The 5th arrondissement, opposite the Ile de la Cité, is the
quintessence of Paris. With its Roman arena and the remnants of
Philippe Auguste’s wall, this neighbourhood stands as testament
to the city’s ancient and medieval past. The Panthéon towers
over the place des Grands Hommes and its great university
buildings. Students, visitors but also residents play a central role in
the life of the Latin Quarter.
Although steeped in history, this prestigious neighbourhood is
both warm and friendly. Its narrow medieval streets and small
shady squares are best discovered on foot. The residence

An exceptional neighbourhood
This highly sought-after neighbourhood is home to several
prestigious establishments, some of France’s best-performing
secondary schools (Henri IV, Louis le Grand and Saint-Louis)
and two of the capital’s most beautiful gardens – the Jardin du
Luxembourg and the Jardin des Plantes.
The neighbourhood has three markets – “La Mouffe”, place
Monge and place Maubert – renowned for the quality of
their produce. At the foot of montagne Sainte-Geneviève,
between rue des Écoles and the Seine, 33 Cardinal Lemoine, a
residence worthy of these exceptional surroundings, reflects the

Brilliant
architecture
The style of the building, with its many vertical openings, is
a reference to one of the traditional features of Parisian
architecture. The two top floors have mansard roofs, the
same colour as the façade, to echo the movement and
tones of the capital’s rooftops. The irregular interplay of
bow windows, conservatories, balconies – which run the
length of certain apartments – and terraces is one of
the building’s defining characteristics. The street-level
businesses have large glass windows and the entrance,
which leads from one side of the building to the other, give
the design a sense of airiness.

Light by design
Fringed by trees lining the rue des Fossés Saint-Bernard, the residence marks a gentle
transition between the resolutely contemporary line of 33 Cardinal Lemoine and the
buildings adjacent to the Université Pierre-et-Marie-Curie.
Natural light is one of the design’s essential “materials”. Available in abundance, it plays
a central role in shaping the building’s façades. A series of open, transparent spaces
extend out from the building, modulating the relationship between the indoor and
outdoor areas.
This interplay of projections transforms each apartment into a unique space for living. The
light that flows into the building is central both to its aesthetic and its uses.

Running west along rue du Cardinal Lemoine, 33 Cardinal
Lemoine commands unobstructed views of Paris from its upper
floors. Shutters, sloping roofs and metal balconies reflect the
influence of the capital’s architectural heritage on its highly
contemporary design.
Situated between rue du Cardinal Lemoine and rue des Fossés
Saint-Bernard, this residence enjoys multiple aspects overlooking
both roads and/or both interior courtyards.
Contrary to traditional Parisian buildings, the residence’s airy
courtyards are spacious and bask in the silver or golden glow
of its railings.
Visible from the junction of rue des Écoles and rue Monge, a
plane has been cut into the prow of the building, flooding it with
sunlight from the south and extending the views from its apartments. Its ribbed champagne-coloured aluminium forms contrast
with the understated purity of the white polished concrete side
walls which reflect the light and the building’s surroundings.

Street to street
From the main entrance on rue du Cardinal Lemoine, the porch creates a link with the rue des
Fossés Saint-Bernard opposite. Once past the residence’s elegant gateway, this path, which
crosses from street to street, is paved in the traditional manner of Parisian thoroughfares and is
discreetly lit by recessed floor lighting in the evening. It extends across one of the two courtyards
providing access to the entrance hall and apartments.

Opposite the entrance hall, a gateway set into elegantly worked railings opens to reveal a
house – the ultimate luxury in Paris – with its own private garden. This two-storey residence benefits
from a spacious living room with high ceilings and three bedrooms, two of which are situated on
the upper floor. Residents enter through the privacy of their own garden.
Crossing from one side of the building to the other, the path, paved in the traditional manner, recalls the city’s historic alleyways.

with a swing door, showers feature glass partitions to optimise space. The quality mixer taps enjoy
exquisite designs. Drawered sink units feature one or two washbasins. And no refined interior would
be complete without a heated towel rail, of course.
Amenities are completed by lower-ground cellars and a bicycle storage area accessible
from the porch. External entrances are equipped with a dual entry system composed of a
visiophone and door entry pad. The reinforced individual entrance doors have 5-point
security locks. Cars enter both underground car park levels on rue du Cardinal Lemoine and exit via
rue des Fossé Saint-Bernard.
