Several scholars have studied the explicit (tangible) costs of the ecclesiastical
buildings constructed in the High Middle Ages. However, no scholar has examined the
implicit (opportunity) cost of unskilled labor required for their construction, or tried to
estimate the total cost of their building as a percentage of regional GDP. This thesis
examines the implicit costs of building the Gothic churches of the Paris Basin built
between 1100-1250, and attempts to estimate the percentage of the regional economy that
was devoted to build them. I estimate that over this 150-year period, on average, 21.5
percent of the regional economy was devoted to the construction of these Gothic
churches, 1.5 percent of which is directly related to the implicit cost of labor.

Introduction
During the High Middle Ages, Western Europe was plagued with famine, disease, and dismal
economic growth. Population was increasing at a rate faster than the (Maddison, 2003), leaving
the average person experiencing declining levels of sustenance every year. However, during the
period known as the High Middle Ages, between 1100-1250, the Catholic Church built over
1400 Gothic churches in the Paris Basin alone. The lavish ecclesiastical building campaigns of
the Church represented a portion of the GDP for the region, but what percentage of GDP does
this building campaign represent?
Several scholars have studied the explicit (tangible) costs of the ecclesiastical buildings
constructed in the High Middle Ages. However, no scholar has examined the implicit
(opportunity) cost of unskilled labor required for their construction, or tried to estimate the total
cost of their building as a percentage of regional GDP. This thesis examines the implicit costs of
building the Gothic churches of the Paris Basin built between 1100-1250, and attempts to
estimate the percentage of the regional economy that was devoted to building them. I estimate
that over this 150-year period, on average, 21.5 percent of the regional economy was devoted to
the construction of these Gothic churches, 1.5 percent of which is directly related to the implicit
cost of labor.
In order to estimate the percentage of GDP of the Gothic churches, I will pull information
from three main sources: Maddison (2001), James (1996), and Kraus (1979). I used Maddison’s
population and GDP data, James’ unit cost analysis of the churches specific to this paper, and
Kraus’ dollar-to-livre ratio. Combining these sources and adjusting the data allows me to
estimate the percentage of GDP that the Gothic churches consumed. I use the work of several
1
other scholars to further examine and explore the costs of building the Gothic churches of the
Paris Basin as well as the opportunity cost of labor.
In this paper, I will first give background information on the Church, the Gothic
ecclesiastical buildings, and the Paris Basin. Also in this section, I will introduce the economic
model presented by Ekelund et al. (1996) as a model for viewing the actions of the church.
Second, I will examine each of the three sources listed above in greater detail and analyze them
first separately and then together. I will also take a look at the GDP of the Paris Basin and the
resulting impact the church building had on the regional economy in terms of the percentage of
GDP the building campaigns required. I will then examine the implicit costs in the form of the
opportunity costs of labor and the total impact these ecclesiastical buildings had on the regional
economy in order to answer the question: What percentage of regional GDP went to build the
Gothic churches in the Paris Basin between 1100 and 1250? In the third section, I will analyze
the data that I gathered and offer a column-by-column explanation of the tables in the Appendix.
Finally, I will offer my conclusions.

History and Background
The Medieval Church
At the start of the High Middle Ages, circa 500 C.E., the Church was in its infancy; however, by
1100 C.E., the Church had grown to possibly the largest private organization the world had seen
to date. Today, there are over 1.1 billion Roman Catholics (around 17 percent of the world’s
population). After the conversion of Constantine (circa 300 C.E.) and other important political
figures, the Catholic Church proliferated throughout Western Europe. During the High Middle
Ages and before the Protestant Reformation, the Popes had more power than at any time in
history. The Church crowned rulers, such as Charlemagne, created laws, started wars, and served
as the supreme authority on salvation and the afterlife.
