To preserve, enhance and continue existing mixed use development patterns that are characteristic of
New England Village Centers; to allow for additional residential development; to allow non-residential
development that is compatible with residential neighborhoods and village settings; to allow development
that is consistent with historical land use patterns; to encourage the preservation of historically significant
structures; to preserve the primarily residential nature of the Town’s existing Villages; and to reflect the
differing needs and varying conditions of Poland’s Villages.

The minimum Road Frontage shall be (200) feet

The Maximum Impervious Surface Ratio shall not exceed 75% .
The Maximum Structure Height shall not exceed the height requirements of the Town of
Poland’s Building Code, Chapter 11. Height may be limited based on recommendation of
Fire/Rescue Chief because of the department’s limitations and capabilities.
6. The minimum principal structure setbacks shall be as follows:
