Purpose and Introduction
Welcome to Arrowhead! We are pleased that you have chosen to live in our beautiful setting at
the base of the bluffs! In an effort to help our community be a place where all residents can live
happily and successfully, we have prepared this Handbook of Arrowhead’s rules, policies and
procedures. Please review them carefully as they include our rules and regulations which you agree
to abide by. If you require further clarification, please do not hesitate to contact the office.
We are glad to have you as a resident of Arrowhead Apartments & Town Homes and will do all
we can to help you fully enjoy your new apartment or townhome!
Application Requirements and Processing
As a resident of Arrowhead Apartments & Town Homes you are already familiar with our application
process which involved:
 Completion of the Rental Reservation Agreement accompanied by your $100 deposit. This
allowed us to hold your preferred apartment while your application was processed and
required investigative checks were performed.
 Completion of the Application for Tenancy to be reviewed by management before residency
was approved. As explained to each potential resident, we had several items that we review
in order to qualify a person to reside at our property. These included the following items:
 Credit Check
 Criminal Background Check
 Rental References and/or Mortgage Payment History
 Employment and Income Verification


Upon completion of the application process and subsequent approval, a binding Rental
Agreement (lease) plus additional Addendums were entered into and you became a
welcomed tenant of Arrowhead Apartments & Town Homes.
Leases are re-signed on a yearly basis.
Every application that we receive is processed according to the requirements of the Fair Housing
Act.
Burning Candles
Although we do not prohibit the use of candles, we strongly recommend that you do not use
candles in the rental units. Please be advised that should you choose to use candles in your rental
unit, you may accrue charges for eliminating excessive smoke damage or odors upon vacating the
unit. We also ask that residents are careful with candle wax as the wax can be very damaging to
flooring, especially carpeting. (Please be aware that smoke from candles – especially cheap ones can cause thousands of dollars of damage. If you choose to burn candles, the cost of any required
repainting of your unit will be passed on to you.)
Cable and Telephone Jacks
Arrowhead will allow a tenant to have cable and telephone jacks installed in their apartment by an
authorized provider ONLY. The contractors usually need an authorization form signed—please
contact Management for authorization. The tenant must pay for all costs associated with these
services. Satellite dishes are permitted for certain units (See Satellite Dishes in this Handbook).

Carpeting (replacement)
Arrowhead’s policy is that we do not replace carpet as long as a resident remains in their unit.
(See “Security Deposit Return” section)
Cleaning and Damages
As stated in your lease, you are expected to keep your rental unit in clean and good repair during
your residency. Upon vacating, the rental unit must be restored to its’ original condition, normal
wear and tear excepted. Tenants will be charged for any deterioration in the unit due to tenant
damage, waste or neglect.
A detailed list of instructions and expectations for move-out will be given to you upon management
receiving your written notice that you are moving out. (Check your lease as to the minimum
required notice.) A move-out walk through inspection will be conducted by management. If you
want to be there for the inspection, an appointment must be scheduled for this final walk through of
the premises. The condition of the rental unit will be determined based on the assessment from
your original “Check In / Check Out Form”, which you received prior to receiving your keys at the
beginning of your lease term.
A member of the management team will conduct the final inspection. It is not our policy to enforce
a mandatory professional carpet shampooing upon move-out, however, if any carpeting has
deteriorated due to tenant damage, waste or neglect (i.e. it is damaged beyond normal wear and
tear) the cleaning or replacement charges will be charged back to you and taken out of your
security deposit as permitted by Wisconsin State laws. Any cleaning and damage charges that are
accrued by the leaseholder(s) will be charged according to the Cost Sheet. In the event that costs
exceed those stated on the Cost Sheet, you will be charged for actual costs.
If you have a pet YOU are responsible for having your carpet PROFESSIONALLY cleaned in order
to remove pet odors and dander for future tenants. For your convenience, we have an inexpensive,
professional carpet cleaner we can recommend. A copy of the carpet cleaning bill will be required
by management upon move-out.
Community Center Usage
Located in the center of the Arrowhead Apartments complex is a Community Center. This facility is
available for use by all tenants of Arrowhead. It features a cozy sitting area by two (non-functioning
- sorry) beautiful, brick fireplaces, an open area for table(s) and chair(s) set-up, a kitchenette area,
and bathrooms. This facility may be reserved by contacting the office. A $25 deposit and
accompanying form (detailing your obligations in using this facility) signing are required prior to
usage. Upon the completion of your activity the facility must be left in the same clean, undamaged
condition it was initially found in.
Fire Safety Equipment
Fire exits and equipment are provided in all of our buildings. Tampering with any fire equipment in
and around the buildings is forbidden. We also have smoke detectors that are located in the
hallways of each building and in every rental unit. These are maintained annually. Residents are
strictly prohibited from removing the batteries from any smoke detectors. Please familiarize
yourself with the fire exits located in your building and also where proper fire equipment is located.

