HAPPY SPRING! We rejoice the coming of
good weather but also lament how time flies! I
cannot believe that our first quarter of 2016 is
over!
Our SCAR committees have been working diligently on their tasks, planning their activities,
events and/or duties for the year and seem very
enthusiastic! I’m encouraging all of them to
“think outside of the box” and possibly come up
with new and exciting ideas. As a new feature,
I’ve asked each committee to give our members
a report of what they are doing and working on
within this forum, so watch for those articles!
Our 2nd quarter membership meeting will be held Wednesday, April 13th at 9:30 a.m. with breakfast
pastries, coffee and a FREE INCENTIVE GIVE AWAY for attending! Our program/speakers will
consist of a panel of licensed residential appraisers. This is YOUR opportunity to have your appraisal
questions answered. Jot down your questions and bring them with you. We are confident this panel of
experts will help us all understand the process a little better! Also, we will give special recognition to
any new member in attendance (joined 2015 or 2016) and will have a special “welcoming gift” for them.
Please make a point to invite folks from your office who are newer members of our industry so they can
mix, mingle and meet!

Affiliate Committee
Good things are in the works with the SCAR Affiliate Committee as we had another great meeting! We are so excited to
get into 2016 with all the events we have coming up that we will be posting on our Facebook page — Stark County Real
Estate Affiliates. Please “like” us, your partners in business, and you won’t be sorry! The Chili Cook Off turnout was
nice with 14 chili recipes to be sampled. A lot of door prizes were given out that day as well as a lot of smiles leaving the
building. Please visit our Facebook page for pictures of the event and to find out who won 1st, 2nd and 3rd place from the
Chili Cook Off! As we all are getting spring fever, make sure to save the date for Breakfast in the Park, May 18, 2016. You
can’t start your day better than this event: breakfast among fellow real estate associates with good food and prizes. Another
SHAKER is around the corner and we hope to see you at Loby’s on May 17 for more food, fun, games and prizes. And
of course we will certainly see everyone at the various classes for REALTORS® we have coming up. Please make sure to

Communications/Technology Committee
The Comm/Tech Committee is looking into new classes for our members and researching a new website. If you missed our
very informative Evernote class, keep an eye out for what’s coming up. There will be classes on Matrix and on other technology subjects that we all use in our careers. Do you have an idea for a technology class? Do you have ideas for our new
website? Send us an email at [email protected]. A quick reminder that if you aren’t getting the email regular
updates from SCAR, check your spam folder or if you have Gmail, check your promotions folder.
Tech Tip: Did you know you can text from your computer? It’s fast and easy! If you have Apple products, you can use
iMessage or if you have PC and/or Android, there are lots of apps that allow you to text right from your browser. Apps like
MySMS, MightyText, or Google Voice.
Legislative Affairs Committee
The committee went over the questions for the Legislative questionnaire that will be sent out to the membership to learn
about their legislative/RPAC knowledge. They also discussed further ideas for the RPAC event for 2016.
The Norma Good Scholarship Committee
The Norma Good Scholarship Committee has met several times in 2016. We have set the new goals and objectives for use
of the funds. A quick summary: REALTORS® taking a higher education (NAR designation) class or certification class;
REALTORS® taking classes to obtain their Ohio Brokers license; REALTORS® who apply & get accepted in the OAR
Leadership Academy; & the committee may yearly consider providing programs/speakers/CE to enhance the professionalism of all members of SCAR. For more information and guidelines contact Lisa or Collene at SCAR

Professional Services Committee
Professional Services Committee met with much anticipation for the upcoming CE and informational classes scheduled
to provide great learning experiences with top notch instructors. The March 30 Core Law class with Peg Ritenour was
successful, and now we are looking forward to seeing Alec Hagerty
on April 27 to teach Civil Rights. Breakfast in the Park is scheduled
for May 18 at a 9:00 a.m. (new time). We also have Building from
the Ground Up on May 3, so don’t forget to pre-register for that class.

Client A contacted REALTOR B to list a vacant lot.
Client A said he had heard that similar lots in the vicinity had sold for about $50,000 and thought he should be
able to get a similar price. REALTOR B stressed some
minor disadvantages in location and grade of the lot,
and said that the market for vacant lots was sluggish.
He suggested listing at a price of $32,500 and the client
agreed.
In two weeks, REALTOR B came to Client A with an
offer at the listed price of $32,500. The client raised
some questions about it, pointing out that the offer had
come in just two weeks after the property had been
placed on the market which could be an indication that
the lot was worth closer to $50,000 than $32,500. REALTOR B strongly urged him to accept the offer, stating that because of the sluggish market, another offer
might not develop for months and that the offer in hand
simply vindicated REALTOR B’s own judgment as to
pricing the lot. Client A finally agreed and the sale was
made to buyer C.
Two months later, Client A discovered the lot was no
longer owned by
Buyer C, but had
been purchased
by Buyer D at
$55,000. He
investigated and
found that Buyer C was a brother-in-law of REALTOR B, and Buyer C had acted on behalf of REALTOR B in buying the property for $32,500.
Client A outlined the facts in a complaint to the
Board of REALTORS, charging REALTOR B
with collusion in betrayal of a client’s confidence
and interests, and with failing to disclose that he
was buying the property on his own behalf.
At a hearing before a panel of the Board’s Professional Standards Committee, REALTOR B’s
defense was that in his observation of real estate
transactions there can be two legitimate prices of
property – the price that a seller is willing to take
in order to liquidate his investment, and the price
that a buyer is willing to pay to acquire a property
in which he is particularly interested. His position was that he saw no harm in bringing
about a transaction to his own advantage
in which the seller received a price that he
was willing to take and the buyer paid a
price that he was willing to pay.

The Hearing Panel concluded that REALTOR B had deceitfully used the guise of
rendering professional service to a client
in acting as a speculator; that he had been
unfaithful to the most basic principles of
agency and allegiance to his client’s interest; and that he had violated Articles 1 and
4 of the Code of Ethics.
