Examples where charges have been raised in past years: -
Bedroom not properly cleaned
Cleaning the room could cost approx. £60 and
moving the furniture back to the appropriate
room could cost a further £30-£40.
Clean all communal areas
To clean these areas could cost you up to £120
Clean your toilet
This could cost you £50 to de-scale and clean as
several visits may be necessary.
Clean the bath/shower room
It could cost £100 to clean this room. If it is an
enamel bath and it is beyond cleaning it may cost
approximately £400 to have it re-enamelled or
replaced.
A kitchen left in a bad condition
To return this kitchen to a clean condition would
cost you approx. £120. The microwave approx. £20
Cooker not cleaned
Just to clean a cooker can cost up to £60.
Fridge/freezer not defrosted
To have this de-frosted, the water mopped up
and wiped clean it would cost approx.£50 as two
visits would be required
Vacuum cleaners & waste bins
You may be charged the cost to repair or to replace
the vacuum cleaner or to replace the waste bin if
these are not emptied and cleaned. A new vacuum
cleaner will cost approx. £120 and a new bin £30
depending on the make.
Bag it and bin it
If you do not dispose of your rubbish or if you put
household rubbish in garden or re-cycle bins, it could
cost you £100 to get it taken away. If you leave
additional bags of rubbish by the side of your bin or
you over-fill a wheelie bin the local authority will not
take it away and you will be charged for a private
contractor to do this work.
A burn on a carpet or floor covering
Iron burns or burns from cigarettes, hair
straighteners etc are entirely your fault and you will
be charged for the damage. Burns on a new or in
the centre of carpets/floor coverings may mean you
will have to pay the full replacement cost as it is
never possible to "patch" them. The cost will vary
according to the size of the room but typically will
be between £200-£400.
Mattresses & mattress protectors
Any mattresses found to be stained in any way will
have to be replaced with new which can cost on
average £100.
Failing to return keys on time
The cost of replacing a key along with the brass tag
and key fob will be £30. If it is a suited key system it
could be a higher charge.

These photographs were actually taken on the end of tenancy inspection in our offcampus properties. Even if your property is not as bad as these photos you will still
incur charges if you have not cleaned in accordance with the end of tenancy notes.

I am leaving the house a few weeks early, can you check my room before or just after I leave?
A
Unless you are leaving more than 21 days before the end of the tenancy, the answer is no. The
University will want to inspect the whole of the property after the last person leaves.
Q
What happens about payment of the final utility bills?
A
You will need to contact the utility companies before you leave to ask about their arrangements
for giving final readings. The utility companies will require a forwarding address to send the
final invoice: this cannot be the University as under data protection they will not give any
information to the University. Request a copy of the bills to ensure that the meter readings are
correct so that you are paying the correct amount.
Please remember, we cannot take responsibility for any items left in the property. If they are for
the next academic year, they must be clearly labelled to this effect or they will be disposed of.
