Property Overview
Arrowhead Springs is located in the heart of Southern California known
as the “Inland Empire”, within a two-hour drive of over 20 million residents.
The highly-coveted property, including the historic Arrowhead Springs
Hotel, was recently annexed into the City of San Bernardino. Situated on
1,916 acres at a temperate elevation of between 1,500 and 3,400 feet,
and surrounded on three sides by the San Bernardino National Forest,
the site is on a major access route to the popular mountain resorts of
Lake Arrowhead, Big Bear and Crestline. Arrowhead Springs is easily
accessible from major freeways connecting major cities and destinations.
A spectacular valley view to the south across the Inland Empire enhances
the awareness of Arrowhead Springs’ unique location. The property is
accessed by a main artery road (Arrowhead Springs Road) from State
Highway 18 and Waterman Canyon Road.

With the recent extension of State Road 210, Arrowhead Springs
is now strategically located within several miles of major freeways
including State Road 210, Interstate 10, and Interstate 215. In addition,
a new Million Air terminal has been constructed and is operational at
San Bernardino International Airport, which is located only eight miles
from the Property. Ontario International Airport is located approximately
24 miles west of the Property. Los Angeles International Airport is
approximately 75 miles west of the Property.

How did the Arrowhead Springs
Hotel come to be?
Arrival of David Noble Smith,
builder of the first permanent
building and spa.
Arrowhead property was leased
to Dr. H. C. Royer, a business
man and a physician. He
claimed to cure 90 percent
of his rheumatic cases at
Arrowhead Baths.
Marshall and a group of
investor partners built a new
hotel called “Big Buff Castle”,
standing 3 stories high and
285 ft. long.
The facilities were used to
treat wounded veterans and
converted into a rehabilitation
hospital.
Arrowhead Springs Resort and
Hotel suffer another devastating
fire which destroyed almost
everything.
The hotel served as a hospital
for the Navy for two years.
Campus Crusade for Christ,
founded by Dr. William R.
Bright, bought the hotel for use
as its world headquarters.

Springs Resort
Of the 1,916 acres at Arrowhead Springs, 1,400 acres or 70%, has been
set aside as protected watershed and nature reserve. Surrounded by
thousands of acres of US National Forest, Arrowhead Springs enjoys
an abundance of wildlife, vegetation, and other valuable resources,
particularly water. At present, Arrowhead Springs is supplied with natural
gas and electricity from regional utility companies. The domestic hot water
is provided, in part, by on-site geothermal wells. The property has an
abundance of water resources, including natural springs, surface water,
and geothermal sources. Total annual production of water equals an average
of 8,226 acre feet or 2,681,886,000 gallons per year, or an average flow
of 7,347,425 gallons per day. In addition, solar and wind power are available
alternative energy resources.

The existing hotel was built in 1939. It was designed by architect
Paul Williams. The interior was designed by Dorothy Draper.

Known as an outstanding draftsman,
he perfected the skill of rendering
drawings “upside down.” This skill
was developed so that his clients
(who may have been uncomfortable
sitting next to a black architect)
could see the drawings rendered right
side up across the table from him.

Per the current Specific Plan, Parcel 2 is a commercial land use
designation which allows for a combination of lodging, destination resort,
eating and drinking establishments, personal services, retail, as well as
recreational, entertainment, and educational uses. This land use district
is specifically created for Arrowhead Springs in order to establish a
destination resort atmosphere.
Parcel 2 has been specifically designated for a health spa resort. The site
occupies an existing facility that includes dormitory buildings, conference,
classroom, dining and kitchen amenities totaling over 60,000 square feet.
The parcel also includes an existing historic swimming pool and changing
rooms, known as the Esther Williams pool, since the Hollywood “Million
Dollar Mermaid” actress, Esther Williams, filmed many of her episodes at
this location. (Neptune’s Daughter, 1949). The existing facilities, including
the pool and its cabanas, may be renovated to accommodate a new
world-class spa and health resort. Per the current Specific Plan, the spa
will include 50 luxury guest suites. Potential services may include a variety
of massage treatments, aromatherapy, hydro-therapies, mud baths, and
health treatments combining Eastern and Western philosophies. The spa
may also provide training classrooms, nutrition-based café, herbal tea and
juice bar, yoga, arts programs, beauty salon, and recreational amenities.
These may include board games, a maze or labyrinth, backpacking, and
horse-back riding.
Since the 22 acres is situated in a remote portion of Arrowhead Springs,
it offers a quiet, reflective, and secure retreat for guests. It is within walking
distance from the historic hotel and offers access to its services to hotel
guests and residents of Arrowhead Springs alike.

Known as the Residential Hilltown, this area is located directly above the
historic hotel, Esther Williams swimming pool, and the potential health
spa, and is directly below the geologic “arrowhead” imprint on the mountainside.
Since the hilltown site is at a higher elevation than the historic hotel, it offers
spectacular views both to the west to the Inland Empire and to the east, up
Strawberry Creek Canyon. The site is protected from public access, therefore,
giving the residential hilltown a private, secure, and quiet environment.

