I can hardly believe it’s mid-September already. I know we are all crazy-busy these days in the midst of this real estate cycle peak – which is a wonderful thing. We never know how long these peaks will last though, so let’s remember not to give up on our networking. That network is what sustains us through the good and not-so-good times. I have noticed a little drop in attendance at some of our networking events, and I’m sure it’s because we are all caught up in doing business…we continue to offer opportunities to network in small and large groups, so make it a point to join us when you can! On September 13, I attended an event organized by MNCREW’s Rising Leaders at Pinstripes in Edina. It was so fun – I haven’t bowled in years – and it showed! Once again, the networking was the highlight of the evening for me. We have an impressive group of rising leaders which makes me smile every time I think about it. I suppose I’m just thrilled that our mission and vision lives on and will support a whole new group of women, and that we’ve managed to stay relevant enough to keep attracting another generation of amazing women. Hopefully you are at least finding time to attend our monthly programs. Attendance at our programs has increased as we are covering some interesting topics this year. We’ve had press coverage (Finance & Commerce, The Business Journal) after several of our programs this year. Clearly, we are discussing topics that are important in the larger Twin Cities community. We really are influencing the success of the commercial real estate industry—and I’ll add our community— by advancing the achievements of women. MNCREW CONNECTION. MNCREW CONNECTION. by Kristi Rowland, Diversified Construction Samantha was introduced to MNCREW by Kristi Rowland. Also, her fiancé works in commercial real estate development at Dominium, which led to an interest in the industry. Samantha joined MNCREW last November, after moving here from Maryland. She serves on two committees: WRTC, and Education & Leadership. On WRTC, Samantha is team lead for participation merchandise. Only about four years out of college, she feels the Education & Leadership Committee is her way to give back and help other young professionals, as the committee does a great job mentoring young women pursuing a career in the industry. CURRENT POSITION. Samantha currently works for Atmosphere Commercial Interiors, one of the largest commercial furnishings providers in the country. She works on corporate, clinic and reconfiguration projects for the United Healthcare Team, one of ACI’s largest accounts. Using her project management skills, she works with vendors and installers to ensure their projects run smoothly and on time. EDUCATION. Samantha graduated from the University of Maryland with a BA in Communications and recently completed a project management course at University of Minnesota. She’s also in the process of taking her Certified Associate in Project Management (CAPM) certification. PREVIOUS EXPERIENCE. Samantha worked for Under Armour as a team sales coordinator, working closely with large colleges and sports apparel distributors to outfit athletes. While in college, she worked as a lifeguard and even got her Commercial Drivers License (CDL) to legally drive the university transit buses. Fun fact: for the CDL test, she had to parallel park a bus. TRAVEL & HOBBIES. Samantha’s favorite vacation spot is Bethany Beach, DE, where she worked and vacationed in the summer growing up and also where she met her fiancé. Samantha loves to swim; she was a Division 1 swimmer at Mount St. Mary’s University and later transferred to University of Maryland where she continued to swim on the club team. Currently, she swims with the YMCA Masters team and teaches a water aerobics class at the YMCA. CAREER ADVICE. “I am a huge advocate for stepping outside of your comfort zone and challenging your boundaries. Pat and her company are currently working on the re-purposing of a former Woolworth’s into a creative, cool, mid-century new office building in downtown St. Paul. EDUCATION. Business Degree from the University of Minnesota in 1978. PREVIOUS EXPERIENCE. In 1997, Pat started a retail business called The Lobby Shoppe, an espresso bar/convenience store in downtown St. Paul and currently has two locations. Pat and her sister Kathy re-started their great grandfather’s brewing business called the Joseph Wolf Brewing Company in Stillwater in 2013. This was near and dear to her heart and her family since her great grandfather opened the business in 1868 and operated it until Prohibition in 1920. Their beer is currently in 55 store and restaurant locations throughout the Twin Cities. Throughout the year, this group of individuals in their late twenties to mid-thirties who are just starting their careers in commercial real estate has met bi-monthly. The topics discussed include knowing and owning your strengths, communicating with confidence and the "tightrope" that many women face in our industry, among others. The gathering, aptly named ‘Grit and Games’, featured industry leaders Mary Jo Kelly of Kraus-Anderson, Jill Rasmussen of The Davis Group and Claire