Medical Office Development
Flower Mound has a robust medical and healthcare sector that
offers many widely-needed services to the Town and to Denton
County. Texas Health Presbyterian Hospital Flower Mound
opened in 2010 in the central, mixed-use development, The
River Walk at Central Park, completed a 25,000-square-foot
expansion that included 4 new operating rooms and 28 prep and
recovery beds in 2015, and is currently in the process of adding
additional surgery observation rooms. The hospital opened a
Women’s Imaging Center in 2014 which provides some of the
most technologically-advanced breast cancer screening options
available in North Texas.
Additional notable medical developments include:
• Avanti Assisted Living constructed a 74,710 square-foot facility
in Flower Mound in 2016, providing the highest quality of care
for almost 100 seniors who will enjoy a state-of-the-art wellness

• River Walk Medical Park, developed by Rainier Medical
Investments and located within The River Walk at Central

Lakeside DFW
Lakeside DFW is a $1 billion, 150-acre, Mediterraneanstyle mixed-use development overlooking Grapevine Lake in
southern Flower Mound. Lakeside DFW is designed to provide
a mix of retailers, lake-view restaurants, offices, and residential
opportunities linked by trails, parks, and open spaces. The
modern, vibrant character of the development has become iconic
to the area: a mix of traditional community cohesiveness and an
active lifestyle for residents wanting entertainment, dining, and
shopping right at their fingertips.
Casual and upscale restaurants and walkable retail are key
components of the project, which is located along the northeast
shore of Grapevine Lake, offering stunning views from friendly
patios and resident balconies. Businesses already part of Lakeside
DFW include: Carvao Prime Brazilian Steakhouse, Paradise
Bistro & Coffee Co., Mio Nonno, Bottle & Bottega, Urban Vybe
Yoga Studio, Epic Gelato, Majestic Nail Spa, Giant Bicycles,
Mena’s Tex-Mex Grill, The Lodge Barbershop, Bloom-ARound Floral, Starbucks, Hello Daffodil, Amber Michelle
Salon, Briesly’s Boutique, and more. Construction has begun on
the next phase of retail and condo space slated for the project.
Housing options include condos, apartments, townhomes, and
single-family houses all within easy reach of shops, restaurants,
and the upscale Moviehouse & Eatery, the Town’s first movie
theater, which opened in summer 2015. Lakeside DFW continues
to burst to life as a planned, 15-story condominium tower
is moving forward with construction into 2017. The project
will include 48 individual units starting at $675,000, a 24/7
concierge, valet parking, and upscale amenities for residents to
enjoy. Bungalows are anticipated alongside the tower overlooking
Grapevine Lake. A 6,000 square-foot lake view plaza available for
public use will also open in early 2017.

River Walk at Central Park
The River Walk at Central Park is a 158-acre mixed-use
development that integrates commercial, office, retail, dining,
medical, and residential uses in a variety of building types. It is
anchored by Texas Health Presbyterian Hospital Flower Mound
and located along one of the major development corridors in
Town, easily accessible from any part of the DFW Metroplex.
The River Walk will offer walkable shopping, dining, art,
entertainment, and more along a majestic flowing river. A
restaurant row will feature over a dozen restaurants, with a
shared patio right on the waterfront. In the last two years,
highly-requested restaurants La Madeleine, Luna Grill,
Mellow Mushroom, and Taco Ocho were added to the nearby
River Walk Market which is home to Market Street and a dozen
additional businesses.
Additional amenities coming to The River Walk include a public
amphitheater, beautiful stone chapel, pedestrian bridges across
the water, public art sculptures, a farmer’s market, central
promenade, kids splash area, more than 46.5 acres of parks and
open spaces, and much more.
Adding to the many exciting features of The River Walk, Rainier
Medical Investments and DePalma Hotels & Resorts partnered to
secure the Town’s first hotel within the development, a Courtyard
by Marriott. The five-story, 145 room, upscale hotel opening
in 2017 features more than 6,000-square-feet in meeting
and conference space, a restaurant and bar, outdoor fire pits,
balconies overlooking the river and amphitheater, and many highend finishes to ensure a luxurious experience for guests.

Denton Creek District
Flower Mound has designated approximately 1,500 acres in the
west end of Town for mixed-use residential and commercial
development. The Denton Creek District is located along I-35W,
U.S. 377, and FM 1171, and emphasizes high quality, regional,
commercial and industrial development, as well as mixed office,
retail, and residential uses.
Canyon Falls
Canyon Falls is a 1,242-acre master-planned community within
the Denton Creek District, located in the towns of Flower Mound,
Northlake, and Argyle. Featuring rolling terrain, high bluffs, a
creekside canyon, and sprawling clusters of mature trees surrounding
serene residential communities, Canyon Falls offers a beautiful
environment for exploring the outdoors. Residents of Canyon Falls
also get to enjoy being located in both the Argyle and Northwest
school districts, ranked among the very best in the State of Texas.
The community offers convenient access to major highways and
employment centers and features homes from the upper $200s
to the $600s by leading builders, including Toll Brothers,
Drees Custom Homes, Coventry Homes, Highland Homes, K.
Hovnanian Homes, Ashton Woods Homes, Beazer Homes, Pulte
Homes, Meritage Homes, and Monterey Homes.
Flower Mound temporary Fire Station No. 6 officially opened
in Canyon Falls in September 2016 while the Denton County
Southwest Courthouse will come online in January 2017.
Commercial and retail space is planned toward the west and
northwest part of the property near I-35W.