Residents must always be in compliance with the City of La Crosse and State of Wisconsin Fire
Codes.
Front Yard, Patio, & Balcony Areas
We require residents to maintain their front yards and patio/balcony areas on a regular basis.
These areas are not to be used for storage. We also ask that you do NOT place trash in these
areas. When you have full trash bags, they are to be taken to the dumpster immediately. The
following is a brief listing of items that are NOT allowed to be stored/left in these areas:
 Bicycles or scooters
 Toys
 Car seats or other vehicle accessories
 Furniture other than patio furniture
 Bags of trash
 Boxes or bins of any kind
 Laundry/towels/rugs
Garbage & Trash Collection Policy
Maintaining a clean and healthy environment for everyone is very important to us. A significant
factor in the appearance of our community is proper disposal of any trash. We ask that residents
maintain clean yards and patio/balcony areas at all times. Thank you in advance for your efforts.
We have designated areas throughout the property where you will find trash dumpsters. All trash
must be placed INSIDE the designated dumpster - - NOT next to it. (Also, garbage should not be
piled up by your building until it is “convenient” for you to properly dispose of it.)
Under no circumstances are young children to be given the responsibility to dispose of the trash. In
our experience we find that children cannot reach the tops of the dumpsters, therefore, they will
resort to piling the garbage outside of the bins. This is unacceptable. Adults must be responsible
for the disposing of any and all trash. If you are trying to teach your children responsibility by taking
out the trash, or for example this is their daily chore, then you must accompany them.
Please note that city ordinance requires that dumpster lids remain closed.
If you have any over-sized items to dispose of, please call the office first. We will contact an
agency that will pick those items up for you. You may only be assessed a nominal fee per item OR
you will be reasonably charged for the disposal agencies services. YOU are responsible for the
placement of the item to the specified pick-up location. Please note: When you leave large items by
the dumpsters you will automatically be charge a $50 per item assessment by management for
proper disposal.
Some of the items that CAN NOT be placed in or around the dumpsters are:
 Bicycles
 Cardboard boxes that are not broken down
 Tires
 Furniture of any kind
 Appliances
 Car parts
 Fans or heating units
 Ladders

 mattresses
 Oversized items of any kind
If you observe any “strange” or late-night-hours dumping by what is probably a non-resident, please
take their license number and contact the office immediately.
Let’s each do our part in keeping our community clean!
General Maintenance & Cleaning
Residents are responsible for maintaining the condition of their rental unit. This means that upon
vacating, your rental unit must be returned to the condition it was in at the point of move-in, normal
wear and tear excepted. As management, we expect that during the course of your stay at
Arrowhead general cleaning will be conducted on a regular basis so as to prevent any permanent or
unnecessary damage to the rental unit. This includes the yearly cleaning of your
 dryer vents (if applicable)
 refrigerators (behind the appliance)
 refrigerator coils (underneath)
 stoves (including inside oven, underneath burner top, burner overflow pans, drawer unit, and
underneath drawer)
 storage units or basements
It is your responsibility to change your own light bulbs. If you have physical limitations such that it is
difficult for you to reach the socket, please purchase your desired bulb and contact the office and
we will make every effort to have one of our maintenance team to complete the task.
As per your lease agreement, you are responsible for any maintenance issues that arise in your
rental unit. Maintenance requests can be made by contacting the Arrowhead office. Please review
the “Maintenance Requests” section of the handbook for further details regarding maintenance
emergencies. We ask that residents contact us immediately for any plumbing, heating, cooling,
electrical, or safety issues so they can be addressed promptly. Failure to notify us of a major
maintenance issue could result in further action (and cost to you) and is a direct violation of your
lease.
Late Rent Policy
All rent is due on the 1st of the month. Residents are allotted a grace period through the 5th of the
month. You may mail in your rent, stop in during regular office hours, or insert your rent in the “drop
box” located in the front door of the Leasing Office.
If you know that you cannot pay your rent on time, we encourage you to contact management
regarding arrangements.
If rent is NOT paid on or before the 5th of the month, there will be an automatic $50 late fee
assessment and you will be issued a 5-Day Notice to Pay Rent or Vacate the Premises. If payment
is not received in full by the 10th day of the month, a 14-Day Notice Terminating Tenancy for Failure
to Pay Rent will be issued. If the balance is not paid, you must vacate by the date indicated on the
notice.

