Each session focuses on a relevant industry topic such as innovative approaches to the development, design and construction process; the war for talent; successfully adding food and beverages to retail projects: creating retail in a mixed-use setting; how retailers and developers continue to enhance the shopping experience; the convergence of e-commerce with bricks-and-mortar; exciting new tenants in the mall landscape; successful approaches for repurposing vacant tenants and an in-depth discussion on urban grocery stores. The workshops will include both presentation and group discussions to maximize your opportunities to connect, create, and inspire. Workshop 1 | Grand Canyon 1-3 War for Talent Free food, shuttle, stock options, and a resort-like office are just a few perks used nowadays to attract talent. Consequently, an increase in the recruiting budget is inevitable. How much value do we place on securing the best personal and professional traits in our employees? How can we keep the right talent behind our doors in the fast-paced and tech-evolving real estate landscape? This moderated panel discussion will incorporate the different viewpoints of a developer, contractor, architect, and talent acquisition manager. They will discuss how to maintain a competitive advantage through innovation with the right human capital, how diversity can boost a think-outside-the-box outlook, and what kind of impact the new generation’s attitude could have on the real estate market across the U.S. in the coming decade. 8 JW Marriott Desert Ridge Resort & Spa | Phoenix, AZ | November 29 – December 2, 2016 | #CenterBuild Facilitator Sarah Holstedt Associate Vice President | CallisonRTKL | Seattle, WA Panelists Dan Pauletich Michael Parks Senior Managing Director Specialty Consultants Inc. This shift in restaurant expansion as part of shopping centers is due to the high demand from consumers for better food options. In March of last year, for the first time since 1992, people in the U.S. spent more money on dining out than they did on groceries. People are not only interested in healthy dining; they’re also willing to pay more for sustainable, organic, and natural foods. Developers and designers are responding with new concepts that treat food as a critical anchor in retail environments. Our panel will discuss food trends impacting our industry and how to effectively apply them to your shopping center. Urban trail systems can become a critical traffic generator. Grocery stores serve as daily needs anchors that attract residential development. Some are removing roofs to transform interior malls to outdoor streets. The mall of tomorrow won’t be a mall at all, but a mixed-use community hub that serves as a catalyst for urban regeneration. Try the 4th-6th floors! This case study will explore Uniqlo’s Chicago flagship on Michigan Avenue and the challenges and solutions for accomplishing the almost impossible. Not only did the project require a major reconfiguration to move people, the impact of high-rise building codes brought its own set of obstacles. See what it took to marshal the concept to fruition and learn how the team engaged the mayor, local alderman and the Michigan Avenue Design Commission. Moderator Sanjiv Chadha President | NWS Architects Inc. | Chicago, IL 12 JW Marriott Desert Ridge Resort & Spa | Phoenix, AZ | November 29 – December 2, 2016 | #CenterBuild Speakers Debra Contreras, CDP Senior Director General Growth Properties, Inc. Chicago, IL John Russell, CDP President W.E. O’Neil Construction Chicago, IL Case Study B | Grand Canyon 4-5 Domain Northside: A New Approach to Mixed-Use Development Developing a mixed-use project can be a gratifying experience when the team is able to fully activate spaces according to use and lifestyle habits. Domain Northside includes 600,000 square feet of retail, 250,000 square feet of office space, 563 multifamily residences, and a 171 key Archer Hotel. Within the retail configuration is a new RH Art Gallery and Rock Rose, an entertainment district. This case study will explore the complexities of combining so many uses that are distinctively different and appeal to different segments of the population. It is significant to note that the project is not within the city’s urban core, yet it accentuates the market’s openness to having a truly unique 24-7 experience that brings together world-class retailers, emerging brands, and the most sought-after local retailers. Mapes, AIA Senior Associate Gensler Austin, TX It’s Not Always Paradise: A Retailer’s Perspective on Constructing New Department Stores at Ala Moana Mall Coordinating the design and construction of department stores can be challenging, even in the best of situations. In this case study we will explore what it takes to effectively relocate one department store, Nordstrom, to a new space in the mall while delivering an entirely new store, Bloomingdale’s, to the market and the mall. If accessibility to construction materials and labor wasn’t enough of a challenge, the team also dealt with a severely confined construction site that was further constrained by the construction of a residential tower between the two buildings. And did we mention that the buildings were being built on a podium over existing retail? Moderator Bruce R. Quisno Vice President | Macy’s, Inc. | Cincinnati, OH Speakers David F. This session explores the many unusual components of the Westfield World Trade Center Project: the site’s pre and post 9/11 history, the extraordinary variety of stakeholders, and the sheer weight of the area’s solemnity. Participants in this case study will catch a glimpse of the vast masstransit system that connected to the site, view the poetic retail space that has since been created, and become more acquainted with the uncountable number of hurdles presented before and after 9/11. This truly iconic development required intense focus by a number of individuals, companies, design firms, and government agencies. Its recent opening demonstrates that you can sensitively design a project that speaks to a local vernacular without sacrificing goals, space, or design trends. This project embraces the challenges of creating a dynamic and vital piece of the city that will also function as a solemn memorial to those lost fifteen years prior. Moderator Steve