DESCRIPTION
Sheriffyards is a traditional country house encompassing a
separate block of amenity woodland and grazing ground.
Sheriffyards is located in an excellent private setting. The house
is set on an elevated site to the south east of the village of
Coalsnaughton in an area of open countryside, to the east of
Gartmorn Dam Country Park.
The property is offered for sale as whole or in two lots:
Lot 1
The town of Alloa is about 5 miles to the west of the property
and is home to the medieval Alloa Tower which is thought to
be Scotland’s largest and oldest keep, provides an excellent
range of local amenities with a variety of supermarkets, primary
and secondary schools and a range of pubs and restaurants.
Private schooling is available at Dollar Academy with other
private schools such as Glenalmond, Strathallan, Kilgraston

modern facility that includes an Olympic-sized swimming pool,
ice rink, gym, climbing walls and a selection of 3G pitches for
football, rugby and hockey. Gleneagles Hotel (20 miles) has a

Scotland’s largest city of Glasgow is within an hour’s drive to the
west. Sheriffyards House is ideally located for the commuter,
with excellent links to the M9 west and east bound, with the
cities of Glasgow and Edinburgh being equidistant some 35
miles respectively. The closest railway station is located in
Alloa, with direct trains to Glasgow and which also connects
to Stirling for all mainline services to the North and Edinburgh.
Glasgow and Edinburgh Airports offer a range of domestic and
international flights.
Clackmannanshire and the neighbouring county of
Stirlingshire provide a wonderful setting for the property,
and ample opportunities for the outdoor enthusiast. The
property is located at the foot of the Ochil Hills with the
surrounding topography of the region providing excellent
opportunities for hill walking, along with other rural activities
such as pony trekking, mountain biking, fishing and shooting.
LOT 1: SHERIFFYARDS HOUSE
Sherrifyards House is an attractive country property that has
potential to be a welcoming family home. The property benefits
from commanding views over the Gartmorn Dam Reservoir and
is accompanied with a lovely south facing garden and patio
area. The house itself is a large detached country house that
consists of a white washed stone wall exterior under a tile roof.
The property offers generous and flexible accommodation
over two levels. It is thought the property dates back to the
late 19th Century, with a number of period features such as
exposed beams and traditional lime plaster throughout. There
is a spacious conservatory on the south face of the house,
offering an excellent position overlooking the surrounding
countryside. The property is reached via a shared private road
that leads to a parking area to the rear of the house. The layout
and dimensions of each room are detailed within the floor plans
below.
GARAGE
Sheriffyards House also offers a traditional stone outbuilding
under a tile roof that is currently utilised as a garage but presents
an excellent opportunity to be developed into a small studio
or office/study, subject to obtaining the necessary planning
consents.
GARDEN GROUND
There is a private landscaped, partly-walled garden area to the
south of the house, which is enclosed by several mature trees
and shrubbery. There is an ornate slabbed patio area leading
to an area laid to grass.
LOT 2: AMENITY WOODLAND AND PASTURE 41.11 Ha
(101.58 Acres)
A large area of former community woodland extending to approximately 41.11 Ha (101.58 Acres). The woodland predominantly consists of deciduous amenity trees such as Silver Birch,
Rowan and young Beech trees. There are several areas of pasture located along the eastern perimeter of the subjects which
are currently used for equestrian purposes but may present alterative uses subject to obtaining necessary consents.
The land is classified mostly as Grade 3.2 by the James
Hutton Institute with a small area of 4.2 on the land adjacent
to the Gartmorn Dam Reservoir. The woodland benefits from
an excellent network of footpaths due to its former life as
community woodland. The woodland is accessible by foot
only from Sheriffyards House via a small path which leads
south from the property to the east of the Reservoir. There is
a further right of vehicular access provided via a private road
which leads from B910 public road to the east of Grassmainston
Farm. Please note this is delineated on the location plan below
as A to B.
