Your list includes checking on the roof, furnace, water heater and central air conditioning to make sure they are all in good, working order. But there are details that every home buyer should look for before making the final decision that do not always show up on the most popular checklists. You should add these items to your checklist to make sure that you are getting the best possible deal. Ask For Roof And Furnace Receipts If a homeowner really did have their roof and furnace replaced or overhauled prior to putting their house on the market, then they will have the contractor receipts to prove it. Be wary of home sellers who insist that they did the work themselves or cannot provide receipts. Just because the seller says that the furnace is only six months old does not necessarily mean that it is true. If the home seller cannot furnish receipts, then bring a professional contractor with you to confirm that the work was done as advertised. Your home is one of the single largest investments you will ever make. It makes sense to insist on proof that you are getting what you pay for. Move Rugs And Pictures It is more of an annoyance than anything else, but sometimes home sellers will use rugs and hanging pictures to cover issues with the walls and floors.
