Annual Report 2014

2014 ANNUAL REPORT
Our Mission in Life is You!
MISSION
Wesley Manor is a United Methodist affiliated continuing care retirement community committed to older adults through love, benevolence,
and service.
PURPOSE
It is the purpose of Wesley Manor to enhance the quality of life for retired persons and encourage independence within a secure environment
which supports the individual’s intellectual, physical, and spiritual
needs, to provide opportunities for fellowship and services that will encourage personal fulfillment and happiness; and to make available a
variety of social opportunities, programs, and activities that will allow
residents to remain in the mainstream of life.
VISION
Wesley Manor will be a witness for God’s love in Christ by offering living choices to those seeking retirement, living and supportive care for
end of life stages. We will do this by hiring, developing, and retaining a
highly competent, caring and loving staff and by partnering with likeminded entities, including other United Methodist aging services and
organizations, to further economies of scale and to build faith relationships. We will instill a sense of community, safety, security, and self
worth in the hearts of our residents. We will accomplish our mission
through a commitment to excellence and continual quality improvement, and through the strategic positioning and financial strengthening
of all portions of the current continuum of care and services. As a result, we will meet and exceed the lifestyle expectations and health care
needs for our resident population.
A Year of Change
Fiscal Year 2014 definitely was a year of change at Wesley Manor, Inc. For the first time since 2008, Wesley
Manor took a flying leap of faith and reinvested in itself. The result was the first major changes in several areas and a progressive step forward. Buoyed by a refinancing of debt near the end of the 2013 fiscal year and a commitment by the
Board of Directors to move forward, Wesley Manor set a path for the future. Some of these accomplishments included:
REINVESTMENT IN OUR BUILDINGS
•
Four new gas boilers were purchased and installed
•
A new chiller was purchased and installed
•
Two generator fuel tanks were eliminated
•
Four houses were refurbished
•
Numerous apartments were renovated
•
Over $1 million in capital improvements occurred
REINVESTMENT IN OUR RESIDENTS
•
Aging in Place was instituted throughout the entire Manor House
•
The Board of Directors voted to hold rate increases for a minimum of the next 16 months bringing at least a 28month period without rate increases
•
The Board of Directors made a commitment to become more visible at resident meetings and Wesley Manor
functions
REINVESTMENT IN OUR STAFF
•
Additional nursing and maintenance staff was added
•
A Director of Business Development was hired to bring sales, marketing, development, wellness and admissions
under one department to work together
REINVESTMENT IN OUR FUTURE
•
The Board of Directors helped to shape the future of Wesley Manor by approving an aggressive strategic plan for
the next three years that includes growth for census, improved grounds, building improvements, added technology
and a commitment to looking outside the box for potential growth and revenue streams
•
The Board of Directors agreed to lease the Wesley Manor Health Center to Woodlawn Hospital as a part of the
Inter-Governmental Transfer/Upper Payment Limits program to add a new revenue stream for Wesley Manor
The changes during fiscal year 2014 were a shot to the arm for Wesley Manor. The changes brought on a new sense of
enthusiasm and optimism for the future. The changes brought forward a renewed sense of commitment from the staff as
well as the Board of Directors.
Sincerely,
David M. Kinder
