N This notice is intended to provide the public with general information about construction taking place at 101-149 Lonsdale Ave. in North Vancouver, BC. lonsdale ave. The approximate boundary of the Wallace & McDowell site is indicated in red. Construction vehicles will use the parking area on Lonsdale for unloading and loading. The construction site is bordered by Lonsdale Ave. on the east, 1st Ave. on the south, a north-south lane on the west and 2nd Ave. on the north. Construction work on the Wallace & McDowell project will be carried out by Ventana Construction Corporation, a Burnaby, BC-based company with more than 27 years of experience in the Lower Mainland. project details Project duration Demolition of the existing buildings on site is scheduled to start in July 2014. Construction is scheduled to start in September 2014 and be completed by spring 2016. Construction hours Site operations will generally adhere to the City of North Vancouver Noise Control Bylaw, 1987, No. 5819, which allows for construction to take place Monday to Friday from 7:00 a.m. to 8:00 p.m., and 9:00 a.m. to 7:00 p.m. on Saturday. construction Traffic During the demolition phase of the project, construction traffic is expected to be accessing the site from 2nd Ave., turning south into the lane and entering the back side of the site. Vehicles will re-enter the lane, head south and then turn left on 1st Ave. before merging onto Lonsdale. During construction, we expect that trucks will travel south on Lonsdale and pull into the existing parking area adjacent to the east of the site where they will be unloaded and loaded, and then merge back into traffic on Lonsdale. The new Wallace & McDowell building on Lonsdale Traffic control personnel will be used as necessary during the project to ensure public safety. Please observe posted signage and traffic control personnel, and watch for construction vehicles on 1st Ave., 2nd Ave. and Lonsdale at all times. ventana construction || relationships to build on ventana community notice wallace & mcdowell Parking Construction vehicles and equipment, as well as supplier and trade vehicles, will be parking on site or in the parking area on Lonsdale for the duration of the project. Site workers will be encouraged to carpool and park personal vehicles at the foot of Lonsdale whenever possible. Fencing and security Ventana will erect chainlink fencing around the construction site for the public’s safety, as well as security and site management. There will also be site security in place for the duration of the project. Pedestrian traffic The west sidewalk on Lonsdale between 2nd Ave and 1st Ave. may be closed at times during the project, in order to ensure public safety. Pedestrian traffic will be diverted to the east sidewalk via the crosswalks at these intersections. The sidewalks on 2nd and 1st Aves. on the north and south sides of the Wallace & McDowell site may be closed as well. Please observe all posted signage that re-routes pedestrian traffic, as well as traffic control personnel. Demolition, excavation and concrete work Work on the Wallace & McDowell project will start with demolition of the existing buildings on site. That is scheduled to commence in July 2014, and will take approximately eight weeks. Site preparation and excavation will begin immediately after demolition, with that phase of the project continuing until January 2015. Once the excavation is complete, we will begin pouring the concrete foundation and move to the above-ground concrete structure. Concrete pours will take place periodically until late summer 2015. CRANE We will be using two cranes on this project – one larger tower crane and one smaller self-erecting crane. The arm of the large crane may swing over adjoining properties, as well as over the sidewalk and road on Lonsdale. The cranes will only be used to lift materials or equipment from the parking area on Lonsdale or lane into the site, and move items within the site boundaries. We will not be lifting materials over adjacent buildings at any time. Environmental impact The residential portion Wallace & McDowell project is pursuing Built Green® Gold certification, meaning that Staburn Properties has chosen to incorporate specific environmentally-responsible design and construction standards into the project. Ventana is also committed to minimizing the environmental impact of construction for all of its projects. We will implement site erosion sediment and control guidelines, waste recycling guidelines, low volatile organic compound guidelines and indoor air quality guidelines on the Wallace & McDowell construction site. have questions?
