Main zones
The main centres in this area are the Albany Metropolitan Centre and Albany Village Local Centre.
The most common residential zones are the Mixed Housing Suburban and Single House with some Terraced Housing and
Apartment Buildings zone on Bush Road opposite Pinehurst School.
Of the residential zones, there is a large part of Mixed Housing Suburban and Single House south of the Albany Metropolitan
Centre and Albany Village local centre, as well as a significant area of Large Lot Residential north of these centres. There is also a
small section of Countryside Living Rural zone just north of the Albany Village Local Centre.
Of the business zones in the area, there are substantial areas of Light Industrial south of the centres, with small portions of
abutting General Business land. There is also a small portion of Light Industrial land adjacent to the Albany Village local centre.
There is a business park south of the Albany Metropolitan Centre and some Mixed Use Business land adjacent to the Terraced
Housing and Apartment Buildings zone, allowing for a mix of residential and commercial development.
There are a number of special purpose zones located in this area which provide for schools, a retirement village, Massey University
and the North Harbour Stadium.
Main overlays
The Proposed Auckland Unitary Plan aims to provide the right balance in protecting what makes Auckland special, while enabling
the new homes, jobs and economic growth that Auckland needs. The plan provides protection through a combination of specific
zones (such as for coastal or rural areas) and overlays on other zones (such as heritage or view protections).
The main overlay affecting this area is the Significant Ecological Areas overlay. There are also a multitude of business and
residential precincts within and adjacent to the Albany Metropolitan Centre, as well as a major recreational facility precinct over
the Albany stadium and domain.
Main changes from draft Auckland Unitary Plan following engagement
As a result of community feedback and elected representative input, the following key zoning changes have been made for the
notified Unitary Plan:
• a Special Purpose Education zone has been applied to all schools and Massey University
• the residential block encompassed by Wharf Road and the Albany Highway has changed from a Mixed Housing zone to a
Single House zone
• the retirement village south of the Albany Village local centre has changed from a Mixed Housing zone to a Special Purpose zone
• the houses on Kinleith Way that were zoned Single House have been rezoned to Mixed Housing Suburban
