When You’re Right For The Job… In the 19th century, when the telegraph was the fastest method of long-distance communication, a young man went to apply for a job as a Morse code operator. At the job location, he found a busy office filled with noise and bustle and the ever-present clatter of a telegraph in one corner. He joined ten other applicants, all following instructions written on a blackboard that said to sit and wait to be summoned for an interview. But after five minutes, the young man stood up with a smile and walked confidently into the office without an invitation. The other applicants looked at each other, and smiled. All expected the brash young man to be tossed out the door. Ten minutes later the manager came out of the office. “Gentlemen, thank you for your time, but the position has been filled.” • • • • • • • • • • • • • • • • • When You’re Right For The Job… Fun Facts About Winter Winter Quiz Question Flashy Cars? See, here’s the thing. While you were sitting here, that telegraph in the corner has been ticking out a message in Morse code. It has been saying ‘If you understand this message, then ignore the blackboard and come right in.’ None of you apparently paid attention to it, if you even understood it at all. That young man did. The job is his.” What I take away from this is that when you’re right for a job, it’s obvious to both yourself and others. Don and oran M Deanna Deanna & Don Moran 1001 N. We thought everyone could do with some cheerful thoughts about it, so here are a list of 10 fun and interesting facts about winter. • The coldest temperature ever recorded was -128 in Antarctica in 1983…. and we complain about the cold weather here in North Carolina! • The tallest snowman ever built was in Bethel, Maine in 2008 and measured 122 feet and 1 inch! • The world record for the largest snowfall in one day was set in the US when Georgetown received 63 inches of snow….. That’s over five feet!! • Average snowflakes fall at 3.1MPH. • Ten inches of snow melts down to only one inch of water. • The largest snowflake recorded was 15 inches wide and 8 inches thick. • The record for the most snow angels made at one time was set in Canada in 2004. A couple of schools joined to create 15,851 snow angels! • The biggest hailstone recorded fell in 2010 and was the size of a ball, weighting almost 2 pounds! • A man named Wim Hof holds the record for running the fastest half marathon bare foot in the snow! He completed it in 2 hours, 16 minutes and 34 seconds. • Chionophobia is a fear of snow. No one enjoys paying bills, but like death and taxes, they’re a fact of life. If you end up paying late fees because you’ve procrastinated past the due date, you can save yourself some money and turmoil by following this timely advice: • Put bills on your calendar. Pick a monthly or twice-monthly date for handling all paperwork— bills, receipts, statements, etc. Treat it like any other appointment and schedule it. • Get organized. Gather all your supplies before you sit down to work: pens, file folder, checkbook, stamps, envelopes, labels, and a calculator. Set up a portable workstation or clear off the desk so you can get down to work. • Develop a filing system. Sort all your paperwork into five files: banking, billing, payment booklets, receipts, and statements. Buy a box or file folder with slots for each day of the month, and then put each bill in the slot of the date it is due (or a few days before to ensure it gets paid on time). Flashy Car Doesn’t Always Win Dates Men who hope that a fancy sports car will help them attract a girlfriend or a wife may be fooling themselves, according to a survey of more than 2,000 adults conducted by a Harris Poll on behalf of the Anastasia-Date, an online dating service. In the survey, 56 percent of women said that they view men who drive exotic vehicles as “show-offs,” and 17 percent think they’re insecure. One reason flashy vehicles may work against men: Women in the survey reported that they often evaluate a man’s attitudes about families by noticing the type of car he drives, and a small twoseater suggests he’s not interested in children. On the other hand, one in 10 of the women indicated that they’d date a man they weren’t physically attracted to if he drove a fancy car, because his evident success matters more than his looks. Five Fast Home Face-Lifts Paint may be the easiest way to improve the look of your house, but here are five additional ideas for a fast face-lift: 1. Add cork flooring over the top of your old flooring. Cork is soft, warm, and adds an earthy feeling. Just be sure your old flooring is level and smooth, or you’ll end up with bumpy cork. 2. Replace moldy caulking in the bathtub. Chip away the old caulk, clean the tile with bleach, and then study up about how to caulk correctly. It’s easy and very inexpensive. 