For any rents not paid in full by the 5th of the month, there will be a $50 late fee. For rents not paid
in full by the 10th of the month, the $50 late fee will be increased by $5 per day beginning on the
sixth of the month. A chart showing the calculation of late fees is shown below:

Laundry Areas
For those buildings with laundry facilities we have some general guidelines. They are as follows:
1. Residents are allowed to do laundry between the hours of 8:00 a.m. through 9:00 p.m. only.
We ask that residents avoid doing laundry outside of these hours so as not to disturb your
neighbors.
2. The washers are $1.25 per load and dryers are $.75 per load. We ask that residents follow
the instructions listed on the washer and dryer lids very carefully.
3. If there are any maintenance or operating issues concerning the washers or dryers you may
contact the office.
Please remember that our laundry facilities are for residents ONLY. Residents are prohibited from
allowing outside parties to use our washers and dryers.
Lawn Care Procedures
Any necessary lawn care, including mowing, trimming, planting, or treating will be addressed by
Arrowhead management. Residents are not responsible for lawn maintenance; however, we do
ask that you help with grounds clean-up by disposing of any trash that you may see on the
premises.
We love flowers! If you have a green thumb and want to warm up your patio or balcony area with
some greenery please feel free to do so. We have a flower day around Memorial Day where we
supply flowers for your planting needs. Watch for the notice in Arrowhead’s monthly newsletter.
Any permanent planting ideas need to be discussed with management.

Lease Breaking
If you must vacate prior to the end of your lease with Arrowhead Apartments & Town Homes for any
reason you will still be obligated to pay rent through the end of the lease subject to our obligation to
use reasonable efforts to re-rent your unit. Once we have received proper written notice we will
attempt to re-rent the unit you are vacating. If a qualified individual applies for and moves into your
rental unit you will be credited for rent paid by the replacement tenant. Please note that you will be
assessed a $100 re-rental fee if and when the unit is re-leased by a replacement tenant. This is to
cover administrative/advertising costs incurred by management.
There are ONLY three reasons for legally being able to break a lease without the financial
conditions that follow a normal lease breaking. Formal, written verification must be provided in all
three examples. They are:
1. A military reservist is recalled into military duty.
2. A person’s medical condition requires that they relocate to a full-care residence, i.e. a
nursing home.
3. A work permit or VISA requires that the resident return to their country of origin (not within
the United States).
Your best option is to find a qualified friend to step into your lease. This person must contact
management and go through the approval process.
Lease Renewal
It is our hope that you will renew your lease contract with Arrowhead Apartments & Town Homes.
Several months prior to your lease end date, management will contact you with a phone call letting
you know that a detailed letter outlining your lease renewal process and accompanying options is
forthcoming. You are REQUIRED to make your renewal determination 28 or 45 days (see your
lease specifications) prior to your lease end date. (See handbook section entitled: “Moving Out Required 28-Day or 45 Day Written Notification” for more details.)
Be sure you contact the office before making your final decision to renew. We occasionally offer
renewal specials. These specials are ONLY offered to those who renew the month PRIOR to the
lease end date. A renewal signing is often a quick signing of a form.
LP & Charcoal Grills
The State of Wisconsin and the city of La Crosse adopted a new model fire code, NFPA-1, The Fire
Prevention Code, on July 1, 2002. Contained in the code is a section addressing outdoor cooking
using both charcoal and LP gas. It states that charcoal burners CANNOT be stored or used on
combustible balconies or patios and also, LP cylinders may not be stored on combustible balconies
or patios. This section of the code directly applies to Arrowhead residents.
As management, we ask residents with balconies NOT to store their charcoal grills or LP cylinders
on their balconies. Those residents with patios (ground level) are able to store their grills, charcoal
or LP, on their patios since the cement is non-combustible. However, all grills must be at least 15
feet away from any building during actual use to prevent fire hazards. Once your grill has cooled
down, you may return it to your patio.
The La Crosse Fire Department conducts regularly scheduled inspections of all apartments. At
their discretion a citation for violation of the code may be issued.

