ADDENDUM NO. 3 August 2, 2013 Reroofing the Student Activity Center College of Coastal Georgia CCGA-1257 This addendum is issued as part of the drawings and specifications prepared by Ramsay Sherrill Architects and dated July 19, 2013, titled “Reroofing the Student Activity Center, College of Coastal Georgia, CCGA-1257”. I. II. CHANGES TO THE SPECIFICATIONS: A. Specification Section 07 54 00 – Thermoplastic TPO Single Ply Roofing: Add the following to paragraph 2.01.A as acceptable roofing manufacturers and systems: “4. Johns Manville TPO Roof System 5. RPI ReFlex TPO Roof System” B. Specification Section 01 10 00, Summary: Add the following to 3.1.B, New roof work: 13. Scrape, sand and paint all old rooftop equipment that is to remain in place. C. Replace the Bid Form with the attached revised form. D. Section 01 20 00, Price and Payment Procedures: Delete paragraph 1.2 Deductive Alternates. QUESTIONS A. Question: “Are we to reuse the existing infill insulation on the old metal roof?” Answer: Reuse existing infill insulation that is in good shape, replace (to match existing) all deteriorated or damaged insulation. B. Question: “Will we want a new hatch or reuse the existing?” Answer: Reuse the existing. C. Question: “What is being painted?” Answer: The framing at the cantilevered façade panels and the old rooftop equipment is being painted. Prep of materials is included for items to be painted. D. Question: “Is there a set schedule for construction?” Answer: It is the college’s intent to start construction once contracts have been processed and the Notice to Proceed has been issued. E. Question: “If one contractor is the low bidder on both reroofing projects (CCGA-1257 and CCGA-1258), is construction to be done on both buildings simultaneously, or one after the other? Answer: It will be the contractor’s option. Scheduling options will be discussed during the Pre-Construction Conference(s). F. Question: “If a contractor is bidding both reroofing projects, should the “number of days” reflect the number of days for both or one? Answer: The projects are two legally separate projects, so the “number of days” on each bid form should be for that reroofing project only. G. For and in consideration of the sum of $10.00, the receipt of which is hereby acknowledged, bidder and Owner agree that this bid may not be revoked or withdrawn after the time set for the opening of bids, except as provided in Georgia law, but is an irrevocable offer that shall remain open for acceptance for a period of thirty-five days following the time set for the opening of bids. Execution of the Contract. If bidder is notified in writing by statutory mail of the acceptance of this bid within thirty-five days after time set for the opening of bids, bidder agrees to execute within ten days the Contract for the Work for the above stated Bid, as adjusted by the accepted Alternates, and at the same time to furnish and deliver to the Owner a Performance Bond and a Payment Bond on forms shown in Section 7 of the General Conditions of the Contract, both in an amount of equal to 100 percent of the Contract Sum. Commencement and Completion of Work. Upon the Effective Date of the Contract, bidder agrees to commence all Preconstruction Activities. Upon issuance of a Proceed Order, bidder agrees to commence physical activities on the Site with adequate forces and equipment and to complete to Material Completion all work in ____________ consecutive calendar days beginning the day after the date of the Proceed Order. Introduction: Sign-in sheet: write contact information legibly, please provide an email address. 2. General: a. Project Scope: brief description of project – John Herdina. b. There are unit prices, but there are no deductive alternates. c. Bid date and time: 2:30pm, Thursday, August 8, 2013. Bids will be opened in the Plant Operations Conference Room. 3. Procedure: a. If you have questions, please email them. A follow-up phone call would be good. The last day for questions is Tuesday, August 6 at noon. b. Do not call the campus or consultants directly. c. For first time BOR bidders: please review the general conditions of the contract – there are a lot of paperwork and specific forms. 4. Site/Bldg Access prior to bidding: a. If contractors or subs need to get back in to the site/bldg prior to the bid: i. Sign in at Plant Operations first ii. Investigation demolition: not acceptable as long as the demolition area is patched. b. Field verify all dimensions and conditions. 5. Specific Building and Site Issues: During Construction: a. The building will be occupied. b. Roof access will be from the exterior only. c. Construction storage area, dumpster location, worker parking: to be determined at Pre-Bid. d. Remove only as much existing roof material as can be replaced during that day. e. Noise: noise-producing activities should be scheduled for after hours. f. Workmen: Contractor to provide sanitary facilities, etc. Workmen are not to use bathrooms in the building. 6. Note hazardous materials: The face of the cantilevered façade panels do contain hazardous materials and should not be disturbed. 7. Other items: a. If roof work is subbed out – the owner reserves the right to reject subcontractors, at no additional cost to the project.