3. Replace or add new decorative baseboards. In some homes, baseboards are thin, worn, or over-painted. Tearing these off using a wedge (look up how to remove baseboards first), then painting and preparing your boards before installing them will make this job go faster. 4. Add crown moulding. Cut and paint it before installing it. Then patch the holes and seams, and do touch-up painting afterwards. 5. Add an easy-to-clean kitchen back-splash. This can be almost any material, from tile (which can be purchased in finished sections), to metal sheeting, to glass, and more. Moran Real Estate Team Winter 2015 Thoughts About A Pet-Friendly Home A pet-friendly home is a fun, clean, and healthy place for the whole family, pets included. Making a pet-friendly home involves making choices in furniture, flooring, landscaping, and even doors to ensure that you and your pet can enjoy your space together. Durable flooring. Even house-trained pets sometimes have accidents. You can stay sane by having flooring that stands up to Fido piddling. Linoleum is a good choice for easy cleaning and is somewhat anti-microbial. Bamboo, cork, tile, and stone are also good choices, if sealed. Carpet is trickier. You can buy carpet squares that are easily replaced, or plan to clean your wall-to-wall carpet regularly, perhaps replacing it more often than you would without a pet. Unsealed wood or wood laminate flooring has seams that can swell when wet, and might be more easily scratched by pet claws. Pet-friendly materials and décor. Satin paint is more easily wiped off than flat paint for those spots where your pet brushes against the wall. When choosing furniture or flooring, consider a color that is similar to your pet’s fur so that loose fur doesn’t show as much. Furniture protection. When buying furniture, select pieces covered in tough, easily-cleaned fabrics like leather or ultrasuede, but also remember that some fabrics will scratch and tear more easily than others. You might choose extra-durable fabric designed especially for pet owners. Keep pets from chewing furniture by spraying store-bought, antichewing spray on their favorite biting spots. If you need to keep a pet out of a particular area, put up baby gates and provide the pet with plenty of sturdy toys for diversion. Set up a special bed or blanket so your pet has a comfortable, cushiony place of his own. Yard defense. Eliminate dangers around the house. Some outdoor plants are toxic to pets, so be sure to evaluate your yard for these dangers. Also be sure trash cans have a secure lid that an animal could not get into easily, keeping your pets safe from hazardous garbage, such as sharp tin can lids or chicken bones. While you may not be a forensic accountant, you can be your own financial detective to get control of your finances: • Decide what you consider to be the biggest problem. Are you struggling to pay the bills? Are you trying to save for a downpayment? Are you struggling to save for retirement? Do you lack luxuries you think you should have? • Examine the source of the problem. Are you not making enough money, spending too much, or a combination of the two? Are you making enough money, but not saving automatically? Are you spending on the wrong things? • Brainstorm solutions to the source of the problem. Not making enough money? Consider an extra job, asking for a raise, or changing careers. Spending too much? As hard as it is, examine where you’re spending, and then use a budget. Making enough money, but not saving enough? Consider creating an automatic savings plan where money gets withdrawn automatically from your paycheck, either pre- or posttax. If saving for a down-payment on a house or another large outlay of funds, a second job or special source of money can be devoted entirely to the savings Moran Real Estate Team Winter 2015 Manage Money Through the Decades Each decade of life usually carries with it several big money moments. Major life events like landing a new job or getting married can be joyous, but they’re also opportunities for making crucial financial decisions—decisions that can have long-term implications on your personal wealth. Here’s a list of financial moves to make if you are switching jobs, getting married, or starting a family: Switching jobs • Make sure you sign up for any health, disability, and life insurance offered by your new employer. Examine any tax-free flexible spending accounts available, and take the time to analyze all the other benefits in your compensation package. • Consult with a financial planner about rolling your 401(k) account into a new individual retirement account or your new company’s retirement plan. • If your new job brings with it a higher salary, make sure that any significant new purchases are covered by your existing homeowner’s or renter’s