The property
Handale Abbey Farmhouse offers a fantastic
opportunity to update and modernise this
traditional Grade II listed property. It is a wellproportioned house dating back to the mid-18th
Century. The front door gives access into an
entrance hall off which is the sitting room to
one side and the generous drawing room to
the other. A door leads off the drawing room to
the dining room, all three rooms have a feature
fireplace and large southerly aspects out to
the front of the house which make them lovely
bright rooms. Leading off the dining room to the
rear of the house is the kitchen which is fitted
with a range of solid oak floor and wall units,
electric oven and a solid fuel Stanley range set
in a wide mantel with tiled surround and hearth,
there is also a useful pantry and cold room, and
a second staircase to the first floor. Beyond the
kitchen lies the utility room, downstairs WC and
four storage rooms as well as access to the
rear garden.
The staircase in the entrance hall leads up to the
first floor where there are five double bedrooms,
a house bathroom and separate WC.
The attic offers a huge potential for additional
accommodation, a staircase leads up from
the first floor directly into a room with exposed
beams and a window in the gable, a connecting
door leads to a second similar but larger room.
Location
Handale Abbey Farm lies on the site of an old
Cistercian Abbey that was founded in the 12th
Century by William de Percy and it is believed
that the Abby’s stone was used to build the
farmhouse. The farmhouse sits in an idyllic
location surrounded by stunning countryside
including Scaw’s wood, named after a local
knight who slayed a ‘loathsome serpent’ who
would capture beautiful maidens from nearby
Loftus and drag them back to his lair at Handale
to devour! It is just outside the North York
Moors National park yet there are still a wealth
of walks and bike paths right on the doorstep.
The charming market town of Guisborough is
approximately 12 miles and offers a good range
of everyday amenities including a mixture of
high street and independent specialist shops,
a weekly market, public houses, restaurants
and cafes as well as many recreational facilities.
More extensive facilities are available in
Middlesbrough which is approximately 21 miles.
The train station at Saltburn-by-the-Sea,
approximately 6 miles away has regular services
to the main line station at Middlesbrough and
Darlington which provides fast services to
Newcastle upon Tyne, Edinburgh and London
Kings Cross. The nearest airports are at Durham
Tees Valley, Newcastle and Leeds Bradford.
Gardens and grounds
The farmhouse is approached down a long
driveway passing a paddock to the front of
the house to a generous parking area to the
rear side of the property where there are also a
number of farm outbuildings. There is a garden
directly behind the house with another paddock
beyond. The property also benefits from a lovely
private walled garden with an orchard, pond and
a copse completing this glorious setting.