The Church's humble beginnings seemed long forgotten by the time the position of the
Pope was established, around the 4th century (Knox, 1999). Before the Pope became the head of
the Catholic Church, local ruling classes appointed local bishops to their positions. Once the
Bishop of Rome became the Pope and his power increased, the Church became a centralized
power. Even today, the hierarchy of the Church can be quite confusing. A simplified view of the
church shows the Pope as the head. He makes the decisions that guide the entire Church, which
can be subdivided into separate dioceses. A bishop leads each diocese. The organization of the
Church is further divided into parishes; within these parishes there are several types of orders.
The main difference between the different orders involves the vows taken by the members
(Catholic Encyclopedia, 2009).
The church building operated not only as the home to the clergy associated with it, but
also as a symbol of the type of clergy that functioned within. A bishop’s church was known as a
cathedral, an abbot’s church was known as an abbey, and so on. The size and grandeur of the
3
church building allowed for others to see the wealth and power of not only the Church, but the
head of that particular church.
Model of the Catholic Church using Ekelund et al. (1996)
Despite the enormous impact that the medieval Church has had on current day Western
civilization, the economic impact of the medieval Church has not been thoroughly examined.
Ekelund et al.’s (1996) analytical approach to studying the medieval Church has created a new
understanding of its functioning and motivation. They modeled the medieval Church as a
multidivisional form firm (M-form).1 Functioning as an M-Form firm, the Church was able to
control satellite branches from the Vatican. This strategy allowed for the Church to grow in
power without stretching itself too thin.
For the purposes of this paper, Ekelund et al.’s (1996) model of the church will be used to
examine the Church. Their book provides a framework to analyze the functioning of the Catholic
Church. Viewing the Church as a firm allows us to explain its actions and, in many cases, to
predict how the Church would respond in different instances. For example, as a self-interest Mform, we would expect the medieval Church to seek to maximize profits and minimize its costs.
In the case of the Catholic Church, the Vatican acted as the headquarters and the local dioceses
as satellite branches by which the Catholic Church maximized profits as a franchise monopolist
and dominated the market for the afterlife (Ekelund et al., 1996).
The Catholic Church maximized profits by utilizing what was essentially slave labor
(Kraus, 1979: 11). This caused the burden of high opportunity costs to plague Western Europe’s
economy. Ekelund et al. address opportunity costs and their effect on economic development,
1
A formal definition of an M-form firm is, “a type of organizational structure consisting of a relatively large number
of relatively small semiautonomous units, which are controlled mainly by the setting of financial targets from the
centre” (“M-form,” 2006).
4
reminding us that “economic resources have alternative uses” (2006: 203). The authors estimate
that 9 percent of adult men built ecclesiastical buildings in France between 1100 and 1400 C.E.
Instead of building churches, they could have built “fences around common areas” or invested in
technology, infrastructure, and education (Ekelund et al. 2006: 203).
In addition to being the seat of a bishop, Ekelund et al. suggests that the cathedrals (and
other large churches) operated as both a limit-pricing device and as a signaling device. These two
devices functioned as a barrier-to-entry for other competing religions, such as the Muslims and
the Gnostics (2006: 198-231). Viewing the Church as a monopoly, the Church’s actions to
increase barriers-to-entry allowed it to continue to function as a monopoly by dissuading
competition. The medieval Church effectively reduced the threat of competition throughout the
High Middle Ages. In fact, it was not until the Protestant Reformation during the 16th century
that the Catholic Church lost control of its monopoly. The churches played a large role in the
Church’s profit-maximizing agenda.
Another way the Church controlled the market was by “overproducing” goods to ensure
that other religions would be unable to compete with it. One way to see the overproduction is by
looking at the over 1400 churches built in the Paris Basin in a 150-year period. Large, adorned
churches can be viewed as a marketing tool, projecting their market dominance over other
possible competitors, and also representing its services to the consumer in order to maintain
market share. In this case, the larger churches also functioned as a signaling device by presenting
wealth and power to potential rivals of the Church and its general wealth.