Maintenance Issues & Requests
Your comfort and safety are very important to us! Consequently, it is our goal to complete any and
all maintenance requests within 24-48 hours after receiving a maintenance repair request. We
have an excellent maintenance team that is ready to provide fast and friendly service to our
residents. Sometimes repairs require the additional skills of a certified professional or parts to be
ordered. In these instances, repairs will be completed as soon as possible. Your patience is
appreciated.
If you have a maintenance issue that you would like addressed, simply contact the Arrowhead
office. A service request will be prepared and dispersed to our maintenance team immediately.
We have a maintenance technician on duty during the week days, 8:00 am – 4:30 p.m. and one on
call during non-working hours.
PLEASE…Don’t wait for a late night or weekend time to contact us regarding your maintenance
needs. If you have a problem during the week, call us!!! (We don’t bite!) If you wait until Friday
night, you will be subject to weekend overtime charges or you will have to wait until Monday
morning to have your issues resolved.
For emergency situations that occur during non-office hours we have engaged the assistance of an
answering service. They will contact one of the management team members who will then contact
you. Management will then determine the next course of action. If it is NOT an emergency, please
hold your call/request until regular office hours.
The following is a description of what we consider to be a maintenance emergency:
 Fire
 Gas Leak
 Electrical Short
 Power Failure (unless correction is the responsibility of the utility company)
 Downed Power Line
 Wind or Storm Damage
 Burglary, Vandalism, or similar situation
 Any Major Water Leak
 Sewer Stoppage
 No Water
 No Hot Water
 No Heat (in weather below 40 degrees)
 No Air Conditioning (in weather above 85 degrees)
 Clogged Toiled (if apartment only has one toilet)
 Non-operational Refrigerator
If you misuse plumbing or appliances, you will be charged for the repair/replacement.

Please remember that according to the lease agreement it is the responsibility of our residents to
inform management of any maintenance issues. This makes the most sense since management
does not reside in your rental unit with you. Again, please contact the Arrowhead office if you have
any maintenance questions or concerns. Repair or replacement costs due to damages caused by
your not informing management of the problem will be your responsibility. You may also be
responsible for excessive sewer and water charges due to your negligence in informing
management about the maintenance need, i.e. toilets continuously running, or bath tubs and sinks
constantly dripping.
Annual and preventative maintenance will be completed by our team, including detailed checks of
air conditioning units, furnaces, and smoke detectors. Notices of these events will be posted ahead
of time.
Move-In Procedures & Guidelines
After you have been approved, the following events will occur:
 Pre-scheduled lease signing appointment (please allow 30 minutes):
o Lease and addendum readings prior to signing.
o You will be required to pay the first months rent along with a security deposit equal to
a month’s rent.
o Any additional parking fees, pet deposits and pet rent will also be collected at this
time.
o ALL monies must be paid and documents signed in order to receive keys for the
designated unit and assigned laundry room.
o Utilities changed into your name (See “Utilities Transfer Procedures” section.)
 Tenant begins moving into their newly rented unit.
o The tenant can expect the apartment to be clean, fully functioning, and in good
repair; ready for habitation. If there is anything that is not functioning properly,
please contact the office immediately.
o Under no circumstances are moving vans/trucks or any other vehicles allowed to be
parked on the lawns. Vehicles that are used for the move-in process must be parked
in the resident’s assigned parking stall, or in one of the designated “visitor” space in
the parking lot, or on a nearby street - NOT in another resident’s numbered stall.
o All moving will be completed during reasonable hours so other residents are not
disturbed. Moving is strictly prohibited between the times of 10:00 p.m. through 8:00
a.m. Any individuals in violation of this schedule can be ticketed for disturbing the
peace.
 Complete the “Check In / Check Out Form” provided by management during your lease
signing. This form must be completed and returned to the office within seven days of
moving into the unit. Upon receipt of the completed form we will place the original in your
lease file. You may want to keep a copy for your own records.
Moving-Out: Required 28-Day or 45-Day Written Notification
As per your lease agreement, a resident MUST give a 28-day or 45-day (see lease specifications)
written notice of their intent to vacate. This form may be picked up in the Arrowhead office. ALL
tenants on the lease MUST sign this form in order for it to be valid.
We require written notice for the following:
 Lease term is ending and you do not intend to renew.
 You are intending to vacate the unit during your lease term.

