Call me for a free market evaluation. -John 555.555.5555 Market Update Kansas City is so beautiful this time of year. As the leaves fall the real estate market is still slowly rising. According to the National Association of Realtors, pending home prices rose to the highest level since April 2010. All counties in the Kansas City Metro area have experienced an increase in average sales prices from the same month last year. The overall number of homes sold is up 20% since last year and the inventory of available homes for sale is down 17%. The existing home supply is averaging 6.2 months on the market, which is more than two months lower than this time last year. A supply at this level indicates that we are in an almost balanced market between buyers and sellers. With home sales up and inventory down, a shortage of inventory is inevitable, which will further improve the selling conditions for home owners. With winter just around the corner there could be an even greater shortage as most sellers wait it out until spring to list their homes. On the plus side, listing your home in the fourth quarter could result in less “lookers” and more “serious” buyers. Twice-Baked Mashed Potatoes Ingredients 1 22-ounce package of frozen mashed potatoes 4 ounces cream cheese, softened 1/2 cup sour cream 1/4 cup fresh chives 4 bacon slices, cooked, crumbled 1/2 teaspoon seasoned pepper 1/2 teaspoon salt 1/2 cup shredded cheddar cheese 1/2 cup shredded cheddar cheese—reserved Directions 1.Preheat oven to 350 degrees Fahrenheit. 2.Prepare potatoes according to package instructions. 3.Stir in cream cheese, sour cream, chives, bacon, salt, and pepper. 4.Divide mixture evenly between 6 6-ounce lightly greased ramekins or pour mixture into a 2-quart greased baking dish. 5.Sprinkle evenly with reserved cheddar cheese. 6.Bake for 20 minutes or until thoroughly heated.
