Members and Friends - It has been my distinct pleasure and honor
to serve you as your Chapter President for 2007. The goals established early this year in support of my theme “Member Investing”
have been exceeded! This was a mission accomplished by not only
our Board of Directors, but our committee members, sponsors and
chapter members. Collectively, each of us has played a role in our
success, which includes thirty new members, diverse and informative programs, increased sponsor revenues, and implementation
of a strategic Board of Directors. Again, thank you for the opportunity to lead this
dynamic organization and I look forward to working with all our current as well as
new members in 2008 as we create our legacy. I wish everyone the best of success
throughout 2008. Network, network, network!

2008 Building a CREW Legacy….
Just six short years ago a group of women leaders in the Commercial Real Estate industry decided the timing was perfect to take on
the challenge of starting a CREW Chapter in Jacksonville, FL. With
a lot of work, dedication and contagious excitement they were
successful in launching the CREW Jacksonville chapter in 2002. I
was fortunate to be one of the charter members and to learn from
those women. CREW Jacksonville has had many successes in this
short time and we have become known in the industry for our
great networking opportunities and tremendous industry relevant programs…. So
we have begun the process of establishing ourselves as the premier organization in
Commercial Real Estate, we are diligently working toward a Vision set by the founding
Board…. While all these accomplishments are important they are just a part of the big
picture that CREW Network instills in us.
In 2007 we put our focus on member benefits giving our members the best in programs, networking and industry news. Now that you are well equipped to be leaders
in the industry we are going to focus on giving back and establishing a CREW Legacy…. What is a legacy? A legacy is when you impact the future by what you are doing
today… handing off the torch so to speak…. How can we do that? By focusing this
year on establishing an ongoing commitment to the CREW Foundation and CREW
Careers™:Building Opportunities and PACE Center for Girls. Taking what we have
learned, what we have accomplished, what we have become and sharing it with the
future leaders waiting in the wings to find their place in this world. So get ready to

represented. Each of the
discipline groupings presented
their trades through the use
of pictures, hands-on experiments, sample materials, giveaways and, of course, candy. Each of the PACE girls was
provided with a package that broke down the various job
descriptions available within each of the disciplines. This
included such information as salary ranges for each of
the positions, education requirements, potential growth,
benefits and other information that would be useful to
the girls. Several of the young ladies asked questions and
appeared to be very curious about the many professions
available to pursue.
Partnership with PACE
Check out the PACE table at our luncheons for information about PACE Center for Girls and how you can make
a difference. As we continue to participate in volunteer
opportunities involving PACE, we’ll have sign-up sheets
for those events at the table. You can pick up a brochure
that details how you can volunteer your time individually. We’ll also have a donation basket if you’d like to bring
items such as movie passes or gift cards that can be given
to the girls who have earned incentives.
Philanthropic Focus for 2008
In keeping with the vision of Beth Lipko, Colliers Dickinson, 2008 CREW President, the Philanthropic Committee’s
focus is to “bring the girls to the next level.” During a
December committee meeting with Mary Jury, Development Director for PACE, several issues were discussed,
however the most glaring need identified was a way to
bring these young women from graduation to college or
a vocational program. All PACE graduates are eligible to
receive full scholarships to Jacksonville colleges (some are
full ride, while others pay tuition only).
During 2008, in conjunction with career day, the main
goal will be to set up a mentoring program. In addition
to career day, monthly meetings will feature speakers
from PACE (current students and success stories of PACE
graduates), Christmas angels, and other opportunities to
interact with the young ladies of PACE.

colleagues to interact
with the girls at PACE.
Each industry table prepared exciting and fun give-aways
for the girls to take with them so they would remember
the various business fields and potential careers that are
possible for these young women to explore. It was very
indicative that what the staff at PACE Center is doing for
these girls is boosting their confidence and enthusiasm
for becoming future successful women.”
James Charles represented Lewis Longman & Walker at a
very spirited Law/Title Insurance table. He said, “I enjoyed
participating and look forward to any future projects with
PACE.”
Look for the Philanthropic table at each monthly lunch,
photographs of the previous month’s lunch/event and
information on upcoming events posted on the tables for
potential volunteer opportunities.
After the career tables were broken down, CREW members and colleagues were treated to a tour of the facility
with a first hand look inside the classrooms and explanations from the teachers regarding the curriculum. Then it
was on to the boardroom for a networking lunch. During this time, selected girls interacted with CREW members. This time provided a
smaller environment during which information was
interchanged regarding
goals, influential people in
all our lives and to get to
know these special young
ladies a little better.
A summary of 2006 volunteer hours and donations
provided to PACE is a follows: Hours volunteered: 131.5
Donations (including Christmas Angels/monetary/supplies): $3,927.00
CREW Career Day at PACE
In October PACE’s Activity Center was set up for our first
career day. The purpose of career day was to expose
PACE girls to a wide variety of traditional and non-traditional professions available to women. All disciplines of

On December 19th PACE held their annual Christmas
Party for the girls. We had five volunteers on hand to help
serve lunch, hide ornaments and judge the snowman
making contest.

