Hastoe’s vision is ‘sustainable homes
in sustainable communities’ and we
pride ourselves on applying fresh
and innovative thinking to problems
old and new.
Established by the Sutton
Dwellings Trust in 1962, Hastoe
now owns and manages over
7,000 homes in over 70 local
authority areas across the south
of England.
We are a rural specialist housing
association with a strong
commitment to environmental
sustainability. During 2015 we will
complete affordable homes in
our 250th village. The scheme
shown on the right is at Marsh
Gibbon, Bucks, our 200th village.

Working with
communities
Our development led model is very
different to the norm. Local
communities request assistance in
providing affordable homes for
people with a connection to the
village. We work hand in hand with
local communities throughout the
process.

Hastoe established the Rural Housing
Alliance. As a member of the
Alliance we led in the development
of and are fully signed up to the Rural
Pledge, which is explained above
right.

Ditchingham Passivhaus, Norfolk
Environmental
sustainability
We have adopted the Hastoe
Green Homes Standard as a
measure for all existing and new
homes. All of our new
developments meet the Code for
Sustainable Homes Level 4
standard or its equivalent.
As well as from protecting the
climate, this means that our
residents can live in homes that
are affordable to run as well as
affordable to buy or rent. This is
especially important in rural
communities that are off gas and
dependent on electricity or oil for
heating.
We have a programme of
Passivhaus homes and 20% of our
new build programme is built to
this standard. By the end of the
2011-2015 programme we will
have 11 Passivhaus schemes. This
includes three schemes at
Wimbish in Essex and Ditchingham
and Burnham Overy Staithe, both
in Norfolk. Passivhaus homes
have no traditional heating

system. The design features
minimal thermal loss through
super insulation and air tightness
combined with mechanical
ventilation and heat recovery.
The benefits to the resident are
evident, with heating costs
reduced by up to 90%.
Independent studies by the
University of East Anglia have
verified this. There have also been
noticeable health improvements
for some residents, such as those
with asthma. Our aim is to keep
developing to this standard until
we can bring the build costs
down and make it a truly viable
affordable housing option for all
developers.
For Hastoe, as a rural specialist,
highly energy efficient homes are
a powerful solution to the
problems with high fuel costs in
areas where the only energy
source is electricity or oil.

We have carried out a carbon
assessment of all our rented
homes and have a plan for
bringing them all to our Hastoe
Green Homes Standard. We
prioritise using a retrofit hierarchy
(see next page) which starts with
measures that provide the very
best cost benefit to Hastoe and
our residents.

Over the past two years we have retrofitted approximately 400 homes with a mix
of technologies including Solar Photovoltaic Panels and Ground and Air Source
Heat Pumps as well as improved insulation. So far, our retrofit programme is
saving residents on average £200 per year on energy bills. The Hastoe Green
Homes Standard measures water use, recycling, waste and the provision
of advice and support.
Hastoe Orchard
So far we have gifted 1,000 indigenous fruit trees to residents to plant in their
gardens or communal spaces and also included a requirement for them to be
planted on our new developments. This ongoing project also involves local
schools and community groups and encourages communities to come together
to share the various fruits in the Autumn.

Tailored services
Our rural management model
works well across a dispersed area
and is based on a publicised
routine of site visits. Our
management costs compare well
against the wider housing
association sector.
Over 91% of our tenants have told
us that they prefer to contact us
by telephone so Hastoe Hub, our
central customer service team, is a
vital element of our service. It
provides a telephone service that
can deal with a wide and varied
range of tenant enquiries. This
allows our management staff to
visit schemes and provide the face
to face contact that our residents
value.
The Hastoe Bus provides surgeries
to rural schemesto address issues,
often in partnership with local
agencies such as the CAB.
Community strategy reviews are
developed with communities to
agree priorities and help direct our
use of funds. We have around 150
of these locally drawn up
strategies in place. This approach
delivers a satisfaction rating of
around 85%, which is above
average but we are still working to
improve this.

High quality service could not be
achieved without high quality
staff. The expertise and passion of
our staff has been recognised with
the Leaders in Diversity
accreditation, Investors in People
Gold award and the
independently accredited
‘Enhanced Certification’ (the
highest rating) under the Quality
Housing Services Criteria for
Excellence scheme. This scheme
sets out standards for customer
service in housing.