insurance policy. Many policies limit coverage on jewelry, computers, etc. So you may want to look into purchasing a separate floater policy to fully cover your valuables. Getting married • Decide which assets and debts you plan to merge and which are to be handled separately. Also, discuss who will manage the accounts and who will be listed as beneficiaries on which investments. • Write (or rewrite) your will. If you die without a will, courts in most states will decide how to distribute your possessions, sometimes without the consent of your spouse. Include in the will your wishes for medical care. Having a baby • Once you have a child, life insurance should be as important as diapers. Buy a policy that is at least four times your salary, plus an extra two years’ salary for each child (minus your retirement and investment assets). • Rewrite your will. Again, if you die without a will designating who you want to raise your children, then the courts must intervene and decide. Name a backup guardian, as well. Start a college savings account right away. Consider 529 plans that allow tax-free saving for education. You rise and fall in your organization based on your behavior—a combination of attitude, language, appearance, and professionalism. To stay on the upward track, resist these office mistakes: • Whining. Your job may not be perfect, but no one wants to work with a chronic complainer. Deal with problems and issues constructively, and learn to ignore the minor annoyances that come with every job. • Over-apologizing. Everyone makes mistakes, and people with integrity take responsibility for their missteps and failures. Just don’t overdo it. Endless explanations and pleas for forgiveness make you seem needy; a simple, “I’m sorry, what can I do to help?” shows that you’re committed to fixing problems and moving forward. • Showing up sick. Absenteeism is a worry for most managers, but employees who come to work while ill can spread germs and disease across the workplace, making a simple problem worse. Do your best to stay healthy so you don’t have to miss work. But if sickness strikes, do your co-workers a favor and stay home. • Over-sharing. Being social is one thing; just don’t overdo it. Be friendly with your co-workers, but don’t pry into their personal lives, share too much of your own, or indulge in spreading rumors. You want to gain a reputation as a dependable, standup colleague, not a gossip. • Hiding. The flip side of over-sharing is not joining any activities with your co-workers. You don’t have to be the biggest partier at the bar, but devote some time to getting to know your colleagues. You’ll build strong bonds that will help you maintain a healthy work/life balance and also contribute to your ability to get things done at work. You might be interested to know that this old saying is not true. The saying implies that by keeping the penny, you are being wise. But the idea that you can earn money by saving it is backwards. You need to invest that penny to earn. Both saving and investing have their places in good financial planning. The trick is to both save some pennies and make others grow through wise investing. Perhaps the saying should be “A penny saved is a penny kept.” Or perhaps “A penny invested is a penny earned.” Don’t End Home Prices In Zeros Pricing your home with zeros at the end may generate lower offers. Studies show that buyers perceive a precise price, such as $281,284, as lower than rounded ones, such as $280,000, even when the rounded prices are actually lower. Real-life sales show that zeros at the end of an asking price lower the final sold price by .73%. That may not sound like much, but .73% of a $280,000 home equals $2,044. The data suggests that if you price your home at $281,284, chances are better that you’ll get your asking price, while pricing at $280,000 means you’re more likely to get an offer of $277,956. He wonders what horrors are hidden in the shadows... A potential buyer for Count Dracula’s castle might also question what is tucked in the dark corners and hallways of the eerie abode. Bram Stoker, the author of Dracula, and old Hollywood horror-movie directors understood the impact proper lighting has on a situation. A multitude of horrible, dirty, dangerous, unsightly, disgusting surprises can be lurking about, waiting for the most opportune time to make their presence known. But while Von Helsing overcame his fears and entered the castle despite them, potential homebuyers may not make it past the unlit foyer, no matter how attractive it is. If buyers can’t SEE it, they can’t love it. Even worse, they can fear the unseen (and quite possibly insignificant) qualities, and become uneasy in a home that may be just perfect for them. Lighting can be a relatively inexpensive but effective way to highlight the positive