2017 Bella Terra Garage Sale
Preparations are well under way to organize the 2017
garage sale to avoid the traffic disaster we had last
year. If you recall many streets were impassable with
cars parked in the street on the grass and in private
driveways. The traffic trying to enter the community
was backed up on Corkscrew Road beyond the
Preserve.
Some of the actions being planned this year that
should help the situation are:
Extra security guards will be positioned on
Bella Terra Blvd. at Corkscrew Road handing
out community maps and direction visitors
to use both the visitor gate and the resident
gate.
The maps will show Torre Del Lago Street as
one way South from Bella Terra Blvd to Irsina.
Three Lee County Sheriff’s Officers will help
with traffic movement. One officer at Bella
Terra Blvd and Torre Del Lago Street, one
at Torre Del Lago Street and Irsina and one
roving to assist at trouble spots.
It is expected these actions will help make the 2017
garage sale the success we all want it to be.
I would be remiss if I didn’t acknowledge the
residents that gave freely of their time to plan this
event. Thanks, goes to Marie Whalen, Bob Vaa and
Rob Warner. Additionally, thanks go to Marie Martel
(CAM), Len Ford, Alert Protective Services and Gerald
McNulty, Lee County Deputy Sheriff.

In the past I, have written about the problems we

have keeping the fence in
good condition. It seems
both Bella Terra and Preserve
residents feel a need to
destroy the fence to be able
to travel between the two
communities.
A meeting was held recently
between the presidents and treasurers of both
communities to discuss a course of action. It was
agreed that the fence would be repaired and coated
with a substance that would make contact with the
fence very offensive. Video surveillance equipment
will be investigated. It was proposed that the cost
would be shared equally. Implementation of the plan
will require board approval.
I think it is interesting that the two communities with
a common problem can sit together and formulate
a solution acceptable to both. I find Kevin Tolliver,
Preserve HOA President, a gentleman to work with.
Traffic Light at Bella Terra
Ray Blacksmith of Cameratta Companies provided the
following update on the status of the traffic light. The
60% design level was submitted to LDOT for review.
The comments received have been integrated into
the design.
The next phase will take the design to the 90%
level. To reach the 90% level Geotech must make
borings so the structural design group can use the
information to finalize the foundation design. It was
just learned that the borings will require a permit and
a bond before the borings can proceed. The design
may be submitted without the boring information,
to be provided later, if the delay in getting the
information seriously impacts the schedule.

Do Not give criminals the “OPPORTUNITY” To Burglarize your home!
What is a burglary?
A burglary occurs when a person enters or
remains unlawfully in a home/building with the intent
to commit a crime. It is a property crime. Burglary is a
crime of “opportunity”. The first goal in prevention is to
reduce the opportunity.

When do burglaries occur?
Most burglaries occur during the daylight hours
because most people are working or running errands.
Entry is most often made through a front or back door.
Glass is seldom broken, but will be if necessary.
SIMPLE PREVENTION TIPS
◊ Keep all doors and windows closed and securely
Page 5
fastened. An open window or door is an open invitation
for burglars. Thieves are also quick to spot weak locks
that may be easily forced open. Doors should have dead
bolt locks with a one-inch throw and reinforced strike
plate with three-inch screws. All windows should have
window locks.
◊ Secure sliding glass doors. Place a metal rod or piece
of plywood in the track and install vertical bolts. These
will help prevent burglars from forcing the door open or
lifting it off the track.
◊ Always lock the door to an attached garage. Don't rely
on your automatic garage door opener for security.
◊ Update locks if necessary.

The objective of this procedure is to describe
how a resident can obtain assistance from Bella Terra
of Southwest Florida, Inc. (the “Master Association”)
twenty-four (24) hours a day, seven (7) days a week.
The Master Association has engaged the services
of a property management company (the “Management
Company”) and a company to provide to individuals who
staff the gate at the entrance to the Bella Terra community
(the “Gate Staff ”) and individuals who perform roving
patrol services throughout the Community (the “Roving
Patrol Officers”). The Management Company is available
twenty-four (24) hours a day. The Roving Patrol Officers
are not available twenty-four (24) hours a day. As such,
it is important that all requests for assistance be directed
to the Management Company. If deemed necessary or
appropriate, the Management Company will contact
the Roving Patrol Officer and direct the Roving Patrol
Officer to respond to the request.
will take appropriate action to respond.
*If deemed appropriate, the Management Company will
dispatch the Roving Patrol Officer to respond to the
request. *After responding to the request, the Roving
Patrol Officer will provide a report to the Management
Company as to the action taken by the Roving Patrol
Officer in response to the request. Upon receipt of the
report, the Management *Company will provide the
resident who requested assistance with a report as to the
action taken by the Roving Patrol Officer in response to
the request.
*Neither the Management Company, the Roving Patrol
Officer nor the Gate Staff is able to file a report with
the Lee County Sheriff ’s Office (the “LCSO”). Only
the resident requesting assistance can do so. As such,
if the assistance requested by a resident is related to a
disturbance caused by another and the order given by
the Management Company or the Roving Patrol Officer
is ignored by the individual(s) causing the disturbance,
No resident should contact the Gate Staff or the Roving the resident who requested assistance must call the

