We know, from our experience that the guide build
costs provided in this table are achievable. However,
it will also be possible to build for higher or lower
amounts depending upon specification and
procurement methods. The figures we have provided
allow for a level of structure and finish specification
that most of our customers are happy with but
please remember that they are guide figures and
cannot account for every situation.

The column headed Total Guide price assumes that
you will project manage the construction yourself.
The last column presents figures that allow for the
use of a Project Manager. Remember, that we
provide information, training and support that
will help you project manage your new home.
Our erection service includes all necessary
mechanical handling equipment to off-load and
erect your Potton timber frame package and the
provision of a proprietary fall arrest system which
meets current HSE statutory requirements.

Guide build cost notes
The Potton element of your project will
normally represent approximately a third
of the total build cost, excluding land.
To assist you in preparing a preliminary
budget for completing the build of your
Potton home, we have produced guide
build costs for a number of selected house
types, including those at our Show Centre.
These are based on the following criteria:
1.the cladding finish is as shown against
each house type
2.the site ground conditions will allow
the use of standard strip foundations
with a concrete oversite
3.the material specifications
are as described
4.you as the client managing the
project and employing subcontract
labour to complete the build
5.costs for the following are excluded:
- connections to mains services
- professional fees
- landscaping
- garage
Other factors
Please remember that the costs shown are
for guidance purposes only. Factors which
can increase your build costs include:
- the location of your site
- the type of foundations you require
- your choice of materials and
specification eg kitchen, bathrooms,
type of roof tile etc
- the use of a project manager or
builder to undertake the build on
your behalf.
9. 1st AND 2nd FIX CARPENTRY
Fixing of materials which are supply only from Potton (e.g. stairs, doors, skirting etc).
10. EXTERNAL DECORATION
High quality external weathershield to render, wood stain to joinery.
And finally, you should always obtain
fixed price quotations from a builder
or subcontractor before commencing
your build.