It’s Easy Being Green, a presentation and panel discussion
on the latest in sustainable building practices will demonstrate why “green” design is inevitable and how clients
and building owners can successfully integrate green
design practices and save money! Our panel includes the

creative insights, Kanu’s expertise in the area of cultural
anthropology has helped her bring innovations to the
workplace. Kanu will be sharing with CREW her principles
of Leadership Alchemy, an award-winning leadership
development program that has been implemented at
NASA’s Goddard Space Flight Center for the past 6 years.
• The average woman business owner in Northeast
Florida is 50 years old, with a college degree or some college, in business for 5 plus years and operating outside
the home. The average annual gross sales are $2,581,848;
the median gross sales figure is $150,000 and the most
commonly reported annual gross sales figure is $100,000.
• The average business has six employees (the median
number of employees is three, mode is one), started as a
new personal service or retail business, and currently operates as a sole proprietorship or S-corporation. Women
business owners are optimistic about the future of their
firms – two-thirds plan to grow their businesses over the
next three years.

you already? If so, Sandy Bartow, our October speaker,

Julie A. S. Williamson is a shareholder in
the Miami office of Akerman Senterfitt.
Julie is also a Board Member and Immediate Past President of CREW Miami and
Previous Trustee of CREW Foundation.
Julie expressed the importance of due
diligence on all commercial real estate
transactions. She specifically focused on how important
it is to get environmental reports and title searches prior
to all closings as these two items can have severe negative impacts after the fact.
Julie informed CREW Jacksonville of the importance of
giving back to CREW through the CREW Foundation.
CREW Foundation was founded in 1998 as the philanthropic arm of CREW Network. It supports programs that

using one or more local real estate projects
to illustrate all types of career opportunities available in the commercial real estate
industry. Julie showed a video of CREW Miami’s program
which has helped them acquire additional sponsorship
dollars and exposure in the market.

On December 4th we
raised $690 for PACE at our annual silent auction. The
girls at PACE spent hours working on paintings for the
auction, many of them staying after school and making

and earrings.
Julie reminded us that we may not have been successful
without someone else’s help or a mentor. Julie stated that
we all should make a legacy for ourselves by giving back!

Going Green: Using 1031 Exchanges
to Clean Up Your Portfolio

The ‘Green Movement’ has quickly gone
from fad to trend to global initiative. In
the U.S., corporations as well as commercial and residential property owners are
being challenged to find ways to embrace ‘Green Initiatives’ in response to demands for greater sustainability,
social accountability and profitability.
Property owners also enjoy the personal satisfaction,
goodwill and potential positive publicity generated by
taking action to improve the environment. For corporations that have included sustainability and environmental
concern as corporate goals, 1031 Tax-Deferred Exchanges
deliver immediate results to that bottom line.
Why use a 1031 approach?
Sophisticated property investors have used 1031 TaxDeferred Exchanges for many years as a highly-effective
strategy to preserve their wealth and grow assets by
reinvesting part or all of the equity plus tax savings from
sale of the first building into the next property.
Guided by the U.S. Green Building Council’s Leadership
in Energy and Environmental Design (LEED) certification
program, energy efficiency, resource conservation and
environmental sustainability are increasingly important
factors in maximizing asset value. Of course, many of today’s commercial buildings are anything but green. Outdated heating, ventilation and air conditioning (HVAC)
systems can result in continually increasing operating
costs. Antiquated and drafty windows, leaking pipes, old
asbestos panels and new patches of mold can create a
costly environmental nightmare.
Under a typical 1031 Exchange, the owner relinquishes an
income-producing property, then identifies and purchases a replacement property of equal or greater value
in accordance with strict rules.
In a typical 1031 Exchange, the owner can defer paying a
15% federal tax on any capital gains, all applicable state
For those investors and businesses saddled with ‘brown’
properties, one approach is to undertake expensive renovations, hoping upgrades to building and systems eventually pay off in terms of higher rents and lower operating
costs. But many property owners and corporations are
now also using a 1031 Tax-Deferred Exchange strategy to
quickly divest themselves of environmentally-outdated
properties and acquire modern, energy-efficient ones
thus solving financial and ‘Green’ needs.
How Does It Work?
Under I.R.S. Code Section 1031, a taxpayer can defer payment of capital gains, depreciation recapture and other
state taxes on the sale of investment or business property
provided the proceeds are used to purchase replacement
property within certain timeframes. To qualify for a Safe
Harbor Protection tax deferral, proceeds must be held
by a Qualified Intermediary (QI) between the sale of the
relinquished property and the purchase of the replacement property.
For property investors and corporations considering exchanging their investment residential or commercial properties, “going Green” offers a host of highly tangible benefits:

income taxes, and a possible 25% recapture on the accelerated depreciation and applicable state income taxes.
A property owner who plans to go Green with the new
property may also be eligible for a growing number of
federal, state and local incentives as well.

