Tax codes and buying decisions are complex, no doubt, but when deciding it’s time
to purchase equipment, leasing is an alternative to purchasing that can make
good business sense.
The benefits of leasing
The true benefit of leasing equipment comes from operation—not ownership. While
lowering your tax liability is a benefit you can also improve your efficiency and
increase your cash flow. Moreover, you can lease the brand of equipment that is
best for you, replacing as required so you can take advantage of the latest models,
fuel efficiency, and low-maintenance.
Financial advantages
Leasing is a flexible way to help you control cash flow. Typically, you can adjust the
length of term, frequency of payments, and residual value of the equipment at lease
end. Leasing solutions offer additional flexibility based on how you expect to use
the equipment.
You can also structure your lease so that equipment does not appear on your
balance sheet, which can improve your business’s financial ratios. For tax purposes,
true leases can be treated as a business expense, and the entire lease payment can
be tax deductible.
And, if you’re thinking about purchasing a lot of equipment at the end of the year,
leasing can be an appealing alternative to purchasing because of IRS depreciation
deduction rules. When more than 40% of your equipment is purchased during the
last quarter of the tax year, a “mid-quarter convention” is applied and you can only
deduct 1-1/2 months of depreciation for the equipment bought in the last quarter,
even if you’ve been using it for the full three months. However, when you lease the
equipment in the last quarter, you can deduct your lease payments as a business
expense for the tax year.

THINGS TO CONSIDER WHEN
IT’S NOT ENOUGH TO DREAM ABOUT IT. WHEN YOU’RE READY TO BUY THAT SPECIAL
HUNTING PROPERTY OR WEEKEND RETREAT—BE SURE TO CHECK THESE BOXES.
Location.
It’s the most important factor whenever you buy real estate.
Consider what your needs are now and what they will be 10 years
from now. As your family grows, will the location help or hinder
your family’s ability to enjoy the property? If you’re choosing a
very rural location, how much infrastructure might you require to
meet your needs (access to major interstates, shopping, health
care, etc.).
Use.
What are you buying the land for? Do you want to build on
it? Maybe live there one day? Does the topography meet your
needs? Do you want a pond, or pasture? Do you plan to harvest
the timber? Will its best use be as a hunting tract? Make sure you
take some time to look down the road and decide exactly what
you want the land to be—and do—for you.
Types of Land.
Sometimes, it comes down to understanding how much money
you want to spend, in the long run. What kind of land are you
buying? Are there utilities that can be brought to your property?
Will you need better access to the property? Will you need to
maintain roads?
Zoning.
It’s important to understand if future development can happen
near your property. If you build a cabin or home, does it have
to be in a certain location or distance from the property line? Is
land around you government-owned or managed? Is any of it in
conservation?
Permitting.
Will you be able to put a well on your property? These kinds of
questions should be asked in advance, as some jurisdictions have

very limited restrictions in terms of permitting and some are more
comprehensive. Understand what kind of permits you’ll need to
have the finished property you want.
Restrictive Covenants.
These are legal obligations imposed on the buyer. Typically,
there are few, if any, restrictive covenants when purchasing
rural property; however, depending on the community you are
purchasing in, it’s important to ask the question, especially if you
are unsure what you will be doing with your property several
years down the road.
Utilities and roads.
Well, if there aren’t any, you’re responsible for putting them in.
Power, water, gas, septic and cable will all have to be brought to
the property, even if you’re planning a simple cabin in the woods.
Liens and easements.
A lien is a monetary claim against your property. An easement is
someone’s legal right to use your property for a stated purpose.
Easements typically transfer with an ownership change. Even if an
easement isn’t currently being used, don’t assume that will be the
case into the future. Easements are part of the deed, and can be
enforced at any time.
Surveys.
If you’re not sure about the property’s boundaries, spend the
money for a survey. It’s the only way to be sure of exactly what
you own, and it will be helpful down the road, should you choose
to build on the property or sell it.
Have all the facts.
Once you’ve asked these questions, you’ll be ready to buy your
property.

First, declutter your home.
Simple touches say: You are welcome!
You may not be a hoarder, necessarily, but let’s
face it. We all have “stuff” that should be kept
in a closet or a bin in the garage (or better yet,
donated to the charity of your choice!).
To have the best holiday you can have, free
from stress and worry, now’s the time to start
decluttering your home and getting ready
for all the excitement that comes with the
holidays. Start by removing all the things
that you do not love—old picture frames,
outdated greenery and floral arrangements,
old magazines and table top accessories. Fill
your home with only the things you love and
use regularly.
A guest bath should always be free of clutter.
Hand towels are a nice addition…think about
adding a monogram for that special touch.
Make sure to include a great hand soap and
lotion for a special treat. Try soaps and lotions
by Tocco—all of their scents are light and your
guests will want to take a bottle home.
Invite your friends in with
a fresh coat of paint!
On your front door, that is! A pop of color—in
teal, red, or mustard—is warm and welcoming,

Not a must-have but let’s face it. Spending
a little extra to spruce-up your bedding will
make your guest bedroom look great, and will

Making your home smell inviting is quick and
easy, with a quick trip to a department store
or candle shop. Shelly recommends holiday