qualities of your home or downplay areas that are less attractive. The most desirable and inexpensive lighting is natural sunlight. The easiest way to capitalize on this natural resource is to show your home during the daytime when the sun is shining brightly, throwing open blinds or shades, decluttering windowsills, and washing panes to allow light inside. This is also a good time to move Aunt Gerties’s antique walnut wardrobe away from the window. To do its job, light needs to enter a room unhindered. Unless your window overlooks a neighbor’s collection of rusting cars or a grimy, graffiti-ridden wall of the building next door, it’s good to keep curtains open when showing your home. It makes the room look bigger and more inviting. If the view is less than attractive, hang sheer curtains over the window that will allow some light in while subtly distracting the buyer’s attention from the unsightly scene. If the house is dark with few or very narrow windows, take heart. A trip to your local home improvement store can lighten things up quickly. Even naturally lit houses can benefit from the addition of appropriate electric lighting. Begin by slowly walking through your house, taking special care to flip all switches and look at each light fixture and lamp. Are there burnt-out bulbs that need to be replaced? Keep a list of all the size bulbs you need to purchase. Do shades or domes have dead insects or dust in them? Clean them and see how much brighter the room looks. Are there scratches, dents, dings or tarnish on fixtures? If they can’t be buffed or cleaned, consider replacing them. If fixtures need to be replaced, consider your target buyer and the style of your house when choosing the replacements. For example, if the architecture and furnishings of your home are traditional, modern-style fixtures of polished gunmetal would look inappropriate. Or if you’re targeting younger buyers, the original circa 1970 pea green mod-style hanging lamp may need to go. Lighting can minimize a room’s idiosyncrasies, creating optical illusions that make a room seem wider, a ceiling higher or hallway longer. Long, narrow hallways, common in today’s condominiums, can be transformed from wasted space to an art gallery with the addition of track lighting to illuminate artistic treasures. Is there a room that feels like the ceiling and floor are gradually closing in on you? By avoiding hanging fixtures and using those that throw light up a wall, such as floor can lights, one can make ceilings feel higher. But if your ceiling has cracks or other blemishes, light that flows down to the floor moves the eye in that direction, distracting a potential buyer’s attention away from a negative feature. On the other hand, bowing walls of older houses require lighting that moves straight from floor to ceiling without hitting the wall. Here, the Moran Real Estate Team Light Is For The Living Cont. lamps or fixtures must be placed away from the wall and face the ceiling. Cucumber Solutions The humble cucumber can be useful for more than salads. Here are a few creative uses for this common vegetable: • Battle the mid-afternoon slump. Instead of guzzling a Red Bull, try nibbling a cucumber. It contains B vitamins, Vitamin C, calcium, and other nutrients that can perk up your energy level. • Prevent a hangover. With their sugar and electrolytes, cucumbers can replenish nutrients lost after a night of drinking, helping you wake up refreshed and headachefree. • Soothe your tired eyes. Place a slice of cold cucumber over each of your eyes for about 15 minutes. The moisture will cool your skin and allow the blood vessels in your eyes to contract, easing the swelling. It stated only that “a wonder” was coming. When it arrived, Wonder Bread was considered the perfect loaf. That evenly sliced, squishy, moist, perfectly white, industrial loaf was a designed solution to a critical problem of the day...consumers were complaining that they didn’t know where their food was coming from. In a strange quirk of cultural de-ja-vu, that is the exact same statement that modern food purists use against Wonder Bread: We don’t know where our food comes from...real food doesn’t look like that. Here’s how Wonder Bread became a welcome solution before it became an iconic symbol of bland. For most of humanity’s long history with bread, we baked bread in homes. Eventually small bakeries cropped up to supply bread for more people, but they weren’t a picture of purity. Bakeries of the early industrial age were dirty and often underground, usually with terrible working conditions. You never knew when the baker would cut costs by mixing the dough with sawdust or other horrible additives. Also, around the late 1800s and early 1900s, people became more aware that cholera and typhus, among other diseases, were food-borne illnesses. That’s