Entry Number 55-02 Model, Two/Three Bedroom, Over $25,000 The Lofts At River East Group Fox Management The Lofts At River East’s model apartment is #6408 and it is a 1285 square foot two bedroom with two and a half bathrooms. The model is facing south with a sprawling view of the Ogden Slip, Lake Michigan and the DuSable Harbor. While 1285 square feet is already a large apartment in the Chicago market, the unit feels even larger based on the open lofted layout and the high fourteen foot ceilings. Our building is the only residential apartment building in Chicago to utilize the folding NanaWall systems. With this system, the renter is able to open up an entire wall of the living room to their balcony or terrace and experience indoor/outdoor living. One additional highlight of the model (and all apartments in the building) is the laundry room. In our video, you will see that the apartment has not only in-unit laundry but an actual laundry room. There is not only enough room for the full-size side-by-side washers and dryers, but there is ample space for clothes drying racks, laundry folding tables and additional storage. This feature is not something that you see every day! Use of Accessories: Selecting the appropriate accessories for this model was quite important. Displaying luxury equality as important as the utilitarian stylings of this model is reinforced by accessories: Plush fur pillows display comfort, unique natural sculptures display interest, Edison bulb fixtures enforce utilitarian features, and appropriately selected books instill intelligence… This unit…This building…is intelligent and utilitarian. Bedding was used that entices you to sleep. Marquee letters and custom art display creativity. All of this is important to the overall Lofts at River East experience. Furniture Placement and Scale: The furniture placements are designed to offer the leasing team and future residents the optimum ‘flow space’. The ability to walk a group through a model apartment while showcasing the well thought out layout is essential. The furniture is placed so that there is a center flow through the space. The furniture is actually quite typically sized. The unit is so large that there is no need to source “apartment sized” merchandise. When viewing the model, renters are able to get a great grasp on how their real life living situations will be. The amazing floor to ceiling NanaWall is left with no barricades to allow the leasing team flexibility to smoothly open and close this amazing feature. The bedrooms are appointed with Queen Beds to show that both bedrooms are perfectly sized for equal sized furniture. A large, custom velvet tufted headboard is positioned above the master bed, displaying boldness. This two bedroom utilized an actual dining room space, fully furnished living room, and two very large bedrooms. Textures: Introducing plush textures (pillows, tufted headboards, large bolsters) helps soften the model’s appearance and adds elegance. Raw woods (custom wall shelving unit, dining table, tree stump coffee table, wood cut mirror) enforce the natural intrigue within this scheme. Ultra-cozy bedding in both bedrooms make you want to just lay down and relax…so very important to the “feeling at home” experience. Use of Color: Nothing “trendy” here. No pops of bright or wild paint colors. This model unit already features amazing color in the structure and interior features. Plank wood, timber beams, brick walls…we incorporated a tone-on-tone gray scheme to enforce class and luxury and allow all of the builder’s finishes to shine! Our detail color in the units is a bold blue which works very nicely with natural tones and can stand the test of time. Again, not “trendy”…The Lofts At River East is timeless. Compliments the Intended Market: Streeterville is Luxury. The demographic demands such! This model unit scheme is an amazing balance of what is realistic and what is luxurious. We think our model actually elevates the intended market. It sets a bar. Our model showcases that renting at The Lofts At River East is not so much renting an apartment, but renting a home. The model scheme works in cohesion with the scheme of the building as a whole. It is designed to be presented and marketed as an entire scheme. These days, the luxury renter wants it all…and we give them just that! Every detail has been thought of: Walk-in closets which can be easily customized, a stand up shower and a large soaking tub, outrageous storage space in the bathrooms, kitchen islands with electric outlets, custom solar shade window treatments, adjustable lighting fixtures throughout, ceiling fans with lighting on dimmer switches in every bedroom, under mount kitchen cabinet lighting, real hardwood floors, soft close cabinetry, sliding barn doors, the list goes on! Leaves a Lasting Impression: The actual size of the model alone leaves a lasting impression, but there is so much more that our prospects continue to think about after viewing the model. For design we needed to instill a scheme that is marketable and cohesive with the building. By using custom product that was designed for the space we were able to infuse a classy utilitarian style that is perfect for the property. There are many ingredients that will leave a visitor with a lasting impression of this model: From the marquee letters over the bed, the custom tufted headboard, the dangling candle chandelier over the dining table, the custom made shelving étagère with unique accessories, the custom sliding bedroom doors, to the cook book displays on the kitchen counters…there is much to be desired in this scheme.