A Message from Single Family Home
submitted by Greg Grimaudo, President Single Family Homes
It’s been a while since I contributed an article
to the Bella Terra Newsletter. A lot has happened since I
became President. For those who have been able to come
to the meetings, you have, for the most part, been kept
in the loop. For the others I will do my best to give you an
overview of what the Board has accomplished:
We have changed our attorney to a more
competitively priced firm that we feel can give us better
guidance when questions arise. We have also changed
the way we do collections by hiring a collection company.
This has allowed us to cut our collections costs and also
have a lower outstanding balance on our books. We
are in the process of streamlining our Documents with
our new attorney. There are many amendments to our
Documents and we are compiling them into one. We are
also clearing up some vague language as well as making
some processes better for the community as a whole. The
new documents will be sent to you via email or regular
mail before our annual meeting.
We are patiently awaiting the arrival of an
improved website for us as well as all the associations.
This will help us better communicate with all of the Bella
Terra residents, owners and the managing agent. You will
be able to track your work orders more efficiently and get
answers more quickly. There will be a record of all that
transpired. We are hoping to see this implemented in the
first half of 2017. I cannot stress enough here that if you
haven’t set yourself up for emails and email blasts from
the Boards and or Alliant you need to do this before you
read the next paragraph! When we communicate with you
through email you will be kept in the loop more quickly
than any other means of communication. Email will be
the only way we will communicate any type of immediate
communication like weather, or otherwise, as well as
community surveys. Even if you think you are set up, if
you haven’t seen a survey or other information from Bella
Terra, contact the office to verify you are set up to receive
email correspondence.
Our Biggest expense is our Landscaping. Many of
you are happy with the landscape company, some of you
are not. I know other communities that pay much more
than we do also have issues. Believe me, the Landscape
committee and the landscape company talk about this
at every meeting. Please don’t complain directly to the
landscapers. It is imperative you call or go online (the
better way) and open a work order. This way there is
an official record of your concern. All concerns will be
investigated and closed and we will be able to review the
process and outcome.
If you live next door to “that neighbor” who
doesn’t feel they should keep up their property or is doing
something you know isn’t right, cont'd on page 13

Want to Know What’s Happening in Estero and Lee County?

Over 25 years of

don’t take up the issue with them
yourself. This is another job of our CAM. Please email or
call in the concern. This does a few things; one it puts the
concern on record; two there will now have a timeline for
correction; and three it saves you from an uncomfortable
altercation.
I have heard from many homeowners regarding
our community’s safety and security. I asked to have this
topic once again put on the Presidents Council agenda.
At our last meeting we discussed this at length. The Lee
County Deputy Sheriff assigned to our community was
present as well as some representatives from Alert,
the current security company. Have we come up with a
solution? No; but we had some passionate conversations
regarding what we thought was best. We are now all in
agreement that we need to compile data to justify the
need to reevaluate the current protocol and come up with
a solution. The way we hope to compile this data is that
any disturbance needs to be called in, and I suggest it be
called into more than one place. One call should be to Lee
County Sheriff. For Non emergencies the number is (239)
477-1000. Obviously if you feel this is a life threatening
emergency call 911. When you call it in please give them
all the information they need so they can in fact track it.
Additionally contact Alliant; they are compiling data to
justify the need for additional security personnel. Call
the Club House at 239-454-7172 during normal business
hours and after hours call the Alliant emergency number
which is 239-454-1101 OPT -7. Again give them any and

all information they request. I would even email the
CAM assigned to your community just to be sure the
incident is noted and doesn’t fall through the cracks. Our
Single Family CAM is Michelle Welchman. For all other
Associations please contact your respective CAM. You can
email: [email protected]. I would put
" Community Disturbance"in the subject line. I know this
isn’t the only solution to our security concerns, but this is a
path we can take to get to a solution. We currently have a
limited number of hours that the rover drives our streets.
There is only one guard on duty for most of the day, with
their sole responsibility being the gate house. We have
also asked ALERT management to come up with some
suggestions for our next Presidents' Council meeting. Our
authority is somewhat limited as this is a gated community
not a secured community. The roads are now publicly
owned by the CDD not by our Association. Rest assured all
board members want Bella Terra to be a safe community
to live in.
I want you to know we all love Bella Terra and
think it is one of the best communities in Lee County.
There will always be concerns no matter where you live.
We will do our best to keep Bella Terra a place we are all
proud to call home.
One last note; there will be two openings on our
board. If you are interested please contact the club house
for an application to run. If you are elected to the board,
believe me you won’t be bored!