Roberts of Marcus & Millichap Real Estate Investment Services who discussed professional and personal matters ranging from how they first got into real estate and the biggest career risks they have taken to their favorite way to de-stress after a long week. The committee, composed of nearly 50 MNCREW members, began planning the event in October 2015. In addition to the committee members, several other women associated with MNCREW volunteered their time at packet pick up and on race day to make sure the event ran smoothly. With that, we would like to extend a heartfelt “THANK YOU” to everyone that played a role in bringing the vision of the 10th anniversary race to fruition. See photos to the right. > In June, ten MNCREW members went to one of The Link’s shelters and organized their warehouse – baby, children, adult clothes and supplies were organized and swapped out for the changing seasons. In August, MNCREW held a Backpack Drive for The Link at MNCREW’s Annual Golf Classic. Backpacks collected at the Backpack Drive were given to The Link’s young families. On August 18, seven MNCREW volunteered with The Link at their annual back-to-school BBQ held in Minneapolis. MNCREW members purchased, grilled and served food to more than 125 young families. It was super fun to see all of the kids pick out and sport their new backpacks at the BBQ. What a rewarding experience! Lastly, The Link had a Diaper Drive at Women Run the Cities – packet pickup and race day events! The Link had a booth to share who they are at packet pickup and vendor village on race day. Additionally, they hosted a water stop out on the course to hand out water to WRTC’s runners! Altogether, The Link had 11 people pitch in on WRTC race day. In fact, mobile traffic now exceeds desktop traffic. Email marketing is an efficient and cost effective way to keep your target audience by Jessica Peterson, informed and retain clients. In order for an email Paster Properties campaign to be successful, your target audience must engage with the email and take action. It is important to take the following factors into consideration when implementing an email campaign in order to maximize email open rates and click rates. 1. DESIGN: It is imperative to be cognizant of the formatting and design of the email. Research shows that more than 71% of people will delete an email immediately if it is not optimized for mobile devices. If the text and graphics don’t display correctly, the email will most likely be deleted. 2. SUBJECT LINES: Poor subject lines can lead to low open rates. Keep your subject lines straightforward and tell your readers what they can expect to find in the email. 3. DATE/TIME: The day of the week and time of day in which an email is sent can affect the likelihood of it being read. Open rates are generally higher on Tuesday, Wednesday and Thursday between 10 a.m. and 2 p.m. 4. FREQUENCY: Inboxes fill up fast. If you send emails too frequently your target audience will be less likely to open your emails consistently. Sending emails more than once or twice a week may lead to lower open rates. 5. SPAM: Keep your emails out of spam folders by avoiding spammy keywords and phrases, exclamation points and ALL CAPS. 6. CALL TO ACTION: Make sure your email contains a clear call to action. The CTA should be short, easy to decipher and stand out. MNCREW News n September/October 2016 Return to page 1 Page 12 Meeting Recap: Condominium Comeback (August) K by Mary Vujovich, Midland Title ristin Rowell, attorney at Anthony Ostlund Law Office, Joe Grunnet, realtor/broker at the Downtown Resource Group, and Jim Stanton, longtime developer at Shamrock Development provided us a lively, informative presentation about the comeback of downtown condominium development after years of stagnation. The City of Minneapolis anticipates the downtown residential population will double by 2025, with steady increases in business migration to the city. Currently, the home ownership rate is at its lowest since 1967; many people are renting first and, once accustomed to the downtown area, are then choosing to buy. The condo market is very hot with 60% of the condos being sold without even going on the public market, but there remains a lack of affordable condominiums. Jim Stanton explained the most desirable areas currently are by the Guthrie Theater and by the river. Supply is very low and demand very high. Developers have avoided building condominiums in recent years. The panel explained some of the roadblocks to condo development: laws and rules governing the development process such as long statute of limitations to sue the developer on construction defects and attorneys' fees awards to claimants, parking expectations from buyers vs. parking limitations required PROGRAM SPONSORS: Thank you speakers & sponsors Thank you to our August program speakers! The panel sees the condo market as remaining hot, and predicts high consumer demand will generate some changes in laws so that more developers will jump back in to the condo business. Until the supply increases, however, condo prices will not go down, and the market will remain focused on the luxury, high-end developments.