Civic pride also played a role in raising the barriers-to-entry as so many of the
townspeople felt a sense of ownership toward their local church. A large portion of the town was
either directly or indirectly involved in the construction. According to records from Westminster
5
Abbey collected by Scott, at one point, 435 workers labored on the cathedral at a time, and, on
average, there were 309 workers at the site (2003: 33-35). These laborers were directly related to
the build; however, there were several others in the labor force that contributed to the
ecclesiastical building campaigns indirectly. These buildings drained resources from nearly
every aspect of the economy. In some cases, the Church would rally the town with a sacred relic
that was so sacred its proper home needed to be in a new and well-adorned church building.
These relics played an important part in gaining momentum towards building new churches. In
Chartres, for example, when a fire ravaged the old cathedral in 1194, the Church was able to
enlist the townspeople to support the new stone cathedral because its relic had been spared from
the fire (Ball, 2008: 20-22). Since the majority of the town was motivated to play a part in the
construction of the cathedrals, any challenging religions would be competing with the sense of
ownership and loyalty from the citizens within the diocese.
In order to finance so many churches, the Church had multiple sources of revenue during
this time, including “tithes, land rents, donations, bequests, fees charged for judicial services,
proceeds from the sale of indulgences, and income derived from the monastic production and
marketing of agricultural produce” (Ekelund et al., 1996: 33). These revenue streams created one
of the richest and most powerful private organizations in the world.
The Gothic Church Buildings
Europe’s Gothic churches served as a symbol of wealth and power for the Church in the High
Middle Ages. The larger and grander the church, the more power and wealth it displayed for the
bishop or the local priest. The Gothic style of church buildings appeared first with Abbot
Suger’s St. Denis, around the beginning of the 12th century. In the 150-year period between
1100-1250 C.E., 1,472 Gothic churches were built in the Paris Basin alone (James, 2003).
6
According to Gimpel, “more stone was quarried in France [from 1050-1350] than in ancient
Egypt during its whole history” (1961: 5). In order to understand the immensity of resources
required for the Gothic churches, a basic understanding of church architecture and construction is
imperative. My goal in this section is to give a fundamental understanding of the Church’s
building efforts between 1100-1250 in the Paris Basin.
Entering one of these massive churches, even today, is breathtaking. One can imagine
what a citizen of the High Middle Ages must have felt when entering a church such as Chartres.
Most people of the day had little money. The standard cramped, dark home had a dirt floor and a
thatched roof. Walking into a large Gothic church must have been like entering into a celestial
realm. The Medieval citizen would have most likely entered through a portal with images from
the Bible carved into stone. Upon entering the church, the citizen would walk into an area called
a nave, the general assembly area of the church. Looking up, the citizen would see ribbed vaulted
ceilings. It was light in the church, much lighter than other medieval buildings. Windows lined
the walls, and the ceiling seemed to float on air. A quick look around and the citizen would
notice the precious metals and jewels that ordained the nave. Beyond the nave lay the transepts;
they intersected the church and separated the nave from the choir. If a citizen had the chance to
visit another Gothic church, his experience would be unique in the sense that while all Gothic
churches had similar attributes, no two were built the same. There was no universal blueprint for
building the Gothic style churches.
Buildings today, in most cases, are built for efficiency. On many streets, especially in
planned communities, it would be hard to tell houses apart. In this context, it is hard to imagine a
world where no two buildings are alike. Nevertheless, this was the case with Gothic churches.
Among the Gothic churches in the Paris Basin that James surveyed, of “316 churches with
7
transepts only 53 of them had one arm even resembling the other” (1989: 9). As there were no
building plans or blueprints, the knowledge of the builders was passed down from one builder to
another via apprenticeships.
While no two churches were built the same, the construction of the Gothic churches was
well thought out. The initial construction of these churches began with the clearing and leveling
of land and then the preparation of the foundation. Many of the earliest churches were built on
the sites of existing Roman monuments. Erlande-Brandenburg (1989) wrote that “a number
of ... cases prove that the original Christian installations invariably entailed the destruction of
important monuments” (p. 41). The sites of Roman monuments were favorable locations within
the cities. Not only were these sites well known among the existing population, but also the land
was generally level and favorable for building. Once a site was ready, the foundation could be
laid. The foundations of some churches had as much stone below ground as above (Gimpel,
1961: 5).
