Please note that the former Arts University College at Bournemouth (AUCB) became the Arts University Bournemouth (AUB) on 13th December 2012. All references in this document to AUCB, the University College or the Arts University College should be taken to refer to AUB, the University or the Arts University. AUCB has two halls of residence on campus, and additional halls in Winton. All halls of residence are strictly no smoking, and there is no car parking available other than for students with mobility difficulties. Living in halls is a great way to make new friends and get to know fellow students from around the world. Halls can be great fun and an easy way to sort out your accommodation for the start of the year. 2012– 13 prices per week are: East /West House: Single rooms -£98.00 Winton Halls: Single cluster rooms -£98.00 Double cluster rooms - £105 Single studios - £110 Double studios - £120 (Double cluster rooms and double studios are for single occupancy) Rents are inclusive of all bills. East and West House, our on-campus halls, comprise of two three-storey buildings, providing a total of 100 study bedrooms. Each study bedroom (4.12m x 2.80m) is en suite and has: Shower, toilet and wash hand basin Bed (with storage under), desk, wardrobe, drawers, shelving, chairs There is a laundry in each house - washing machines and tumble dryers are coin operated and currently cost £1- £2 per load. Each Halls of Residence has broadband connection, a payphone and lockable post boxes for each room. West House contains three adapted rooms for students with disabilities. Kitchens are located on each floor of the buildings. These are equipped with hob, oven, microwave, kettle, toaster, fridge, freezer, sink, lockable cupboards and preparation area. Kitchens and communal areas are cleaned, and bins emptied, daily. Winton halls of residence is situated 2 miles away from the University College and offers 17 single cluster rooms and 12 double cluster rooms arranged in 5 flats with shared kitchen and lounge. There are 13 single self-contained studios and 16 double studios. All double rooms and double studios are for single occupancy. All flats and studios include LCD television in all bedrooms, along with fully wired internet access. All bedrooms are en-suite with shower units and there are a number of units designed to be accessible for disabled students. Kitchens in cluster flats include a four-burner hob and electric oven, combination microwave oven, tall fridge and tall freezer. Studios are fitted with a two-burner hob, combination microwave oven and an under-worktop fridge with ice box. Studios and cluster flats are equipped with toasters, vacuum cleaners and ironing boards as well as electric kettles. There is an on-site laundrette with student discounts. Lockable mailboxes are provided in the main entrance of Winton Halls. Places in halls are extremely limited and allocations are made on the basis of need. This means that priority is given to International students or those with a disability. Once these rooms have been allocated, any remaining rooms will be allocated to those students whose home address is furthest away from AUCB. To apply for halls please click on the link in your New Applicant Portal. Applications must be received by 25th May 2012, after which time places will be allocated. You will advised in June whether you have gained a place in halls. If you are successful you will be emailed full details and an acceptance form. Please note that you will be required to pay the deposit, equivalent to four weeks’ rent, at that time. Living in halls can be fun but remember, with up to 58 students living in one building, it’s certainly not quiet and is not suited to everyone! If you are successful in gaining a place in halls, the deposit for the year will be £392—£480, payable upon acceptance of a place. If you do not pay your deposit within 10 days of accepting a place (21 days for international students) your room will be reallocated. Your deposit will be returned to you as soon as possible following the end of your tenancy. Any charges or fines incurred during your stay in halls will be deducted from your deposit, and these will be itemised to you. The residence agreement for Prep HE students is from 28 August 2012 to 14 June 2013 and for Higher Education students from 3 September 2012 to 14 June 2013. Rent is payable termly, in advance. Rent will be collected by AUCB by credit / debit card at the start of each term. There is an administration charge of £25 for late payment of rent. If you are under the age of 25 you will need to provide a guarantor (usually a parent) who can confirm that they will be responsible for the rent and any additional costs (eg. for damages) in the event that these are outstanding. Students must not change rooms without AUCB’s consent. There will be a charge of £50 for room changes to cover administrative and cleaning costs. East East House Students moving into halls are asked to sign an acceptance form confirming their acceptance of the terms of the residence agreement. Any student wishing to move out before the end of the residence agreement is liable for the remainder of the rent. However, if another student (acceptable to AUCB) is found, an administration charge of £100.00 will be made to the outgoing student. The incoming student must sign a new acceptance form and pay the deposit and required rent before the outgoing student can be released from the terms of their agreement. It is the responsibility of the outgoing student to find a replacement tenant. If a student withdraws from AUCB the residence agreement will be terminated but the deposit will be retained by the University College in lieu of notice. Hectors House Winton Halls For students living in halls of residence charges will be incurred for any damages, whether accidental or deliberate. AUCB operates a system of collective responsibility, which means that charges for damage to communal areas such as kitchens or hallways will be divided by all users unless individual responsibility can be identified. Winton Students living in halls are also responsible for the behaviour of their invited guests, and will be liable for the cost of any damage they may cause. Any misconduct in halls is dealt with under our Student Disciplinary Procedure and penalties for misconduct may include a fine in addition to charges for damage. A bedding pack (duvet, pillow, sheet, and pillowcase) is provided in all rooms, if required. You will need to bring spare bedding, towels, toilet roll and any personal belongings. You will also need to bring cooking utensils, crockery, and cutlery. Winton Carnival You are responsible for keeping your room in a clean and tidy condition so you will also need basic cleaning equipment . The use of kettles, toasters and fridges is only permitted in studios. Additional heaters, dartboards or candles/naked flames are not permitted in any halls rooms/studios. Pets, of any kind, may not be kept. If you have a television in your room you must have a TV licence. The internet provision is intended to support your studies and does not permit streaming TV or on-line gaming. AUCB cannot be held responsible for any loss or damage incurred to your belongings. We strongly advise you to take out insurance for your personal belongings. East and West House are on the AUCB campus located in a fairly quiet residential area. The Arts Bar, Arts Refectory and Origin Gallery Café are situated on the University College campus. The Arts Bar is open until 9.00pm during term time. The campus also features the Gallery and Modip museum. Students are able to visit bars and cafes on Bournemouth University’s campus, situated next door to AUCB. Winton Halls are located in the main street of Winton with many shops, restaurants and bars within easy walking distance. Students living in Winton Halls can make use of all facilities on campus. The Gallery Secure bicycle storage is available on campus and at Winton Halls. AUCB is committed to environmental awareness and car parking is not permitted at any halls of residence, other than for students with mobility difficulties. Main shopping, banking, leisure facilities and fast food outlets are available in Wallisdown, Winton, Charminster or Bournemouh. A convenience store is located a few minutes’ walk from the halls on campus. Transport into Bournemouth town centre (approximately 2.5 miles away from the campus) costs approximately £10.00 by taxi and £3.00 by bus. A good range of shops and nightlife can be found in the town — and don’t forget the beach! Bournemouth beach Living in halls of residence can be a good way of making your move to AUCB easy. However, spaces are limited so you may wish to consider looking at private rented accommodation. Our fact sheet on private accommodation will give you lots more information about how to find and arrange accommodation, and our Student Advisers are always happy to give any help and advice you may need. You can always return home if you forget something‖ ―I Student Services The Arts University College at Bournemouth Wallisdown Poole Dorset BH12 5HH Tel: 01202 363242 01202 363031 E-mail: www.aucb.ac.uk (Narianna Safro) PRIVATE RENTED ACCOMMODATION Prices do, of course, vary but the average rent students paid during the past year for a room in a shared house or flat was around £80.00 per week (excluding bills). For lodgings (including bills and often meals), the figure was around £90.00 per week. You will usually have to pay for gas, electricity and possibly water rates on top of your rent. We would advise you to allow a minimum of £14—£16 per week to cover these costs if they are not included in the rent. Liability for household bills rests with the person named on that bill, so make sure any arrangement with housemates is clearly agreed by all parties. Many students set up shared accounts to pay bills, but you may also like to think about other shared costs such as laundry and cleaning products 2012/13 What’s available? AUCB is located on the border between Bournemouth and Poole, about 2.5 miles from Bournemouth town centre. The most popular areas of student accommodation are Winton and Charminster, which are within easy cycling distance and are well served by the Uni Linx bus service. Bournemouth has a wealth of private rented accommodation available, to suit all tastes and all price ranges. Large houses, with up to 6 bedrooms, are popular, but there is plenty of choice if you are interested in small- er houses, flats or bedsits. Most houses are let fully furnished but you will need to provide your own bedding and (possibly) crockery and cutlery. Facilities such as gardens, parking and internet connection vary from property to property. You may wish to rent a room in a private home, where you have your own room and use of the kitchen to prepare your own meal. Some shared-with-landlord lodgings can also provide breakfast and evening meals. There is no need to sign a tenancy agreement for this type of accommo- dation, which usually requires a notice period of one month. Landlords providing lodgings to a student under the age of 18 will be asked to complete a Criminal Records Bureau check for all adults in the property. Acland Road, Charminster Finding your accommodation Finding somewhere to live, especially if you don‟t know the area, can seem a little daunting. To make things easier, AUCB has a specialist “studentpad” accommodation website. This lists properties registered by accredited landlords, you can search for properties by size, area or cost, or browse to see what‟s available. This site also has a message board facility, and lots of our students use this to arrange their accommodation. You can check out messages from students advertising rooms or looking for housemates, or post a message of your own. It‟s a great way to get in touch with students who are also looking for a house and people to share with. You don‟t need to be a registered student to use the site, so check regularly to keep an eye on what‟s available. A copy of the inventory should be retained by all parties. Most landlords will insure