Parcel 4:
18-Hole Golf Course
Per the current Specific Plan, Parcel 4 is a land use designation intended
to provide for an 18-hole golf course, including a clubhouse and related
facilities, commercial stables, golf cart and bike rentals. In addition, this land
use designation allows limited agricultural and open space uses, including
vineyards, active and passive recreation, permanent open space, multipurpose trails, and water retention basins. It is also intended to preserve
water resources, such as watercourses, natural springs and lakes.
The site occupies approximately 199 acres and is located along West Twin
Creek, which winds its course down Waterman Canyon. The clubhouse
is accessed off Arrowhead Springs Resort Road at the west entrance to
Arrowhead Springs property. The clubhouse is also within walking distance
of Village Walk, the retail shopping and dining core of the resort. All along the
golf course boundaries are situated residential communities, ranging from
attached and detached single-family units.

Per the current Specific Plan, Parcel 5 consists of two distinct residential districts
covering approximately 79 acres. The Residential Low District (RL) consists of
24 estate homes on 25 acres and the Residential Medium-Detached Village
(RM-DV) consists of 429 condominiums, townhomes, and single-family detached
homes on 54 acres, clustered around the northern portion of the 18-hole golf
course. The residences are placed along West Twin Creek which snakes its
way through Waterman Canyon. Access to these residential areas is from
State Hwy 18 from the northern end and from Arrowhead Springs Resort Road
at its main entry from the south.

Per the current Specific Plan, the Residential Parcel 6 consists of two distinct
residential districts covering approximately 30.8 acres. The Residential Low
District (RL) consists of 12 estate homes on 8.8 acres and the Residential
Medium-Senior Village (RM-SV) consists of 300 units, including approximately
150 senior and 150 non-age restricted attached condominiums, townhomes,
and/or apartments (built to condominium standards) on 22 acres, clustered
around the southern portion of the 18-hole golf course. The single-family
estate residences are accessed from Arrowhead Road. Access to the 300

Parcel 8 is planned as a commercial land use designation specifically
created for Arrowhead Springs which accommodates the development
of a 250,000 square foot corporate office complex. The site occupies
approximately 14 acres and is located directly above, and with easy
walking access to, the Arrowhead Springs Village Walk, with its shops and
restaurants surrounding Lake Vonette. Also directly adjacent to the corporate
office site are the public Botanical Gardens, which will offer the office visitors,
employers and employees enjoyable strolls through magnificent natural
landscapes, filled with color and fragrances. The site is also adjacent to
the new 200,000 square foot, 300-room hotel, as well as the new
25,000 square foot conference center. The golf course club house is a
short golf cart ride away. The building site is prominently situated at an
elevation of approximately 2000 feet overlooking the west entrance gate
to Arrowhead Springs, the 18-hole golf course and club house. The office
complex has incredible views of the Inland Empire valley, the setting sun to
the west and the San Bernardino Mountains flanking three sides. West Twin

Per the current Specific Plan, Parcel 9A is a land use designation that
accommodates a vertical and horizontal mixed use of business related
and residential uses in a village mountain setting, known as Village Walk.
Village Walk is envisioned as a mixed use of retail, commercial, office,
and 34 residential units, as well as recreational, and entertainment uses
on approximately 46 acres. The site is at the heart of Arrowhead Springs,
positioned as the hub of all commercial, hotel, and residential uses provided
at Arrowhead Springs. The quaint retail shops and multi-cuisine restaurants
and outdoor cafes are situated around Lake Vonette, a five-acre manmade,
shallow lake. The lake will offer passive recreation, such as paddle-boats.
Ducks and swans will glide its shoreline filled with cattails and lily pads. On
the north side of the lake, the 10-acre public Botanical Gardens will reflect its
multi-varied colors in the water and provide a beautiful and serene backdrop
for the restaurants, outdoor cafes, and guests strolling along the promenade.
Set into one side of the Botanical Gardens is an outdoor theatre where
spectators enjoying an afternoon or evening concert can look out onto Lake
Vonette. The planned retail area consist of approximately 200,000 square
feet of high quality shops and restaurants. Located on the upper floors of
the shops, 34 apartments are planned, a perfect location for employees or
management who want to be in the heart of the mountain village setting.

Botanical Gardens
Per the current Specific Plan, Parcel 9B is a residential district consisting of
attached condominiums and deluxe townhomes situated on a promontory
overlooking the Inland Empire to the south and west, Old Waterman Canyon
to the north, Village Walk around Lake Vonette and the Botanical Gardens
to the northeast, and Strawberry Creek canyon to the east. The site is at an
elevation of approximately 1830 feet and follows the ridgeline in the heart of
Arrowhead Springs. The 18-hole golf course spreads out below providing
a giant green lawn as its welcome mat. The quaint shopping village with its
cafes and restaurants, as well as the Botanical Gardens, are within easy
walking distance. Entry to the residential community is gated, so that security
and privacy for the residents is well established. There are also spectacular
views of the historic hotel and the “arrowhead” on the mountainside.
