Avenue and the challenges and solutions for accomplishing the almost impossible. Not only did the project require a
major reconfiguration to move people, the impact of high-rise building codes brought its own set of obstacles. See what

Domain Northside: A New Approach to Mixed-Use Development
Developing a mixed-use project can be a gratifying experience when the team is able to fully activate spaces according
to use and lifestyle habits. Domain Northside includes 600,000 square feet of retail, 250,000 square feet of office
space, 563 multifamily residences, and a 171 key Archer Hotel. Within the retail configuration is a new RH Art Gallery
and Rock Rose, an entertainment district. This case study will explore the complexities of combining so many uses that
are distinctively different and appeal to different segments of the population. It is significant to note that the project is
not within the city’s urban core, yet it accentuates the market’s openness to having a truly unique 24-7 experience that
brings together world-class retailers, emerging brands, and the most sought-after local retailers.

It’s Not Always Paradise: A Retailer’s Perspective on Constructing New Department Stores at Ala Moana Mall
Coordinating the design and construction of department stores can be challenging, even in the best of situations.
In this case study we will explore what it takes to effectively relocate one department store, Nordstrom, to a new
space in the mall while delivering an entirely new store, Bloomingdale’s, to the market and the mall. If accessibility
to construction materials and labor wasn’t enough of a challenge, the team also dealt with a severely confined
construction site that was further constrained by the construction of a residential tower between the two buildings.

Renaissance – The Story of the Westfield World Trade Center
It’s a big enough challenge to develop the typical retail site, but when the site is what was once the World Trade
Center, the task would seem almost insurmountable. This session explores the many unusual components of the
Westfield World Trade Center Project: the site’s pre and post 9/11 history, the extraordinary variety of stakeholders,
and the sheer weight of the area’s solemnity. Participants in this case study will catch a glimpse of the vast masstransit system that connected to the site, view the poetic retail space that has since been created, and become more
acquainted with the uncountable number of hurdles presented before and after 9/11. This truly iconic development
required intense focus by a number of individuals, companies, design firms, and government agencies. Its recent
opening demonstrates that you can sensitively design a project that speaks to a local vernacular without sacrificing
goals, space, or design trends. This project embraces the challenges of creating a dynamic and vital piece of the city
that will also function as a solemn memorial to those lost fifteen years prior.

Foothills Mall Redevelopment - A Public Private Partnership Success
Redevelopment projects often occur when a public/private partnership is established. More often than not, the
driving force behind such innovative programs is a significant need within the market to bolster future development
by elevating an existing redevelopment opportunity. Such was the case of the Foothills Mall. When mall owners
recognized that their mall was losing appeal, they partnered with the city of Fort Collins to embark on re-positioning
and expanding the mall. The goal was to transform Foothills Mall into a central place for residents to not only shop,
but also participate in civic and outdoor activities including concerts, dining venues, fairs, and the like. The project
team developed innovative design responses by using native materials, increasing natural light, designing open-air
spaces, and incorporating low-energy lighting. Other major challenges included water quality, drainage, infrastructure
improvements, and ultimately, the acquisition of real property within and around the site to finalize the comprehensive
redevelopment. The team will share lessons learned from addressing a blighted underperforming asset, incorporating
sustainability and environmental concerns, and providing a vibrant, indoor/outdoor mixed-use destination.

It Took an Act of Congress: The Redevelopment of Broadway Plaza
Arguably, the most challenging of projects are those that involve multiple jurisdictions within local, state, and federal
government while building consensus with the development team’s vision. In this case study you will go behind the
scenes for an in-depth look at what it took to expand a Macy’s department store, demolish nearly 160,000 square
feet of obsolete space, add over 308,000 square feet of new retail space, and develop a new 2523 car parking deck.
Central to the successful re-design was the decommissioning of one of two underground flood culverts controlled by
the Army Corps of Engineers. The ultimate sunset of the culvert required numerous public workshops and working
through a complex entitlement process. If this wasn’t enough, the developer, Macerich, sought to give retailers a
significant amount of autonomy in the design of their storefronts, which proved to be treacherous when the local
governing body sought approvals every step of the way. In some cases tenants had to seek advance approvals before
designs were completed or leases were executed. Compounding challenges for the project were a tight site, staying
open for existing merchants, and the construction across the open culvert.

The Shoppes at Bel Air Mall: A Study in Placemaking
In this case study participants will learn firsthand that leaning on the tried and true formulaic process of retail design
is no longer a requirement for development. Rouse Properties and The Beck Group joined together to buck the retail
models when re-developing Bel Air Mall in Mobile, Alabama. Seeking to significantly impact the retail market with a
new and vibrant center, the design team was successful in reducing the net leasable area of the mall in exchange for
more energetic common areas which helped to increase customer’s interest and connection to the spaces within the
center. The design, while very simple, served to increase interest in the potential lease ability of the spaces, ultimately
resulting in a more vigorous environment that retailers found more appealing. The end result was a successful leasing
program that resulted in a completely new retail environment.

Coloring Outside the Lines: The Crayola Experience
Finding creative uses for vacant department stores is becoming more and more prevalent in today’s changing retail
landscape. The Crayola Experience demonstrates that the process of successfully re-purposing a former department
store may demand that the lines be blurred and the colors go outside the proverbial lines. Transforming a nearly
60,000 square feet space into a collection of 25 attractions, party rooms, a theater, café, and retail store was
daunting to say the least. The conversion of a space this size into a complex myriad of uses comes with a unique
set of challenges: operational and building code impact on ingress and egress, fire control, wayfinding, the physical
challenges of appealing to both children and adults, and much more. You will also hear how the team addressed the
creative aspects of designing a space that would be appealing to all generations.

Renaissance – The Story of the Westfield World Trade Center
It’s a big enough challenge to develop the typical retail site, but when the site is what was once the World Trade
Center, the task would seem almost insurmountable. This session explores the many unusual components of the
Westfield World Trade Center Project: the site’s pre and post 9/11 history, the extraordinary variety of stakeholders,
and the sheer weight of the area’s solemnity. Participants in this case study will catch a glimpse of the vast masstransit system that connected to the site, view the poetic retail space that has since been created, and become more
acquainted with the uncountable number of hurdles presented before and after 9/11. This truly iconic development
required intense focus by a number of individuals, companies, design firms, and government agencies. Its recent
opening demonstrates that you can sensitively design a project that speaks to a local vernacular without sacrificing
goals, space, or design trends. This project embraces the challenges of creating a dynamic and vital piece of the city
that will also function as a solemn memorial to those lost fifteen years prior.
