Cattle Farm
Make no mistake, this property is a working cattle farm, with all the fencing needed for rotational grazing.
Currently the owner runs a commercial Angus-based herd of about 60 cows on the 400+ acres of pasture, but
also had a purebred Charolais herd at one time. This farm should easily be self sufficient in grazing and hay
production for about 175 cattle/animal units. Grazing and hay is primarily made up of fescue with use of some
cool-season annuals like ryegrass. Pittman and Bailey Branch flow through the property providing adequate
drinking water for livestock. There is a large hay and equipment barn, an old livestock barn, two silos, an old
feedlot, and four older poultry houses being used for hay and storage on the farm. There is an additional
100-200 acres currently in timber that could potentially be converted into grazing land.

The Lane House
The current owners, who have held this property over 50 years, completed a major renovation of the Lane
House with a keen eye toward restoration. Comprised of three levels, the Gothic Revival style home contains a
total of 7 bedrooms, 4 bathrooms, and two kitchens. The home has central heat and air, with propane heat as
well. All of the fireplaces in the home are sealed off for use with gas logs. The house is on the National Register
of Historic Places as "The Lane House".
The main, ground level of the home is brick exterior with brick floors. There are are 2 bedrooms 1 bath, a
kitchen, and den with fireplace. Many of the windows throughout this level have wide, heart-pine lower seals
suitable for a window seat. Moving up to the second level there's a formal entry, parlor, full kitchen and dining

3rd levels have high 12.5' ceilings and heart pine floors. The upper level has 4 bedrooms, 1 bath, and
astounding views of the surrounding mountains and countryside.
Views & Property
The property is located on the north end of McLemore's Cove and is on the west side of Pigeon Mountain. The
West side of the property, located on Cove Road is rolling pasturelands interspersed with patches of hardwood
woodlands. There are abundant views of Lookout Mountain to the west all along the knolls throughout this
portion of the property. The main home is located near the center of the property along the line separating
the rolling grazing lands from the more mountainous wooded terrain along Pigeon Mountain to the east.
There are multiple trails through the woodland ridges and valleys along this portion that rises to almost 500'
above the westernmost portions of The Weathers Farm. Large white oaks, shagbark hickory, and other species
are located along these trails and ridges. Multiple springs originating on the farm flow together helping form
the headwaters of Pittman Branch and Bailey Branch. Deer and turkey are plentiful here. One mile of the
southern boundary is alongside the Crockford-Pigeon Mountain Wildlife Management Area.

Civil War History
It's been storied that the home, The Lane House, was used as a hospital for both the Union and Confederate
Armies at different times during the War. Chickamauga is where General Bragg's Army of Tennessee defeated
the Union forces led by General William Rosecrans in September of 1863. Even a future President, James
Garfield, was part of the Union forces that fought here. Over 34,000 men lost their lives in the second

Chattanooga is a short half hour drive along Georgia Highway 193, which comes within 3.2 miles of The
Weathers Farm. LaFayette, GA, along US Hwy 27, is just 6.7 miles away.
The nearest airport, Barwick-LaFayette 9A5, is 11.7 miles from The Weathers Farm and has 5,350' x 75' runway
according to AirNav.com.

The property entrance is on a small paved county road named Cove Road. Weathers Drive is named for E-911
purposes, and is not a public road. The east side of the property runs along State Route 136.
Downtown Atlanta is 100 miles, Marietta is 90 minutes, along I-75.
Interstate 75 is 26 miles to it's nearest access in Dalton, GA and
Interstate 59 is is 19 miles to it's nearest access in Trenton, GA.
Possibilities
The setting would be ideal for someone looking for a nice ranch to run a registered cattle operation or
potentially a high-end equestrian property. The hardwood ridges on the east side of the property would make
for great trail-riding as well. Other possibilities would include use as a wildlife, hunting, and recreational