Bella Terra operates mostly through volunteers. Our boards and committees are all made up of volunteers. Since January 2009,
when I moved here, many board and committee member positions have been filled by the same small group of residents. While
that is admirable, we need new blood, new ideas and a new group of residents to supplement and replace the residents whose
term limits have approached, and to give a breather to those who work so hard to make our community special. I know many of
you have great ideas and can contribute to our community. Please volunteer, run for a board position or just get involved.
Without your future involvement Bella Terra cannot continue to operate efficiently and provide as many services and activities.

Put Your Heart Into It
from Estero Fire Rescue
Submitted by Susan Lindenmuth, Public Relations Manager
February is a time for love and there is no better way
to celebrate than to love your heart. February is American
Heart Month and a time to make sure that you are
making heart-healthy choices. Each year, heart disease is
responsible for the death of an estimated 630,000 Americans
each year but did you know 80% of this is preventable
according to the American Heart Association? By making
small changes, you can have BIG benefits.
Get moving at least 30 minutes each day and enjoy
our beautiful Southwest Florida weather - hit the road for a
walk, run or bike ride. Join a walking group or sign up for a
5K fun run. Don’t forget your four-legged family members
because their heart health is also important…..and they
make great exercise partners.
Know what you are eating by cooking more at home.
It reduces the sodium in your food and preparing a healthy,
home cooked meal at home can be a family affair. Looking
for something new? Buy a new fruit or vegetable at the store
or farmers market that you have never had. Then research
how to prepare and cook it. Adventure can be found

◊ Burglar alarms - Not necessarily a deterrent for the
cont'd from page 5 - “professional”, but more for peace of
mind. Can reduce the amount of time thieves are in your
home, and help to notify the police of a problem.
◊ Keep shrubbery trimmed away from entrances and
walkways. While large, ornate hedges may be beautiful,
they also provide a hiding place for burglars who need
only a minute to break in through a window or door.
◊ Secure your valuables in a home safe or lock box.
◊ Photograph your valuables and log their serial
numbers.
◊ Apply a personal identification number such as your
driver’s license number on your valuables by engraving
or with a permanent marker.
◊ Lights with motion sensors are a great way to keep the
perimeter of your home well lit.
◊ Create the illusion that you are home by using timers
on lights, radios and TV's. Making your residence
appear occupied, even when no one is home, will deter
criminals.
Vehicle Checklist
√ Always Lock it, Lock it, Lock it!!!
√ Roll up windows.
√ Leave in a well-lit area.
√ Do not leave valuables in the car!
Especially cell phones, GPS units, satellite radios, money,
purses, and laptops.
Vacation Checklist
√ Never leave clues that you are away on a trip. Have a
trusted neighbor collect mail and newspapers while you
are away so delivered items do not accumulate, or stop
their delivery. You can also ask a neighbor to park in
your driveway or parking place to make it appear that
you are present.
√ Use timers on lights, radios and TV's to create the
illusion that you are home. Making your residence
appear occupied, even when no one is home, will deter
criminals.
√ Keep some shades and blinds up and curtains open
to maintain a normal, everyday appearance in your
residence.
√ Never leave a message on your telephone answering
machine telling people that you are away from home. A
message that you will return at a certain time leaves your
home vulnerable in the interim.
√ Don’t talk about vacations on social networking sites
such as Facebook or Twitter.
Remember: Crime prevention is not difficult. It is a
common sense approach to securing your home, car,
and neighborhood. When you see something that looks
suspicious call the police immediately.
Respectfully, Jerry

Tennis Talk
Submitted by Fred Drilling, USPTA, Tennis Professional
Hello BT Tennis and Pickleball players and Parents of the upand-coming Tennis and Pickleball players. The next FREE KIDS
TENNIS will be on Saturday, Feb. 18th. Starting at 10am, we’ll
have the youngest ones, ages 3-6, and at 11am we’ll have the older
kids. The older kids we’ll be dividing our time between tennis and
pickleball.
As of this writing, the Opening Pickleball Event has not happened
but I’m sure it was a total success and I hope more players than
ever turned out to get into this easy game of Pickleball. The tennis
courts are being overwhelmed as we have many tennis players
for only 2 hardcourts. Therefore we will be putting a push on for
our community to provide more courts for our tennis playing
community. Laurent sees the need for more courts and after being
so successful with the pickleball additional courts, he has agreed to
now help us get closer to the actual number of tennis courts that
we need.
Those of you that love to watch tennis up close and personal, don’t
forget to log onto the FGCU/sports/tennis website and take a 10
minute ride to FGCU to see some of the best college tennis in the
country. It’s very exciting because you are so close to the tennis
and the sound coming off from the rackets of these top college
players can almost be deafening:). It’s a great venue to take the
kids to as well for some outdoor family time. Here are a couple
more photos of our courts and players.
