Market Update
Kansas City is so beautiful this time of year. As the
leaves fall the real estate market is still slowly rising. According to the National Association of Realtors, pending
home prices rose to the highest level since April 2010.
All counties in the Kansas City Metro area have experienced an increase in average sales prices from the
same month last year. The overall number of homes sold
is up 20% since last year and the inventory of available
homes for sale is down 17%. The existing home supply
is averaging 6.2 months on the market, which is more
than two months lower than this time last year. A supply
at this level indicates that we are in an almost balanced
market between buyers and sellers. With home sales up
and inventory down, a shortage of inventory is inevitable,
which will further improve the selling conditions for home
owners. With winter just around the corner there could
be an even greater shortage as most sellers wait it out
until spring to list their homes. On the plus side, listing
your home in the fourth quarter could result in less
“lookers” and more “serious” buyers.
Twice-Baked Mashed Potatoes
Ingredients
 1 22-ounce package of frozen mashed potatoes
 4 ounces cream cheese, softened
 1/2 cup sour cream
 1/4 cup fresh chives
 4 bacon slices, cooked, crumbled
 1/2 teaspoon seasoned pepper
 1/2 teaspoon salt
 1/2 cup shredded cheddar cheese
 1/2 cup shredded cheddar cheese—reserved
Directions
1.Preheat oven to 350 degrees Fahrenheit.
2.Prepare potatoes according to package instructions.
3.Stir in cream cheese, sour cream, chives, bacon,
salt, and pepper.
4.Divide mixture evenly between 6 6-ounce lightly
greased ramekins or pour mixture into a 2-quart
greased baking dish.
5.Sprinkle evenly with reserved cheddar cheese.
6.Bake for 20 minutes or until thoroughly heated.

 James Buchanan, elected in 1856, is the nation's only bachelor president .
 At his inauguration, George Washington had only one tooth. Despite what you’ve
heard, he never had a wooden tooth, but wore dentures made of human teeth,
animal teeth, ivory, and even lead.
 Franklin D. Roosevelt was the only candidate to be elected more than twice. He
was in office from 1932 to 1944 before term limits had been imposed.

 John F. Kennedy is the youngest elected U.S. President at 43 and he was the
youngest to die at 46 years old. Ronald Reagan is the oldest elected U.S. President.
He was 73 when he was elected to his second term. He was also the only divorced
man to be elected president.
 William H. Taft, who weighed 332 pounds, got stuck in the White House bathtub
the first time he used it. A larger tub had to be ordered.
 Eight U.S. Presidents have died while in office. Four were assassinated and four
died of natural causes.
 Harry S. Truman is from Kansas City! His middle initial is not an abbreviation and
has no significance.
 On August 9, 1974 Richard Nixon resigned as President, becoming the first president to ever voluntarily leave office.

Get out the Vote!
Federal law requires that the presidential election be held every four years on the
first Tuesday after the first Monday in November. The next presidential election is
to be held on Tuesday, November 6, 2012. The results will drive the electoral votes,
which will be cast on December 17 by the presidential electors.
