Habitations Lavoie RENOUPDATE Informing • Consulting • Improving June 2012 – Volume 2 – Issue 1 – Office municipal d’habitation de Montréal Investment of over $242,500 in roof upgrade Over $242,500 will be invested in major reroofing work at Habitations Lavoie, located at 4600 Isabella Street. The project will begin in early July and extend over six weeks. The length of the work may vary, since it must be carried out in fair weather. These renovations will result in a few temporary disturbances for tenants, such as noise, dust, tar odours, worker traffic and the presence of heavy machinery that may emit gas fumes. To limit the spread of unpleasant odours within the building, the ventilation will be shut off during the spreading of the tar. We are aware of the inconveniences caused by this work and will do our utmost to ensure that it is completed as quickly as possible. WITH YOUR HELP On May 16, 2012, the Office municipal d’habitation de Montréal held an information meeting at Habitations Lavoie. Twenty people were present to hear Liaison Officer, Danielle Lacroix, Project Director, Guy Couillard, Maintenance and Repairs Director, Ludovic Scholl and Community Relations Agent, Claire Katma, explain the reroofing phases and the addition of a new covering that will reduce the amount of heat stored in the building in summer. EXPLANATION OF WORK RENOVATIONS, REPAIRS, UPGRADES WHY RESULTS The roof at 4600 Isabella Street will be replaced. The roof is at the end of its useful life. More water-resistant against leaks and bad weather. A white elastomeric membrane will complete the reroofing work. The roof will be recovered with a white elastomeric membrane in order to reduce the heat that penetrates into the building through the roof. The installation of antenna mounts prevents the drilling of holes in the roof and thereby reduces the risk of leaks. Better building integrity and water-resistance. At all times, avoid drilling the exterior walls of the building. TENANT’S ROLE – WHAT YOU CAN DO Tenants on the top floor of the building are asked to remove their personal belongings from the balcony. It is preferable not to use the balcony when the workers are on the roof, due to the risk of falling debris and dust. All tenants with a satellite antenna on the roof must remove it before July 1, 2012. You will be able to reinstall it on the new mounts provided for this purpose once the work is completed. You will receive a notice to this effect when the time comes. New tenants will have to install their antenna on the roof. 2 I Habitations Lavoie – RENOUPDATE – June 2012 HEAT ISLAND REDUCTION In September 2008, the Office municipal d’habitation de Montréal adopted a sustainable development policy and, since then, has been taking heat island reduction measures in many of its buildings. In the coming years, the OMHM plans to carry out renovations, in specific locations, integrating various techniques such as the creation of shade areas, the installation of white roofs, and more. Therefore, the new roof of your building will be covered with a white elastomeric membrane that reflects the sun’s rays and thereby reduces the amount of heat stored in the building. It is an attractive alternative to traditional roofs. PREVENTION AT WORKSITE Throughout the work period, a dumpster will be installed near the building. However, it should not impede access. This dumpster is reserved for the contractor and intended for industrial waste only. Therefore, please do not use it for your household garbage. During the work, the contractor will have to park in front of the building. He may have to encroach on the nearby vacant lot. If the latter is damaged by the machinery, it will be restored at the end of the project. To prevent accidents, be sure to keep away from the worksite and the contractor’s equipment. Respect the safety perimeters marked off by yellow caution tape, pylons or barriers. CONTRACTOR Couverture Montréal-Nord Inc. is the contractor that will coordinate the project at Habitations Lavoie. The work will take place from Monday to Friday, between 7 a.m. and 5 p.m. In certain exceptional cases, these hours may be extended to keep pace with the overall work schedule.