A 28-day or 45-day written notice will go into effect as of the date management receives the notice
in writing and it has been signed by all parties to the lease--NOT the day you date the notice.
Management will accept notices on any given day of your lease term provided it is on or before the
28 or 45 day deadline. If you wait until after the deadline, you will be responsible for an additional
month’s rent. This will put you into a month-to-month lease status so your next month’s rent
amount will be at market rate plus $50/month.
These matters can be discussed in further detail with a member of management, as we will be able
to provide additional information regarding the breaking of a lease.
Move-Out Procedures & Guidelines
A detailed list of instructions and expectations for move-out will be given to you upon management
receiving your written notification. The basic procedure steps are:
 Turn in your 28-day or 45-day (see lease specifications) written notice of their intent to
vacate.
 Upon receipt of this notification, a “Pre-Move-out Inspection” will be scheduled so
management can determine the extent of cleaning/remodeling/renovations required to rerent the apartment. You will be given at least 24 hours notice of this inspection.
 A “move-out” letter will be sent to you itemizing the things that need to be done to the unit
prior to your moving out.
 Tenant begins moving out of their rented unit.
o Management expects the apartment to be clean, fully functioning, and in good repair;
ready for the next tenants habitation. If there is anything that is not functioning
properly, please contact the office immediately.
o Under no circumstances are moving vans/trucks or any other vehicles allowed to be
parked on the lawns. Vehicles that are used for the move-in process must be parked
in the resident’s assigned parking stall, or in one of the designated “visitor” space in
the parking lot, or on a nearby street – NOT in another resident’s numbered stall.
o All moving will be completed during reasonable hours so other residents are not
disturbed. Moving is strictly prohibited between the times of 10:00 p.m. through 8:00
a.m. Any individuals in violation of this schedule can be ticketed for disturbing the
peace.
 An appointment must be scheduled for the final walk through of the premises and may be
conducted with at least one leaseholder present on the last day of tenancy. The current
condition of the rental unit will be determined by comparing it to the initial “Check In / Check
Out Form” which you completed during the first week of your residence in the unit.
o You may also surrender keys and we will inspect the unit with out you there. We
don’t recommend this, however. We often give our departing tenants second
chances to clean missed items. This will reduce possible deductions from your
security deposit. This walk-through with management should be scheduled during
business hours. April through October is our busy time. Impromptu requests can’t
usually be filled due to a full schedule.
 Turn in your keys!!!!!!!!! It is imperative that you turn in your keys to management. You are
responsible for rent regardless of the lease date if we do not have your keys in our
possession. You may also be responsible for double rent as a “hold over” tenant under
Wisconsin law.
 Change your utilities as of the last date of your lease. You may contact Xcel Energy by
calling 1-800-895-4999. Remember, you are responsible for utility costs through the last
day of your lease, even if you move out a week ahead of time. Early cut-off of billing will

result in an automatic administrative charge to you by Arrowhead in the amount of $50 plus
the prorated remaining days on your lease.
Within a few weeks you will receive your security deposit disposition and check if there are
no charges that exceed your security deposit. It is a misdemeanor under Wisconsin law to
NOT leave a forwarding address. Make sure we have it.
Noise Complaints
QUIET HOURS are from 10 p.m. through 9 a.m.
When people live in closer quarters, noise can sometimes be a problem. We ask each of you to be
respectful of your neighbors and keep the sounds emanating form your apartment at a level that
you would want your neighbor to observe. If the sounds from another apartment are louder than
desired, we ask that you contact your neighbor and ask them politely to” turn their

