Spinnaker Real Estate Partners, LLC – At-Risk Developer 2013 – 2016 Norwalk, CT • Managed the development of HSW, a 95,000 sf, $20 million conversion of three 1900s office buildings into 70 rental apartments with 10,000 sf of ground floor retail and office space in downtown Bridgeport, CT Responsibilities included: ! administering hard and soft cost budgets ! managing design consultants – contracts, invoices, coordination ! facilitating communication and assignment of responsibilities at weekly owner/architect/construction manager meetings ! analyzing potential change orders and applications for payment ! procuring and coordinating FF&E and tenant fit-out consultants, vendors and contractors ! managing compliance with funding requirements related to income restricted apartments, fair housing and historic preservation tax credits ! devising an adjustable tool to systematically determine asking rents for 70 units with 28 different floor plans based on pro forma averages and comparable properties ! producing graphics for website and other marketing materials • Supervised development partner during preconstruction and entitlements on The Preservation Block, a $19 million conversion of six historic retail/office buildings totaling 50,000 sf into 48 rental apartments with 9,000 sf of ground floor commercial space • Established program and managed design, construction administration, and FF&E for four separate office tenant build-outs totaling over 17,000 sf, including Spinnaker’s own main office • Managed the budget, design, permitting, bidding, construction, and FF&E for an outdoor amenity space with grills, a fit pit and gardens at The Corset Factory, a mixed-use property with 81 apartments and 10,000 sf of office space. Silverman Construction Program Management – Construction Program Manager 2013 Atlanta, GA • Managed the value engineering process for the Beacon Municipal Complex, a $38 million renovation of historic, socially significant buildings and addition of new structures for the Decatur Police Department, Municipal Court, City Schools of Decatur and Ebster Recreation Center • Initiated and managed an action log during pre-construction for the Flats at Ponce City Market, the 259unit residential component of the 2 million sf mixed-use, adaptive reuse, Ponce City Market. The action log clarified and precisely documented issues and responsibilities, increasing productivity and improving coordination between the base building team and the residential build-out team.
