean thousands
of dollars to a homeowner.
Cook noted, however, that safety concerns
can be addressed more simply than most people realize. Owners can buy pool covers or
removable fences. The fences can be removed
for parties or when children are old enough to
swim safely.
“There’s always a need for prudence and supervision on the part of the parents,” he said.
But there’s no denying, Gould said, that
chlorine prices have doubled in the last year
and, as we all know, electricity isn’t cheap
anymore. People who have one or two chil-

Think ahead for next year’s bounty

O
ne of the key reasons they
put high-fructose corn syrup in ketchup is because we
have forgotten how sweet vineripened, home-grown tomatoes
really are. It is December you
say. What does December have to
do with home-grown tomatoes? I
know, your plate is full with holiday shopping and events. Bear
with me.
This month’s tips are going to
be about thinking ahead. If there is one thing that defines
good gardeners, it is their ability to plan for the seasons
to come. Let us think about tomatoes in December and
we will be eating fresh, sweet, home-grown tomatoes
next September.
Here are the tips:
1. Build a good soil by double digging. This is done by
digging out a flower or vegetable bed to one shovel depth,
putting the soil aside.
2. Dig the bed again to a second shovel depth this time
mixing in four inches of good compost. Compost is organic matter that has been broken down by microbial
action.
3. Replace the first pile of soil and mix in four inches
of compost with that. Now you have a well-mixed and
composted bed.
4. Plant a cover crop like fava beans or other
legume. This will help fix nitrogen in the soil.
5. Start or restart your compost pile or bin. The
best mix is half green matter and half brown or dead
matter. No animal matter. If you don’t have a compost
pile or bin you can buy compost at your local nursery.
Be sure to get weed-free compost.
6. Collect seeds from your favorite fruits, vegetables
and flowers. Dry them on paper towels in a cool dry
place. Don’t use seeds from patented hybrids; it is illegal.
They are labeled so you will be able to tell.
7. Get and read all the seed and plant catalogs you can
find. Here is a start for your search: www.mailordergardening.com.
8. Order well in advance for spring planting. Do some
homework on planting times for different crops.
9. Use mulch on all exposed soil to keep weeds under
control. Mulch goes on the surface while compost is dug
into the soil. Mulch can be bark, wood chips, straw or
even chopped up dead plants. Usually I recommend that
the closer to the house the better looking the mulch.
10. Journal everything you just did so you can do it
early again next year. Come spring you can plan for the
ketchup you will be making in October.