to others. The bass from sound systems carry far and wide. Please be conscious of this.
If after repeated requests your neighbor chooses not to cooperate, your next step is to contact the
police. They will investigate and may issue a noise violation if deemed appropriate. Management
does NOT have any authority to perform these types of services. Once a ticket is issued
management can enforce lease provisions.
As a LAST resort, if the noise problems still persist, or you are concerned about a possible
emergency or dangerous situation, please contact the office during business hours and we will try
to assist you.
Please also be aware that you are also responsible for the noise of visiting guests.
NSF (non-sufficient funds) , Returned, or Dishonored Checks
It is our policy that a $30.00 fee is charged for any NSF, returned, or dishonored check. In addition,
if your rent is ultimately paid after the 5th of the month, you will be charged the appropriate late rent
fees. Since receipt of this type of check is the same as non-payment, management will send proper
notice to the resident in the form of a 5-Day Notice to Pay Rent or Vacate Premises. (See “Late
Rent Policy” section.)
After a dishonored check notice has been given out, the resident must remedy the balance owed by
paying in full with a cashier’s check or money order, and, for that tenant we will NO LONGER
accept personal checks as payment. All future rent payments for a resident who offers an NSF,
returned, or dishonored check must be tendered by using a cashier’s check or money order ONLY.

For emergency situations that occur during non-office hours we have engaged the assistance of an
answering service. They will contact one of the management team members who will then contact
you. If it is NOT an emergency, please hold your call/request until regular office hours.
Emergency examples are listed under the section entitled “Maintenance Issues and Requests.” If
you have lost or misplaced your apartment key, you may contact a local locksmith to assist you.
Painting - Interior
People have many differing tastes when it comes to color. In order to please the majority, we have
chosen to place the same neutral, light color on the interior walls of all units. Since we do not allow
tenants to paint the interior walls of their apartments, we invite you to bring color and personal
décor tastes into your unit by using pictures, furniture accents, plants, etc.
Parking Policy
It is our policy at Arrowhead to provide our residents with off-street parking. Each rental unit
automatically comes with one assigned parking space that is included in the base rent charge. You
will be given a labeled parking tag for your vehicle. Additional parking spaces can be requested in
writing and given to management at the Arrowhead office at anytime during your residency. Any
additional spots requested will be assigned as close to your unit as is possible. Each additional
space assigned to you includes a charge of $10.00 per month per space.
The tag you were given at your lease signing must be displayed in your vehicle whenever it is
parked in an Arrowhead parking lot. You must also make sure you are parked in the correct spot.
Each apartment is assigned a spot that goes with their apartment. Management will not reassign
parking spots. You are free to make “switching” arrangements with your neighbor but remember
that when your neighbor moves, you will be required to return to your originally assigned spot.
If you misplace your tag, please call the office. There is a $5 replacement fee per tag.
Visitors must park in the spots designated “Visitor” only. Residents should NOT be using “Visitor”
spots. Visitor spots are for 12 hour maximum parking visits only. Violators will be ticketed & towed.
As part of our policy, all vehicles on the property must be operational and driven on a daily basis.
More specifically, no dead storage in the form of boats, RV’s, trailers, non-operational vehicles,
snowmobiles, Jet Ski’s, etc. will be allowed. Any dead storage can and will be ticketed and towed
at the owner’s expense.
We are also aware that there may be occasions when another individual has parked in your
assigned parking stall. We ask that our residents use our “leave a note” policy. Simply leave a
note on the violating vehicle explaining that they are in an assigned parking space and that they
must contact management if they disagree with the assignment. We would also like our residents
to know that they may contact the non-emergency number for the City of La Crosse Police
Department and have the violating vehicle ticketed if the problem persists. Once a vehicle has
been ticketed it can be towed at the owner’s expense.
Do NOT back into stalls to park. When you start you vehicle up, the fumes often enter into another
resident’s apartment via the windows or patio door.