when people started getting interested in where their food came from. Back at the turn of the century, that meant avoiding locally baked bread. Factory bread, the thinking went, was made by clean hands in a modern, light-filled palace of industry. One could see that factory-made bread was clean and healthy, because it was spotless and white. A flu shot may be your best line of defense, but you can also keep the flu virus at bay by eating well. Here are some flu-fighting foods: Chicken soup. Once again, your mother was right. Chicken soup provides fluids that help fight off viruses and reduce inflammation caused by the flu. Garlic. Compounds in garlic (also onions) known as allion and allicin have an antiviral impact. For maximum effect, chew a raw clove every four hours, or chop the clove into smaller pieces to swallow like pills. (This will also keep you from spreading the flu, as people will not want to come too close.) Pumpkin seeds. The zinc in pumpkin seeds is said to help white blood cells fight off disease. Citrus fruits. The vitamin C found in citrus fruits (as well as red bell peppers, broccoli, and sweet potatoes, among other foods) can reduce flu symptoms by up to 25 percent. Blueberries. Blueberries contain antioxidants, which can strengthen lung tissue that is damaged during the flu and other respiratory illnesses. Eat half a cup of fresh or frozen blueberries a day during flu season. Try Edible Landscaping Edible gardening is thrifty, good for the planet and good for our health by providing plenty of fresh food for our diet. But many people avoid growing food because they can’t imagine planting and maintaining a vegetable garden. Luckily, edible landscaping doesn’t have to be so utilitarian as planting a vegetable garden. Making edible plants part of your overall landscaping plans can result in a beautiful outdoor space, full of interesting textures and designs that taste as good as they look. An easy approach to growing food involves starting with a simple one-on-one replacement. Switch out just one ornamental plant or tree with something similar that’s edible. Then try it again with something else. Go at whatever pace suits you. In the book The Beautiful Edible Garden, the authors offer several simple swaps, including: replacing a magnolia tree with a fuyu persimmon, planting peppers in place of zinnias, using hanging tomato plants in place of hanging spider plants, and switching out boxwood with blueberries. Chives and onions add texture and purple flowers, while leafy greens can replace broad-leaf ornamentals. Growing food in your yard provides an inexpensive source of produce and the chance to grow unusual varieties. It also saves water, since you are already watering the lawn and ornamentals anyway. Finally, there’s something satisfying about having a source of food in your own yard. 118-C Princess Street, Suite 1 Wilmington, NC 28401 Phone: 910 599.9595 Fax: 910 599.9956 Service from Start to Finish and Beyond Commercial and Residential Construction - New and Renovations “A Level Above” ~ Kevin Breed www.elevate-construction.com Moran Real Estate Team Winter 2015 Dental Care Is A Career Advantage Some of us carry the do-it-yourself concept a little too far. In a survey of more than 300 dentists conducted by the Chicago Dental Association, 70 percent reported treating patients who had attempted some sort of home solution before calling a professional. Among the fixes: superglue to fix broken crowns and dentures, emery boards to file down chipped teeth, and self-administered root canal procedures. In a related story, a poll from the American Academy of Cosmetic Dentistry tells us that teeth whitening procedures have increased in popularity among Americans by 300 percent in the past five years. Porcelain veneers have also become more common, rising by 250 percent in the same time period. In another survey by the AACD, 99.7 percent of Americans said they believe a good smile is an important social asset; 74 percent think that an unattractive set of chompers can hurt one’s chances of career success. Entrepreneurial Ingenuity A police officer found a perfect hiding place for watching for speeding motorists. One day, the officer was amazed when everyone was under the speed limit, so he investigated and found the problem. A 10 years old boy was standing on the side of the road with a huge hand painted sign that said “Radar Trap Ahead.” A little more investigative work led the officer to the boy’s accomplice. He found another boy about 100 yards beyond the radar trap holding up a sign reading “TIPS,” with a bucket at his feet full of change. 24’ Boat Slip $230,000.00 601 Canal Drive Unit #7 Carolina Beach, NC 28428 MLS No: 514804 New Listing O ce an Fr o nt Ocean Front Reduced This 2 bedroom, 2 bath condo is located right on the Yacht Basin.