that she donated all that lovely hair to charity? All that
lovely hair, 12 inches of
it, will be used to make
a wig for a child. She
donated it to Locks of
Love - a public nonprofit organization that
provides hairpieces to
financially disadvantaged children under age 18 suffering from long-term medical hair loss from any diagnosis.
They meet a unique need for children by using donated
hair to create the highest quality hair prosthetics. Most of
the children helped by Locks of Love have lost their hair
due to a medical condition called alopecia areata, which
has no known cause or cure. The prostheses they provide
help to restore self-esteem and confidence, enabling the
children to face the world and their peers.
An added benefit, 1031 Exchanges also provide flexibility in terms of a real estate investment strategy. An
owner can consolidate several holdings and purchase
better-performing properties while deferring the tax
consequences indefinitely. And 1031 exchanges can be
used with virtually any type of business or investment
property, including hotels, apartment buildings, motels,
shopping centers, warehouses, oil and gas, and even residential homes and land held for investment.
Creative Exchange Strategies.
Because the Green building movement is still in its
infancy in the U.S., many property investors seeking to
capitalize on these benefits may be faced with construction and renovation issues. Fortunately, there are several
variations on a traditional 1031 strategy that can allow
an owner to develop or build a modern energy-efficient
property and still enjoy potential tax advantages.
One 1031 Exchange strategy is a reverse construction
exchange. In this case, the taxpayer first closes on the
purchase of the replacement property, and then sells the
currently-owned property within 180 days. A property investor could also purchase a new property while it is still
under construction and enjoy the 1031 tax advantages,
provided the current value of the new property is equal
to or greater than the prior holding at the time of transfer
to the taxpayer of the replacement property.

There are a variety of ways for corporations and real
estate investors to use 1031 Exchanges to upgrade their
holdings and reap the social, sustainability and financial
benefits of going ‘Green’. For the 1031 investor or corporation utilizing a 1031 Exchange strategy, going ‘Green’
offers a win-win proposition: a win for the investor and a
win for the community where the property is located.

MACTEC Engineering and Consulting, Inc. has been
appointed by Mayor John Peyton to serve on the Construction Trades Qualifying Board for a three year term.
The Board ensures that an applicant for any certificate
meets the qualifications provided by law; provides for the
preparation, administration and grading of examinations;
decides questions of definition and interpretation of the
scope of work of the various construction trades covered
by Chapter 342; makes recommendations to the Council
for amendment to ordinances it is required to administer;
provide a continuous study of the different trades and
crafts regulated by Chapter 342 and recommends the
regulation of additional trades or crafts as may be determined to protect the public health, safety and welfare.

what is your history in the field? Beginning as administrative support for an engineering firm while I attended
UNF I continued to learn about the environment that
makes the industry run. This position carried me through
college and I then pursued the marketing side of the
industry. From there, I continued to learn the ropes and
developed my skills as a communicator, marketer and
developer of business relationships.

Q What do you enjoy most about your current position? The position is always evolving. There is nothing
like writing or creating materials, meeting people, and
moving along the day with different tasks. Each day is
an opportunity to learn new material, create a bridge of

We are pleased to introduce Stacie Green, Marketing
Specialist from Connelly & Wicker, who recently joined
CREW Jacksonville. We asked Stacie a few questions
about her background and experience.
Q Tell us a little about Connelly & Wicker,
Inc. and about your position with the
company. Connelly & Wicker is a civil
engineering firm that has provided
services for private and public sectors
in the areas of Land Development and
Transportation since 1983. As the Business Development
Coordinator, I enjoy my ever-changing activities to
promote our services. On the spot marketing requests
is one of my favorite job duties. A quick presentation
piece or new marketing collateral always provides a fun
break to the day. Traveling to the other office locations,
Atlanta and Destin, to promote civil and survey services
through business development meetings is also a
great chance of pace. The many seasons of Business
Development require planning for conferences, attending
various association meetings, involvement in after hour
functions, and squeezing in those important lunches
with prospective clients. Networking at any function is
always on the agenda to bring in new business. This is
a constant task that is often rewarded with good meals

What a great event. CREW Jacksonville had 6 members in
attendance this year: Teresa Durand, Beth Lipko, Jennifer
Harkleroad, Laura Gonzales, Melissa Gross–Arnold, and

Lynny Osenbaugh, president of Osenbaugh & Associates in Houston, will be
the CREW Network President for 2008.
Osenbaugh served as 2003 President of
CREW Houston and served as co-chair of
the 2005 Texas Real Estate Connection
held in Houston. Osenbaugh joined the
CREW Network board in 2005 and also served as a CREW
Foundation Trustee in 2006, leading the CREW Careers™:
Building Opportunities Committee’s work in identifying
and evaluating measures of success that will enhance
the future of that program. Osenbaugh said her goals for
2008 will be “to communicate to the real estate industry that CREW Network’s members represent the most