Pet Policy
As one of our many amenities we DO allow residents to have pets on the property. However, the
only animals that we do allow are cats or small dogs (20 pounds and under at full grown weight).
(Residents can have 2 cats OR 1 cat OR 1 cat and 1 small dog OR 1 small dog per unit.) Small
aquariums are also allowed.
The following animals are prohibited from the property without exception:
 Any wild animals
 Birds
 Ferrets
 Large dogs
 Pot-bellied pigs
 Rabbits
 Reptiles of any kind
As part of this policy, a $200.00 refundable deposit per pet must be paid in full. There is also a
monthly pet rent assessment per animal. Residents must also provide all proper documentation for
the animal to management. This includes proof of vaccinations, neutering, spaying, and declawing. The resident must also provide a photograph of the animal to management. Should a
resident choose to have a pet on the premises they must sign and adhere to all of the terms of our
Pet Agreement.
Animal droppings should be scooped and properly disposed of. You may lose your pet privilege if
this is abused. Thanks for your extra efforts!
There are NO VISITING or BABYSITTING PETS allowed on this property under any
circumstances!
If you have a pet YOU are responsible for having your carpet PROFESSIONALLY cleaned in order
to remove pet odors and dander for future tenants. For your convenience, we have an inexpensive,
professional carpet cleaner we can recommend. A copy of the carpet cleaning bill will be required
by management upon move-out.

Play Areas for Children (and adults)
We have several designated areas where children (and adults) are welcome to play. We have two
basketball courts. There is also a public park on Elm Drive with plenty of play equipment for the
kids to enjoy.
There are specific areas where we do NOT want children to play. Parking lots are NOT play areas
and can be very dangerous, sometimes involving heavy traffic. Children should not play in or run
across these lots. Skateboarding is NOT allowed in any of the parking lots or anywhere on the
Arrowhead grounds due to potential dangers involving parked and moving vehicles along with
personal injury risk. Parents should supervise their children at all times.

We ask that you respect the areas near other residents’ patio areas and play away from the
buildings. It is important for each tenant to have personal space and not be disrupted by another
individual.
Respect for landscaping is also appreciated as trees and bushes are not to be climbed on or in.
If you would like additional suggestions for children’s play areas, you may contact the City of La
Crosse parks and Recreation Department at 608-789-7533.
Posting or Soliciting Policy
The posting of any signs on the property without authorization from management is strictly
prohibited. If there is something that you would like to post, please contact the Arrowhead office for
information regarding the posting of your item in the office and/or common areas.
We also have a NO soliciting policy on our property. If you would like to report any soliciting, please
contact the Arrowhead office and the issue will be addressed immediately.
Rent Payment Policy
All rent payments are due in full on the first of each month. For those rental units that have two or
more leaseholder’s, separate checks may be written. Acceptable payments can be made in the
form of a check, money order, or cashier’s check. Cash is not accepted. PLEASE make sure you
note your apartment or town home address on the “checks” “Memo” line in order to ensure accurate
credit to your account.
Please review our Late Rent Policy for more details.
Resident Referral Program
We find that great tenants have great friends!!! If you, a current resident of Arrowhead Apartments
& Town Homes, refer a friend and they ultimately become a resident too, you both will receive a
$50 reward. This reward will come in the form of a $50 credit on your next month’s rent. There is
an acknowledgement form that needs to be signed by both residents and management before the
reward money can be credited to your account.
Rewards Programs & Contests
Along with our “Resident Referral Program” (see details under each heading respectively) we also
have other contests and incentives. One event that engages a large number of residents is our
Christmas Holiday Decorating contest. One “decorator” will be the recipient of a grand prize.
Contests and incentives will be communicated to all residents in our monthly community newsletter.
Satellite Dishes
There are only a few apartments that are satellite capable. Dishes have to be mounted without
attaching them to any building structure. They have to be located within the tenant’s balcony or
patio area, NOT on Arrowhead’s common ground.
There is a $200 deposit required by management BEFORE permission is granted. The $200 stays
with the apartment until the tenant moves out.

