1 box yellow cake mix
1/2 cup butter melted
4 eggs (i for crust and 3 for filling)
1 1/2 cups light corn syrup
1/2 cup brown sugar
1 teaspoon vanilla extract
2 cups chopped pecans
Melt butter then mix with one egg in a large bowl.
Pat 2/3 of this mix into bottom of prepared 9x13 pan
Bake 10-15 minutes at 350 degrees.

2014 is over. I Cannot tell you, what will happen in 2015, BUT here are some things to consider . . .
Interest Rates—One January 15, 2014 the average interest for a 30 year mortgage was 4.43%. On January 15, 2015 is was 3.66%. Besides enabling some of the borderline borrowers to enter the market, we can
also expect that many people will be able to buy a little more. Which will take a little pressure off the under
$200K market and help the $200K+ market.
The Valley Market up to $200K—Both Listings and Sales experienced a 30%+ drop on average. There
are only so many properties in this market. The competition was ferocious in 2014 and shows no sign of
letting up. If you are buying in this market don’t hesitate when you see something you like. For buyers—put you best foot forward in terms of property condition and you will get top dollar.
The Valley Market $200+ to $1M—Lower interest rates, a PMI reduction for FHA loans, low inventory in the lower market and
the glut of aging Baby Boomers should make this market more competitive in 2015. Also, keep an eye on what happens with
all the new condo projects and apartment projects capable of becoming condo conversions in the future. Newer product for a
changing purchaser profile??
$1M+ Market—If you are buying in this range it will remain the best value market in 2015. If you are a seller in this market
you need to present your property in the best light possible to optimize its sales price.