Fluff up your furniture!
Don’t be discouraged by a sofa that might
look a little under the weather! Add a splash
of color with some new pillows, or consider an
area rug to bring in a new color. Be sure your
area rug is not too small—you want it to make
a statement and it should at least be a little
larger than the sofa.
Bring the country indoors,
and make it your theme!
It’s easy to add a natural or rustic look by
using branches and greenery from your yard
in a jar or vase. Pine garland and grapevines
added to the mantle or doorway and large pine
cones added to a large dough bowl or ceramic
bowl will give your home that natural feel. To
give your home more sparkle, include bright
colored ornaments or balls, and a few strands
of lights to complete the look.
In the south, take advantage
of the weather!
Fresh cut flowers in your home can add a
special touch. Look around your yard for
magnolia leaves, paper whites, holly, and
rosemary. Place new planters on your front
porch with beautiful boxwoods. For those
who aren’t blessed with a green thumb, try
grapevine balls in the planters and add some
lights for extra sparkle. And don’t forget the
wreath!

together both the younger and older generations to discuss
and develop future transition plans. While a single day
program does not solve the challenges of business transition,
it does identify issues and start crucial conversations. Most
importantly, these programs provide a format for successful
future planning.
Learning a new strategy or an additional skill can revitalize one’s
business and life. I believe special recognition is due to all the
Farm Credit Associations that continue to sponsor young and
beginning farmer programs to provide the foundation for the
business journey. I enjoy participating in Farm Credit’s various
educational efforts along with the many, dedicated Farm Credit
team members that mentor and present information. Indeed,
these programs are shaping the future of agriculture.
The Ag Biz Planner offered by Farm Credit University can be
customized for businesses in the start-up mode, those with
a family member returning, or the agricultural entrepreneur
exploring niche markets. Over 750 producers have enrolled
in the training, which includes a mix of online and face-toface sessions. Often, Farm Credit team members serve as
mentors for the program. At a recent session in Pennsylvania,
one participant stated the course confirmed his thoughts on
expanding into niche markets. At graduation from the course,
another indicated that this program highlighted for him the
need to ask some critical questions about the future direction
of the business and laid groundwork for successful transition
planning.
Many Associations offer long-standing programs that provide
leadership training over multiple days. These events expose
aspiring young agricultural producers and entrepreneurs
to cutting-edge information and trends. The programs are
designed to challenge their knowledge and stimulate their
thinking on business practices. In addition, these programs
are instrumental for networking and developing long-term
relationships. These connections offer individuals a separate,
outside group of peers with which they can share opportunities
and challenges. Of course, with social media and today’s rapid
style of communication, the flow of ideas is ever increasing.
As an example of an educational program’s potential, I
remember one couple that owned and operated a traditional
beef operation. After an educational course on value-added
marketing, the wife was energized and wanted to market their
beef locally to restaurants and other high-end venues. Now my
personal friends, this couple has been very successful through
the years.
Other Farm Credit Associations offer “nuts and bolts”
programs that examine in detail the construction of budgets,
cash flows and balance sheets. These programs explain how to
run different scenarios of financials and market conditions for
any new venture. From testimonials of these programs, some
producers have scaled back expectations due to the scenario
testing while others abandoned an idea altogether. Certainly, it
can be disappointing to discover an idea may not be profitable
or sustainable, but it preserves considerable time and money
for perhaps, another future opportunity.
The educational focus for some Farm Credit Associations
is generational business transition. These programs bring

becomes increasingly less aware of agriculture, it is important
to stay connected with public interest, and changing
consumer demands and trends. Each of these can prove to be
educational game changers. Cooperatives continue to make
the initial investment into education, but in many ways, they
are generating huge dividends for the future.
Testimonials from past educational venues include phrases
such as, “This returned us from recreational lifestyle farmers to
ones that cash flow,” and “It opened our eyes to the resources
and programs available.” Still others claimed it helped re-shape
their goals in the planning process for better business, family
and personal balance.

SCHOLARSHIPS
Southwest Georgia Farm Credit will once again provide four
scholarships to deserving high school seniors who live in the
Association’s 21-county territory. Four $1,000 scholarships will
be awarded to those attending college to pursue a degree
in agriculture sciences, animal biology, chemistry, business,
accounting, finance, communications, etc.
“We are continuing our scholarship program in an effort to keep
bright, talented, and leadership-oriented individuals in our rural
communities,” said Richard Monson, chief executive officer
at Southwest Georgia Farm Credit. “For students who have
demonstrated academic achievement, and who are interested in
a career that is essential to sustaining infrastructure in our small
towns and communities, our goal is to help remove financial
barriers so that they will have an opportunity to go on to college.”
The four scholarships will be awarded to students who show
a record of scholastic achievement and who, through their
extracurricular activities, exemplify community spirit. High school
seniors pursuing either a two- or four-year degree may apply.
Applicants must complete the scholarship application, provide
a high school transcript showing grades, GPA and class rank,
and complete an essay. In addition, applicants will be required to
provide two letters of recommendation from someone other than
an immediate member of their family. Scholarship winners will be
chosen based on overall achievement and accomplishments.