Gothic style churches were built for height and light. These buildings approached the
tallest structures of the world until 1300 when the Lincoln Cathedral surpassed the height of the
Great Pyramid of Giza. At 525 feet, the Lincoln Cathedral towered above the landscape at the
time. In order to allow light to enter Gothic churches, massive windows flanked the sides. These
windows, though beautiful to look at, did little to support the structure of the building. The
master masons who worked on the larger Gothic churches and cathedrals used innovative
building methods, such as flying buttresses, that allowed for the Gothic style’s tall ceilings and
many windows. Flying buttresses were exterior support structures that increased the integrity and
soundness of the building it supported by stabilizing the walls.
8
The benefits of these buildings can still be seen today in modern France. Many of these
churches are still in service, and tourists come from all over the world to view these monuments
from the High Middle Ages. The ingenuity of the master masons, as well as the persistence of
the Catholic Church in its efforts to build such monuments, is astounding. In order to ascertain an
estimated cost for these buildings, several sources were used. In the next section, I will give a
detailed summary of these sources and the way they were used in conjunction in order to
estimate the costs of these building campaigns.
9
Foundations for Analysis
Introduction of James, Maddison, and Kraus
I have brought three main sources together in order to estimate the percentage of regional GDP
used in the building of the Gothic churches of the Paris Basin: Maddison (2001), James (1997),
and Kraus (1979). By combining the work of these three scholars, I have been able to derive the
closest estimate of the cost of these churches in real terms than ever before. This section gives a
summary of the works of these scholars and a brief analysis of their data and the way I used it.
In the next chapter, I will examine the data in detail and show the way that data has been
compiled into Tables 1-1 and 1-2.
The bulk of the information used in my analysis comes from James (1997). He
documented all the Gothic churches built in the Paris Basin between 1100-1250. In order to
estimate the cost of the churches, James introduced his cost-per-unit method. The unit represents
a small section of the church and is based on “bulk building techniques used by quantity
surveyors” (James, 1997:48). Chartres, for example, is estimated to be 6,345 units (49).
The unit method developed by James uses the Building Inflation Index, which adjusts for
building costs from year to year. He also adjusts for the changes in building techniques by
inflating the cost of the units by 70 percent. The overall impact of this adjustment results in each
unit being worth almost $73,000 a unit in 2011 dollars. The average unit per church is
approximately 205. Thus, Chartres, at 7448 units, would be estimated to be $543 million to
build (2011 dollars). The total estimated explicit cost of building these Gothic churches is just
under $22 billion (US 2011 dollars).
The next step in the process was to convert today’s dollars in to the currency of the day.
Kraus (1979) estimated the livre-to-dollar ratio to be 1:800, or one livre from the year 1200 to be
10
worth 800 1977-dollars. To update his ratio, I used the CPI to determine the change from 1977
to 2011, and the ratio became 1:2969.5.
The final step in determining the percentage of GDP used in producing the Gothic
churches was to find the GDP of the years 1100-1250 and the population for per capita analysis.
This information was compiled by Maddison (2001), who estimated not only the population of
France during the High Middle Ages, but also the GDP and the respective growth rates of both.
His work focused on the year 1000 C.E., in which he calculates the population of France to be
around 6.5 million and the GDP to be around $2.8 million. The growth rate of France’s GDP
was listed as 0.13 and the growth rate of their its population was listed as 0.17 percent
respectively. I updated his analysis by compounding the population and GDP by the respective
growth rates from 1000-1250. In doing so, I was able to get a more accurate picture of the GDP
within the specific time frame. I was also able to note the slight decrease in GDP per capita, as
the growth rate for population was higher than the growth rate of GDP. Furthermore, all sources
were updated to 2011 currencies (See Table 1-1). A more detailed examination of Table 1-1 can
be seen in the fourth section.
