ACCOMMODATION RATE AND DISCRIPTION
SHARED ACCOMMODATION (STANDARD OR MASTER ROOMS)

You will share a 2 B/R apartment with another guest of your same gender. Each of
you will have your own bedroom but you will share the common areas such as lounge,
dining, kitchen and the bathroom.

Standard room is the smaller bedroom without window and the master room is the
bigger room with window.

Fully furnished and equipped with TV, single bed, bedside table, coffee table, sofa,
dining table, wardrobe, microwave, refrigerator, cooking stove, reverse cycle air-conditioning
(heating and cooling), table lamp etc.

Room Rates inclusive of utility bills (up to $60.00 monthly – excess usage will be
charged accordingly) and complimentary housekeeping service once every 2 months.

Note:
1. Please be advised that bed linen, cutlery, crockery and utensils are not provided.
There are many departmental stores located within walking distance to Arrow on
Swanston Apartments, such as Melbourne Central, Myers, ALDI, etc. which sell
these items.
2. For telephone and Broadband Internet connections, please enquire at the Front
Office Reception.
3. Security Bond refunds: A full refund of the security bond can be expected if all terms
and conditions of the lease agreement are adhered to fully.
4. Room Confirmation: 1st Month Rental should be made (prior to check-in) to
secure/confirm the room reservation.
5. OPTIONAL SERVICES:
i.Fitness Centre - $39.00 per month or $5 per day
ii.Additional Cleaning - $50.00 per hour
iii.Secure Undercover Car Parking - $200 per month
iv.Pre- paid Internet (please advice for further information from reception)
6. Monthly Occupation Fee is calculated based on the formula below:

Booking Procedures
 Complete and sign the application form (2 pages) with all the details required. Please
specify the arrival and lease term.
 Return to us by email or fax on (61 3) 8320 1299 or courier it to Arrow On Swanston,
488 Swanston Street, Carlton, Victoria 3053, Australia
 Room Confirmation: 1st Month Rental should be made (prior to check-in) to
secure/confirm the room reservation. Credit card (No surcharge apply) can be
made either in person or via facsimile or email by completing the credit card
authorisation form.
Bank draft is payable to Arrow On Swanston (Aust) Pty Ltd. Due to security
reason, we do not accept personal or company cheques.
 Security Bond: It is equivalent to one month’s rental and must be paid upon
check-in or within 48 hours after check in. A Bank Cheque from Australia Bank or
alternatively Money Order from Australia Post, should be made payable to “The
Residential Tenancies Bond Authority (RTBA)”. Please note that RTBA is a
government organisation and will not accept cash/overseas’ bank
draft/personal cheque. The Security Bond is fully refundable upon checkout
provided all terms and conditions of the contract are fully complied with.
 Provide two passport size photographs, a copy of passport/Australian driver’s licence
and college/university’s acceptance letter during check-in.

 During check in, you are required to sign a Lease Agreement with us. If you are
under 18 years of age, the Lease Agreement is to be signed either by the parent or
guardian.
 Availability of our rooms and apartments depend on your check in date.