Security Deposit Purpose
A security deposit CANNOT and WILL NOT be used as the last month’s rent on your lease. The
purpose of the security deposit is to recover any damages to the rental unit or necessary cleaning
upon the resident vacating. Any damages beyond normal wear and tear will be charged according
to the cost sheet provided to and signed by you before move-in.
Security Deposit Return
A disposition outlining the monies to be returned along with a check will be forwarded to your new
address in a few weeks following your move out. If the charges exceed your security deposit, a
letter detailing the monies you owe Arrowhead will be outlined in the letter.
Tenants often prefer living at Arrowhead but have a need for a larger or smaller apartment. We are
thrilled to have you stay. Please note, however, if you switch to another apartment within the
Arrowhead complex you will be required to pay a separate security deposit for the new apartment.
Your first security deposit will be released as soon as possible per normal procedures.
Smoking Policy
Smoking is NOT ALLOWED in any Arrowhead building!!! However, we do allow residents to smoke
outside of the buildings, either on your patio or balcony. Also, if you choose to smoke outside, we
ask that you refrain from standing near the entryways as not all of our residents smoke and may
even be allergic to cigarettes. Please remember to put out cigarettes and dispose of them properly.
If you feel a resident within your building is smoking please contact management. If we determine
that the resident is smoking inside the building, the provisions of the lease will be enforced.
Snow Removal
All snow removal will be addressed by our own maintenance crew or contracted services, including
shoveling, salting, and plowing. Private walkways, (i.e. your front walkway) will be cleared after any
significant snow accumulations as well. If you have an assigned parking space in front of a
walkway, PLEASE make sure the front of your vehicle does NOT extend over the walkway,
especially after a snowfall. This will help in getting the snow removed more expediently. As
always, please proceed with caution when driving through any of the parking lots after a snowstorm.
HINT: You may want to move your vehicles when you see the snow removal plows arrive.
Storage Facilities
Town Homes: Storage for the town homes is provided in the form of a full basement for each
individual town home.
Apartments: Located in the basements of each of the buildings, there is one assigned storage
locker per unit. Residents may utilize their storage area if they choose to do so, however, they
must provide their own lock for the unit. The storage lockers are offered to residents free of charge.
For emergency contact purposes, please label your storage unit, including your name and/or
apartment number. Please use plastic bins instead of cardboard boxes to protect your items from
the possible effects of excessive moisture.

Items that are expressly prohibited from storage in ALL apartment buildings & town houses are as
follows:
 LP Gas cylinders for grills (this includes town houses also)
 Dangerous or harmful chemicals
 Flammable or explosive items
 Firearms and ammunition
For apartment buildings only, the list additionally includes:
 Appliances
 Food
 Animals
If there are any items you would like to store but are unsure if you are permitted to do so, please
contact the office for approval.
Unauthorized Occupant(s)
As per your lease provisions, ONLY persons who are listed on the lease can occupy the apartment.
Of course, if a resident occasionally has a guest for a short weekend, that is acceptable. Extended
stays by a guest need to be pre-approved by management. Please realize that we go the extra
mile performing individual background checks to ensure that your neighbors are good, safe citizens.
If you have an “unchecked” person move in to your apartment for any reason, you may be putting
the safety and welfare of your neighbors at risk.
IMPORTANT: Violations of this lease provision WILL result in your immediate eviction.
Utilities Transfer Procedures

It is your responsibility to transfer the appropriate utilities into your name for proper billing.
This should be done the same day you take possession of the rental unit. You may contact
Xcel Energy by calling 1-800-895-4999. If you do not transfer Xcel into your name on the
first day of your lease we will transfer it for you and you will receive a $50 administrative
charge. Additionally, you are responsibility for utility costs through the last day of your
lease, even if you move out a week ahead of time. Early cut-off of billing will result in an
automatic administrative charge to you by Arrowhead in the amount of $50 plus the prorated
remaining days on your lease.
Vehicle Maintenance
It is our policy that residents NOT conduct any type of vehicle maintenance on their vehicles in our
parking lots. This includes oil changes, car washings, changing tires (with the exception of a flat),
etc. Those individuals in violation of our policy will be contacted by management and may risk
losing their parking privileges.
Management continually checks the parking lots looking for vehicles that are in bad repair,
leaking oil, dead storage, etc. These will need to be removed or towed at the owner’s
expense.

Winterization
Although we know that winter can bring many cold days, we ask that residents do NOT install
plastic on the outside of their windows or patio doors. Residents may, however, install plastic on
the inside of their windows. Please contact the office for information regarding the kind of plastic
and form of adhesive allowable. In addition, please do not cover your inside doors because they
may be required for emergency exit purposes.
Yard Sales
Residents are strictly prohibited from having any kind of yard/rummage sales on the premises. We
encourage you to join up with a friend who is having a rummage sale off-premises.