Combined Research and Analysis
Taken alone, the above sources give valuable information regarding several separate matters:
costs of medieval church building campaigns, population numbers, GDP, and a monetary
conversion. But, by bringing this information together, the approximate percentage of GDP
spent on church building efforts in France during the stated era can be calculated. I estimate that
around 4 percent of France’s GDP a year was utilized to build the Gothic churches (See Table 11).
11
I wanted to look a step further. The Paris Basin takes up a small portion of France’s
landmass. During the time span 1100-1250, thousands of other ecclesiastical buildings were
built throughout France. To say that the Church building campaigns in France took up 4 percent
of the GDP of the country would be an understatement. The true impact that the building
campaigns had on the regional economy can be seen when the GDP of the Paris Basin is
examined.
This impact can be determined by first ascertaining the population of the Paris Basin
during this time and, second, by estimating the percentage of GDP that came out of the Paris
Basin. To my knowledge, no record of this data exists; however, a fair estimation can be made
based on population trends and the wealth of other areas in France during the same time period.
According to statistics from the INSEE (a large database of French statistics), in 1789,
approximately 14 percent of the population of France lived in the Paris Basin. This number has
grown substantially since the Industrial Revolution; however, before the Industrial Revolution
minimal shifts occurred in population demographics (Broadberry and O’Rourke, 2010, 1-69). It
is doubtful that more than 14 percent of the population lived in the Paris Basin between 11001250.
In 2004, the Ile-de-France, which is located in the Paris Basin, made up 18 percent of the
population and contributed to 30 percent of the GDP of France (INSEE, 2004:1). This small area
is approximately 39,000 square miles, or an area slightly smaller then the state of Ohio. The
Paris Basin covers only 18.5 percent of the landmass in France. It is doubtful that this small
landmass produced 30 percent of the GDP, especially since this was an agrarian society and
much of the GDP came from agriculture. Many other areas in France seemed to have more
income as indicated by the number of churches built throughout France before the advent of the
12
Gothic style. In fact, until the Gothic building campaigns started in the 12th century, the Paris
Basin had fewer ecclesiastical buildings than areas in southern France, as most of the Church’s
buildings were built in the southern regions (Fletcher, 2012: 1). I postulate the range of GDP of
the Paris Basin was approximately 15-20 percent of the total GDP of France. This estimate is
based purely on the landmass of the area. As I used the maximum estimated population above, I
will also use the maximum percentage of GDP here of 20 percent in my calculations (See Table
1-1).
Using the figures above, I estimate the Church spent around 20 percent of the local
economy’s GDP on the Gothic churches of the Paris Basin each year for 150 years. These
figures represent the explicit costs of the building campaigns. When the opportunity cost of labor
is included in the estimation, the labor of approximately 6,600 men who worked on ecclesiastical
buildings in the Paris Basin in the year 1100 and increasing by 0.17 percent every year, must be
included.
Implicit costs
The above calculations take into account the tangible costs of the Church’s building
campaigns of the Paris Basin between 1100-1250; however, the implicit cost of these buildings
plays a large role in the impact placed on the local community by the Church. The main
opportunity cost of these campaigns was the opportunity cost of labor. This section will show
the opportunity cost of labor and the calculations used to arrive at these figures.
To deduce the opportunity cost of labor, I used Ekelund et al.’s (2006) estimate that 9
percent of all adult men worked on ecclesiastical buildings during this era. I assume a 50:50 ratio
13
of male to female population, and of those males, 56 percent were of working age.2
Furthermore, James’ (1996) unit estimation includes the work of skilled laborers. Scott (2003)
estimated that 60 percent of the workers were unskilled (34). I multiplied the number of
unskilled men working on the Church’s building campaigns by the GDP per capita of the region
over the 150-year period. The total increase in costs to the region was nearly 1 billion £, or 1.5
percent of the GDP of the Paris Basin. When added to the explicit cost, the total impact that the
Church’s building campaigns had on the Paris Basin averaged 21.5 percent of GDP a year for
150 years.
