On Site Transfer Policy









Resident must be in good standing with no lease violations within the last 12 months.
o No more than 2 eviction filings when upgrading apartment size/increase in rental
amounts
o No noise complaints or other violations
o Late pays are ok
The only type of transfers that are permitted are upgrades or downgrades. No lateral transfers.
The Property Manager must inspect the current apartment before a transfer is agreed upon
Resident must pay the applicable transfer fee:
o $200 fee if the transfer is at the end of the current lease
o The transfer fee will be equal to 1 month’s rent if the transfer is mid-lease
Resident must provide a 30-day notice in writing.
Resident must complete a new Rental Application and provide the 2 most recent pay stubs or
other verifiable proof of income.
Resident will pay the First Full Month’s Rent and the balance of the security deposit on the day
they take possession of the new apartment
The resident will have 3 days to move from the old apartment to the new apartment with no
charge for the old one.
o Keys must be turned in at the office by the end of business on the 3rd day.
o If keys are not received, the resident will be charged per day for both apartments, until
the keys are received.
If the original security deposit was more than $100, the resident will be required to make up the
difference in deposits. If the security deposit on the new apartment will be less than what was
already paid, the security deposit will transfer with them. No refund will be issued.