their buildings, but it is up to you to arrange insurance for your own personal possessions. You may wish to consider security marking and noting serial numbers of any valuable items such as computer equipment. Page 3 Accommodation Days What to expect on accommodation days The aim of AUCB accommodation days is to make it easy for you to arrange your accommodation for the start of your course. On the day we provide lists of all our registered properties, plus details from local letting agents. We have street maps and bus timetables available, and our student advisers are on hand to help you start to mix with other students. It can be daunting to get to know new people, so the days start with a quick “speed dating” session to help you meet other students. This takes place at the start of the session, so please arrive promptly. If you‟d rather not take part, don‟t worry, there is no obligation. We would suggest you try to form your house sharing group before deciding which properties to view. Or you may decide to join a group that already has a house with a spare room to fill. We inform our landlords about the accommodation days and some of them will be there with details of their properties. Hot and cold drinks and snacks will be available to purchase. You will want to go out and visit properties so it‟s a good idea to make sure you (or someone with you) has access to a means of transport. You may also want to bring a camera to take photographs of the properties you view. And don‟t forget—every year hundreds of new students arrange their accommodation without any problem and have a great time in their new homes. The small print AUCB is not able to arrange private rented accommodation on your behalf and we do not view properties listed on our “studentpad” website. Only Bournemouth Borough Council or NLA Accredited landlords are registered. However, in registering properties, or providing details at our accommodation days, we are not recommending them over any other. Any tenancy agreement is strictly between you and your landlord, and we advise you to seek legal advice if you are uncertain about any of the terms. You should ensure that any agreement with your landlord is put in writing, and should keep copies of all correspondence and receipts. You should not sub-let any part of your property without the written consent of your landlord. If you make use of a local letting agent please be aware that you will be charged an arrangement fee. All full time students are exempt from Council Tax for the duration of their course of study, if all residents in the property are full time students. Exemption starts on the first day of your course, so if you move into your house before then, you should expect a bill. When looking for accommodation, view as many properties as you can to help you make a decision. For safety reasons, never go to view a property on your own. Remember to consider the full cost of your accommodation— including bills, contents insurance, television licence—and food! AUCB students are expected to behave in a responsible, cooperative manner and failure to do so may result in disciplinary action. AUCB accepts no legal responsibility or liability to any party in matters of the provision of accommodation. House hunting checklist Page 1 LOCATION: Is the property conveniently situated for getting to AUCB? Are there shops, a launderette, etc. nearby? Is it on a bus route to the University, town centre, etc.? Is there car parking available if you need it? What about visitors’ parking? NOTES: OUTSIDE: Does the roof look sound? Are there any slates or tiles missing? Have the gutters got plants growing out of them? Is there any guttering missing? Is there any sign of damp? Does any of the woodwork look unsafe or rotten? Do all the windows open? Is there room to store a bicycle? Is the garden/shed clear of rubbish? NOTES: GAS & ELECTRICITY: Does the landlord hold a current gas safety certificate? Does the cooker work? Check the thermostat on a gas cooker. What type of heating is there? Is it adequate? Do any gas/electric fires work? How is the heating, electricity, gas paid for? Do all light switches work? Are there enough sockets? When was the wiring last checked? NOTES NOTES: PLUMBING: Try all the taps. Does the toilet flush properly, and not leak? How is the water heated? Is there a good supply of hot water? Are the pipes in the lofts & cupboards lagged? If there is no natural ventilation in the bathroom there should be a (working) ventilation fan. NOTES: INTERIOR: Is there any sign of damp/mould or musty smell? Windows must open directly to external air and the openable area should be at least 1/20th of floor area. Are carpets clean and properly fitted on stairs? The minimum size for a single bedroom should be 91 sq.feet. FURNITURE/FURNISHINGS: Is it all in good condition? Is there enough for all the tenants? Check if any furniture belongs to the present tenants. Check all soft furnishings and mattresses have a fire safety label attached stating it meets the requirements of the Furnishing Regulations 1988 NOTES: House hunting checklist SECURITY/SAFETY: Check the security of all outside door locks and windows. Check gardening, window cleaning, lighting of common parts & refuse disposal. Check whether you need a T.V. licence - one licence will cover all the sets in a shared household, but individual tenancies will need individual licences as will TVs in locked bedrooms.. Are there any repairs which need doing? Inform the landlord in writing. Keep records of any correspondence. Council Tax - you are exempt if all tenants are full time students. We will notify Bournemouth or Poole Council of your local address. If you will not be living in Bournemouth or Poole an exemption certificate can be obtained from Student Services. You may be liable for council tax if your tenancy starts before your enrolment date or if it ends after the last day of your course. Larger groups need more organisation – work out who will organise the payment of which bills, report repairs and do the washing up!!