2
I assume a 56:44 ratio of children to adult based on several developing countries’ ratios in Sub Saharan Africa
(Ashford, 2007: 1).
14
Data and Results
The data and calculations for computing the cost of the Gothic churches, as well as the
opportunity cost can be seen in Tables 1-1 and 1-2 in the Appendix. In column A, I start with the
year 1000 C.E., as this is the year Maddison (2003) estimated the total population for France
(column B), as well as their GDP in 1990 US dollars (column C) and GDP per capita in 1990 US
dollars (column D). Furthermore, Maddison estimates that the inflation rate was 0.13 percent
and the population growth rate was 0.17 percent. Using Maddison’s growth and inflation rates, I
estimate columns B and C by multiplying each year by the respective rate of growth or inflation
from the year 1000 to the year 1250. For example, Maddison gave the total population of France
as 6.5 million in 1000 with a growth rate of 0.17 percent, I multiplied 6.5 million by 1.0017 and
got 6,511,050. For the next year, 1002 C.E., I multiplied the figure for 1001 by 1.0017 and so
on until reaching the year 1250. For GDP (column C), I used the same method with the 0.13
percent inflation rate. Maddison also gave GDP per capita for 1000 C.E.; I extrapolated the GDP
per capita for years 1001-1250 C.E. by dividing GDP by population for each year (column D).
In column E (GDP per capita in US 1990 dollars), I simply updated the GDP from 1990
dollars to current 2011 dollars. This was done using the inflation calculator on the Bureau of
Labor and Statistics (BLS) website. The inflation calculator gave the current GDP as a little over
$4.8 billion, or 1.738 times the 1990 GDP given in column C. This figure was used to multiply
the 1990 GDP (column C) figures from 1001-1250. By multiplying by 1.738 in each year, I
effectively updated the 1990 values to 2011 values. In column F (GDP per capita in 2011
dollars), I divided the updated 2011 GDP by the population for each year.
All the calculations performed in columns A-F was done by simply updating Maddison’s
work to reflect not only current dollar values, but also to show the annual inflation and growth
15
rates that Maddison himself gave through 1250. Column G (GDP in Livre in Middle Age
currency) was found by combining the work of Maddison with Kraus (1979). As stated in the
previous section, Kraus estimated the ratio of dollars to livre. I updated his work and estimated
that a dollar in 2011 would be worth 2,969.5 livres in 1200 C.E. In order to combine Maddison’s
work with Kraus’, I had to first find the livre (£) amount in 1200. I estimated this to be
2,096,962 £ by dividing the 2011 GDP of 1200 by 2,969.5. However, this gives an estimate only
for 1200. In order to get the GDP in livres back to 1000 values, I took the future value of 1200
C.E. and divided it by 1.0013 to the 200th power [2096962/(
]. The results of the past
value (PV) equation provided the value of livres in 1000 C.E. (column G). Using Maddison’s
inflation rate, I was able to find the GDP in livres for all years from 1001-1250. I followed the
same logic in column H (GDP per capita in livre) as I did in other per capita columns (columns
D and F).
The Paris Basin
In Table 1-1, columns B-H show the estimates for the entire country of France. These estimates,
however, do not show the regional impact of the Church’s building campaigns. To determine the
regional percentage of GDP used in the ecclesiastical buildings of the Paris Basin, the population
and the GDP of the Paris Basin needed to be estimated. In columns I-K, I estimated these
figures. In column I, the estimate for the regional population was based on statistics from the
18th century. While these statistics from the 18th century do not accurately show the population
from the High Middle Ages, any estimate from before the Industrial Revolution were more
accurate than statistics from after the Industrial Revolution. For this reason, I estimated that the
population of the Paris Basin could not have been above 14 percent of the total population of
16
France. In column I, 14 percent of the total population of France was totaled from the year 10001250.
