Guidance on Charges with effect from 14th February 2011
DOMESTIC EXTENSIONS & ALTERATIONS
The charges for Building Regulation work are established at a level to cover the cost of the
service. There are two methods that the authority may use to establish the charge for
building work:Standard Charges and Individually Determined Charges.
Charges are not payable in respect of building work carried out for disabled persons in
existing dwellings where the work relates to providing means of access or accommodation
or facilities, as defined in Regulation 4 of The Building (Local Authority Charges)
Regulations 2010.
Standard Charges
The charges for the majority of domestic extensions and alterations are standard charges
and are listed in the tables below.
If you are carrying out multiple types of building work at the same time the authority may
be able to reduce the standard charges, you should ask for an individual assessment of
the charge for this type of work.
Individual determination of a charge
Charges are individually determined for the larger or more complex schemes and building
work not included in Tables B & C. Which includes:
 Applications subject to a reversion charge (work reverting from an approved
inspector to the local authority)
 Building work that is relation to more than one dwelling
 Building work consisting of a domestic extension where the floor area exceeds
200m2
 Building work consisting of a non-exempt domestic garage or carport with a floor
area over 100m2
 Building work consisting of alterations to a domestic property (other than
extensions) where the estimated cost exceeds £20,000
 Building work consisting of the installation of over 20 windows in a domestic
property.
If your building work is defined as requiring an individual assessment of a charge, or if you
have any other questions, you should contact the Building Control section to establish the
correct charge applicable.

PLEASE NOTE - An additional Individually Assessed charge may be made for each job where the electrical
work is either NOT carried out by a Part P* registered electrician or by one suitably qualified to BS 7671 (as
amended). This charge will be invoiced once such a situation becomes known and has been assessed by the
Councils' electrician and based on the current hourly rate.
* A Part P registered electrician is a qualified electrician who has the necessary Building Regulation
knowledge to enable his accreditation body to certify his work.
Note - for extensions in excess of the floor areas shown above the charge will be Individually Assessed please ring for a quote.
The floor areas of multiple extensions and loft conversions in one application can be added together.
