Project Summary
Location
Central California’s fertile and heavily populated San Joaquin Valley, located in Fresno County, is the
area’s regional hub for business and industry. Equidistant between the metro areas of the San Francisco Bay
Area and Los Angeles, Fresno county provides rapid access to the West coast market via two major freeways,
Interstate 5 and State Highway 99. Fresno County is famous for its agricultural output and the underlying
distribution network that keeps all its products moving to destinations throughout the western United States.
This 16.23± acre site is located in one of the fastest growing residential areas in Central California on the
NWC of Clovis and Jensen avenues in the City of Fresno. The two major thoroughfares, Jensen Avenue (primary
east-west arterial; future (6) lanes) and Clovis Avenue (primary north-south arterial; existing (4) lanes), will create
what an extremely busy intersection in south east Fresno.
Jensen Avenue extends west, connecting to State Highway 99 and east, to the city of Sanger. Clovis
Avenue extends to south, connecting to Highway 99, and north to Hwy 168.
New South East Venter Community College Campus Planned
Located just south of the subject property, 120 acres at the northwest corner of Clovis Avenue and North
Avenue has been purchased by the State Center Community College District for a new campus. The South East
Center campus will anchor what planners forecast to be a 9,000 acre showcase of smart growth stretching south
of Jensen Avenue and east of Temperance Avenue.
After years of northward progression, it is the southeast area’s time to shine. The city’s new general plan
calls for 20% of all growth through 2025 to occur in southeast Fresno. The campus, which would be heavily
geared to technical and vocational training, would be in a 1,500 acre section devoted to light industrial and
business uses.
“We’re excited about being in the heart of that development,” said Tom Crow, Chancellor of the
community college district. “The business parks could give us great opportunities for work internships that work
closely with the businesses.”
Community college officials hope to start building their newest campus in 2016 with the prospect of
enrolling the first of 6,000 students two years later. The campus will house the fire and police academies and
vocational classes such as auto body repair.
