The highly-coveted property, including the historic Arrowhead Springs Hotel, was recently annexed into the City of San Bernardino. Situated on 1,916 acres at a temperate elevation of between 1,500 and 3,400 feet, and surrounded on three sides by the San Bernardino National Forest, the site is on a major access route to the popular mountain resorts of Lake Arrowhead, Big Bear and Crestline. Arrowhead Springs is easily accessible from major freeways connecting major cities and destinations. A spectacular valley view to the south across the Inland Empire enhances the awareness of Arrowhead Springs’ unique location. Arrival of David Noble Smith, builder of the first permanent building and spa. Arrowhead property was leased to Dr. H. C. Royer, a business man and a physician. He claimed to cure 90 percent of his rheumatic cases at Arrowhead Baths. Marshall and a group of investor partners built a new hotel called “Big Buff Castle”, standing 3 stories high and 285 ft. long. The facilities were used to treat wounded veterans and converted into a rehabilitation hospital. Arrowhead Springs Resort and Hotel suffer another devastating fire which destroyed almost everything. The hotel served as a hospital for the Navy for two years. Campus Crusade for Christ, founded by Dr. William R. Bright, bought the hotel for use as its world headquarters. 1864 1893 Smith had enough capital to open the “Hot Springs Infimary”. Seth Marshall constructed a new hotel at the foot of the Arrowhead. The new mission-style hotel became the great financial success. 1915 1907 A railway opened to Arrowhead Springs. 1925 A group of investors bought the property and built tennis courts, bungalows, and swimming pool. 1939 1952 1967 1874 Dr. Smith sold the property to Robert Waterman who became governor of California in 1887. 1895 A fire destroyed the entire hotel within 3 minutes. Bottling water was built in Los Angeles and reservoirs were built at Arrowhead Springs. 1930 Arrowhead Resort became one of the top luxury resorts in the country and in Hollywood. Groundbreaking for the new 150 room Arrowhead Springs Hotel Conrad N. Hilton bought the property and redecorated the interior in a western motif. The facilities were expanded and other improvements such as a 2300-seat amphitheater were made. 1956 1976 The hotel failed and Hilton sold the property to Benjamin Swig, owner of the Fairmont Hotel Corporation. The hotel was losing $1,500 a day and Mr. Swig closed the hotel. Dr. Bill Bright and Campus Crusade for Christ International made Arrowhead Springs the most successful in its history. 7 8 Natural Resources 03 Site Plan Arrowhead Springs Resort Of the 1,916 acres at Arrowhead Springs, 1,400 acres or 70%, has been set aside as protected watershed and nature reserve. Surrounded by thousands of acres of US National Forest, Arrowhead Springs enjoys an abundance of wildlife, vegetation, and other valuable resources, particularly water. At present, Arrowhead Springs is supplied with natural gas and electricity from regional utility companies. The domestic hot water is provided, in part, by on-site geothermal wells. The property has an abundance of water resources, including natural springs, surface water, and geothermal sources. Total annual production of water equals an average of 8,226 acre feet or 2,681,886,000 gallons per year, or an average flow of 7,347,425 gallons per day. In addition, solar and wind power are available alternative energy resources. Parcel 1 is a commercial land use designation which allows for a combination of lodging, destination resorts, eating and drinking establishments, personal services, retail, as well as recreational, entertainment, and educational uses. This land use district is specifically created for Arrowhead Springs, in order to establish a destination resort atmosphere. 11 05 Parcel 2: Health Spa Over 60,000 sq.ft. Historic swimming pool Historic E 12 sther Willi ams Pool Per the current Specific Plan, Parcel 2 is a commercial land use designation which allows for a combination of lodging, destination resort, eating and drinking establishments, personal services, retail, as well as recreational, entertainment, and educational uses. This land use district is specifically created for Arrowhead Springs in order to establish a destination resort atmosphere. Parcel 2 has been specifically designated for a health spa resort. The site occupies an existing facility that includes dormitory buildings, conference, classroom, dining and kitchen amenities totaling over 60,000 square feet. The parcel also includes an existing historic swimming pool and changing rooms, known as the Esther Williams pool, since the Hollywood “Million Dollar Mermaid” actress, Esther Williams, filmed many of her episodes at this location. (Neptune’s Daughter, 1949). The existing facilities, including the pool and its cabanas, may be renovated to accommodate a new world-class spa and health resort. Per the current Specific Plan, the spa will include 50 luxury guest suites. Potential services may include a variety of massage treatments, aromatherapy, hydro-therapies, mud baths, and health treatments combining Eastern and Western philosophies. The spa may also provide training classrooms, nutrition-based café, herbal tea and juice bar, yoga, arts programs, beauty salon, and recreational amenities. These may include board games, a maze or labyrinth, backpacking, and horse-back riding. Since the 22 acres is situated in a remote portion of Arrowhead Springs, it offers a quiet, reflective, and secure retreat for guests. It is within walking distance from the historic hotel and offers access to its services to hotel guests and residents of Arrowhead Springs alike. The swimming pool was named after Esther Williams whose movies were shot on-site. The site is protected from public access, therefore, giving the residential hilltown a private, secure, and quiet environment. 06 Parcel 3: Residential Hilltown Nestled on the slopes of the San Bernardino Mountains at an elevation of approximately 2000 feet, the current Specific Plan allows for residential units to be clustered around an existing chapel, outdoor theater, and historic hot springs. All units are within easy walking distance of the historic hotel, planned conference center, and planned health spa resort. In addition, this land use designation allows limited agricultural and open space uses, including vineyards, active and passive recreation, permanent open space, multipurpose trails, and water retention basins. It is also intended to preserve water resources, such as watercourses, natural springs and lakes. The site occupies approximately 199 acres and is located along West Twin Creek, which winds its course down Waterman Canyon. The clubhouse is accessed off Arrowhead Springs Resort Road at the west entrance to Arrowhead Springs property. The clubhouse is also within walking distance of Village Walk, the retail shopping and dining core of the resort. All along the golf course boundaries are situated residential communities, ranging from attached and detached single-family units. Also directly adjacent to the corporate office site are the public Botanical Gardens, which will offer the office visitors, employers and employees enjoyable strolls through magnificent natural landscapes, filled with color and fragrances. The site is also adjacent to the new 200,000 square foot, 300-room hotel, as well as the new 25,000 square foot conference center. The golf course club house is a short golf cart ride away. The building site is prominently situated at an elevation of approximately 2000 feet overlooking the west entrance gate to Arrowhead Springs, the 18-hole golf course and club house. The office complex has incredible views of the Inland Empire valley, the setting sun to the west and the San Bernardino Mountains flanking three sides. The lake will offer passive recreation, such as paddle-boats. Ducks and swans will glide its shoreline filled with cattails and lily pads. On the north side of the lake, the 10-acre public Botanical Gardens will reflect its multi-varied colors in the water and provide a beautiful and serene backdrop for the restaurants, outdoor cafes, and guests strolling along the promenade. Set into one side of the Botanical Gardens is an outdoor theatre where spectators enjoying an afternoon or evening concert can look out onto Lake Vonette.