In column J, I estimated the GDP of the Paris Basin in livre. As mentioned in the
previous section, the Paris Basin contained about 18 percent of the total landmass of France.
With only 18 percent landmass and 14 percent of the population, it is doubtful that the Paris
Basin produced over 20 percent of the GDP of France. For this reason, in column J, I estimated
the regional GDP to be 20 percent of the total GDP for years 1000-1250. This is, of course, an
estimate based on population trends and what we know about the agrarian economy at the time.
Finally, column K represents the GDP per capita of the region (GDP of region/population of
region).
Estimates for the Gothic Churches
Columns L-N in Table 1-1 analyze the costs of the Gothic church construction campaigns in the
Paris Basin between 1100-1250. These figures are derived from James (1997) in Table1-2.
James estimated the per unit cost of over 600 churches built in the Paris Basin between 11001250. It is from his work that I am able to derive my cost analysis. In Table 1-2, I list all the
churches that James analyzed (column A) as well as the unit costs that, for the most part, he
estimated (column B). However, I made some adjustments to column B first noticing a pattern
in the costing of the large churches. The larger churches cost on average 1.5 units per square
meter. Several large churches, such as Amiens, were left out of James original cost analysis. I
added these churches by finding the square meters for each and then dividing that by the 1.5.
While the 1.5 unit average held true for the larger churches, when I started calculating the
averages for the smaller churches, I found that this estimate did not hold true. In fact, the unit
cost per square meter for the smaller churches varied to such a degree that I was not able to find
17
a pattern in their numbers. Also, on many of the larger churches I was unable to find their
dimensions. For these reasons, I estimated the cost per units of all the churches after ChalouMoulineux on Table 1-2 using the average of the churches above it. The average units per church
for the first 678 churches are 205.
In column C of Table 1-2, I have used the estimate James gives for the total cost of
Chartres, updated that number to 2011 US dollars and then divided this number by the total units
in order to get the per unit cost of building the churches. Furthermore, in column D, I have taken
into account the dollar-to-livre ratio and calculated the cost of building each church in 1200 CE
livres. It is important to note that just over half of the churches unit values are based on the
average unit cost of the 678 churches whose units have been tallied. As James is still working on
the unit cost of these cathedrals, with each additional church he completes, this number will get
closer to accurate.
The results of Table 2-1 are reflected in columns L-N of Table 1-1. In column L, I
divided the total units used in the construction of the churches by 150 to get the average number
of units used a year (2014.16 units). These units start in year 1100 and end in 1250. The
average unit cost spent on building the churches is estimated at 24.54 L in 1200 currency. To
backdate this currency to 1000, I used the present value (PV) equation,
24.54*
*2014.16 (column M). This equation gives me the total amount spent in 1000
CE, and by multiplying each succeeding year by 1.0013, each year is updated for inflation.
Finally, in column N, the estimated GDP of the region spent on churches is established
by dividing the cost spent on churches a year (column M) by the GDP of the Paris Basin (column
J) and multiplying by 100. This gives me the percentage of GDP a year that was used in the
building of the Gothic churches.
18
Implicit Cost of Constructing the Gothic Churches
In Table 1-1, columns O-S show the implicit costs of building the Gothic churches. First,
in column O, I estimate the male workers in the Paris Basin. I use a simple 50:50 ratio for the
male to female population. In order to determine the adult working population I further estimate
a 56:44 adult to child ratio, which is reflected in column P.
Column Q uses Ekelund et al.’s estimate that 9 percent of the adult working population
worked on ecclesiastical buildings. Column Q is calculated by taking 9 percent of column P.
However, since James’ calculations take into account skilled laborers as a factor of the Building
Index, using Scotts estimate that 60 percent of the workers were unskilled, I multiplied column Q
by 0.6 to get column R. Column R represents the unskilled ecclesiastical workers in the Paris
Basin.