Dumas Senior Vice President Retail Design | Westfield, LLC | Los Angeles, CA THURSDAY, DECEMBER 1 Speakers Michael H. McNaughton, Ray Marter CRX, CLS, RPA, CCIM Senior Vice President, Development Westfield, LLC New York, NY Vice President of Design Westfield, LLC New York, NY Case Study E | Grand Sonoran H-I Foothills Mall Redevelopment - A Public Private Partnership Success Redevelopment projects often occur when a public/private partnership is established. More often than not, the driving force behind such innovative programs is a significant need within the market to bolster future development by elevating an existing redevelopment opportunity. Such was the case of the Foothills Mall. When mall owners recognized that their mall was losing appeal, they partnered with the city of Fort Collins to embark on re-positioning and expanding the mall. The goal was to transform Foothills Mall into a central place for residents to not only shop, but also participate in civic and outdoor activities including concerts, dining venues, fairs, and the like. The project team developed innovative design responses by using native materials, increasing natural light, designing open-air spaces, and incorporating low-energy lighting. Other major challenges included water quality, drainage, infrastructure improvements, and ultimately, the acquisition of real property within and around the site to finalize the comprehensive redevelopment. The team will share lessons learned from addressing a blighted underperforming asset, incorporating sustainability and environmental concerns, and providing a vibrant, indoor/outdoor mixed-use destination. Denver, CO Partner 505Design Boulder, CO Bruce McLennan Mike Moeller Principal Farnsworth Group Greenwood, CO Associate JPRA Architects Farmington Hills, MI Case Study F | Grand Sonoran J It Took an Act of Congress: The Redevelopment of Broadway Plaza Arguably, the most challenging of projects are those that involve multiple jurisdictions within local, state, and federal government while building consensus with the development team’s vision. In this case study you will go behind the scenes for an in-depth look at what it took to expand a Macy’s department store, demolish nearly 160,000 square feet of obsolete space, add over 308,000 square feet of new retail space, and develop a new 2523 car parking deck. Central to the successful re-design was the decommissioning of one of two underground flood culverts controlled by the Army Corps of Engineers. The ultimate sunset of the culvert required numerous public workshops and working through a complex entitlement process. If this wasn’t enough, the developer, Macerich, sought to give retailers a significant amount of autonomy in the design of their storefronts, which proved to be treacherous when the local governing body sought approvals every step of the way. In some cases tenants had to seek advance approvals before designs were completed or leases were executed. Compounding challenges for the project were a tight site, staying open for existing merchants, and the construction across the open culvert. Moderator Yann Taylor Speakers Vincent Heitzmann Garrett T. Newland Vice President Macy’s Inc. At that point, they’ll make the shift to spending money on experiences. Philadelphia, PA 23 THURSDAY, DECEMBER 1 The Shoppes at Bel Air Mall: A Study in Placemaking In this case study participants will learn firsthand that leaning on the tried and true formulaic process of retail design is no longer a requirement for development. Rouse Properties and The Beck Group joined together to buck the retail models when re-developing Bel Air Mall in Mobile, Alabama. Seeking to significantly impact the retail market with a new and vibrant center, the design team was successful in reducing the net leasable area of the mall in exchange for more energetic common areas which helped to increase customer’s interest and connection to the spaces within the center. The design, while very simple, served to increase interest in the potential lease ability of the spaces, ultimately resulting in a more vigorous environment that retailers found more appealing. The end result was a successful leasing program that resulted in a completely new retail environment. The Crayola Experience demonstrates that the process of successfully re-purposing a former department store may demand that the lines be blurred and the colors go outside the proverbial lines. Transforming a nearly 60,000 square feet space into a collection of 25 attractions, party rooms, a theater, café, and retail store was daunting to say the least. The conversion of a space this size into a complex myriad of uses comes with a unique set of challenges: operational and building code impact on ingress and egress, fire control, wayfinding, the physical challenges of appealing to both children and adults, and much more. You will also hear how the team addressed the creative aspects of designing a space that would be appealing to all generations. We hire interesting people. People who look at their job by looking at life, bringing with them a life of experiences to base their craft on. It’s a fundamentally different way of thinking. One that is the core of our culture. We are the people who ask the really hard questions. Followed by the painfully obvious ones. We talk, listen, observe, dig, dive, and mine until we fully understand the intricacies of the project. And then we do it all over again, but this time with the sons and daughters, colleagues and friends who will be experiencing the places we create. We immerse ourselves into the life that everyday people will be leading, holding a mirror to culture and taking detailed notes of the reactions. We like to say it’s not what we know; it’s what we notice. Somewhere, the most authentic expression of a project is waiting to be discovered. All of this preparation, from the trenches to the ten-thousand-foot view, culminates in one idea. A story that people can’t help but connect with. One common thread weaved seamlessly through the spaces we create. We craft the spaces that people spend their days and nights in. Spend their time and money in. Spend their little wins and heartbreaking losses in. Give them a moment, and they’ll give you their trust. It’s moments that matter. Everything else is just design.