The total opportunity cost is then calculated using the regional GDP per capita of the
Paris Basin (column K) and multiplying that column by the unskilled laborers (column R). The
result of multiplying these two columns is represented in column S. Column S, totaled from
1100-1250 is the implicit (opportunity) cost of labor. While there are other opportunity cost of
building the Gothic churches, these cost are the only cost in which data is available to stipulate
some sort of cost.
Results
The results of my work show not only the impact of building the Gothic churches had
economically on the Paris Basin as a percentage of GDP, but also the implicit cost of labor. The
total estimated GDP of the Paris Basin in the period 1100-1250 is 61,402,807.76 L. The total
cost of building the Gothic churches is 12,168,097.08 L, or 20 percent of the total GDP.
However, the 20 percent of GDP that went towards the building of the Gothic churches shows
19
only the explicit cost of the building campaigns. The implicit cost of labor was calculated from
1100-1250. The implicit cost of labor represents 1.5 percent of the total GDP, or 928,419.45 L.
In total, the Gothic churches cost the people of the Paris Basin, 13,096,507,53 L, or 21.5 percent
of the regional GDP every year for 150 years.
20
Conclusion
The Catholic Church grew throughout the High Middle Ages, and it did so by securing large
portions of the GDP for not only the massive structure of these ecclesiastical buildings, but also
the extravagantly adorned interiors as well. What would have happened if the Church had spent
less on its ecclesiastical buildings and more on schools, infrastructure, or other technologies?
Could the High Middle Ages have ended sooner than it did? These are just some of the
questions raised when examining the ecclesiastical building campaigns,
Although these questions may never be answered, this thesis examines the implicit cost
of building the Gothic churches of the Paris Basin between 1100-1250 and estimates the
percentage of the regional economy that was devoted to building them. I estimate that over this
150-year period, on average, 21.5 percent of the regional economy was devoted to the
construction of these Gothic masterpieces, 1.5 percent of which directly relates to the implicit
cost of labor.
Scholars such as James (1997) have studied the explicit costs of these buildings,
however, no one else has examined the implicit cost of labor or estimated the total cost of
constructing the Gothic churches as a percentage of the regional GDP. There is currently a
working paper in progress on the opportunity cost of the cathedrals by McCants of MIT;
however, her paper focuses on other activities that workers may have been performing with their
time, and at this point, there is no quantitative answer as to the implicit cost of labor. This paper
estimates a quantifiable figure for the implicit cost of unskilled labor.
The weaknesses of this endeavor lie first in the averages taken from James’ (1997) work.
As James continues to assign unit measures to the churches of the Paris Basin, the accuracy of
this thesis will be improved upon. This thesis would also be stronger if more accurate data set
21
from the Paris Basin were available. If such data were available from around 1100-1250 C.E.,
the regional percentage of GDP would be more accurate. With continued research in this area, I
am confident that more accurate numbers can be calculated.
The liberties taken in the estimations for this paper have been on the conservative side. It
is very possible that as data is uncovered and churches are assigned a unit cost, the impact of
these buildings will become even larger. Two questions were raised: What would have happened
if the Church had spent less on ecclesiastical buildings and more on schools, infrastructure, or
other technologies? Could the low economic growth that plagued the High Middle Ages have
ended sooner than it did? These questions may never be answered. However, this paper does
show in quantifiable terms the impact that the Church spending had on regional the GDP.
The Church’s spending was not without a price. When resources are misallocated at the
hand of a monopoly, there is a detrimental effect on the economy: GDP suffers, technological
innovation is stalled, and resources are not equitably distributed. In this one region of France,
every year for 150 years, the Church spent over 20 percent of the regional GDP on ecclesiastical
buildings alone. Meanwhile, church building was not halted in other areas of Western Europe.
Knowing the detrimental effects that resource misallocation has on economies, I stipulate that the
costs of the ecclesiastical building campaigns could have added several hundred years to the
Dark Ages.
